Outer boroughs lead city in new building permitsBrooklyn and Queens led the city in new building permits during the second

quarter of the year, according to city data. Manhattan came in dead last. The

city’s Department of Buildings approved more than 750 new building permits

in Brooklyn over the second quarter of the year, according to the agency’s Con-

struction Dashboard. Queens saw the second most activity with 614 new build-

ing permits. The city approved more than 400 permits on Staten Island,

which was roughly double the numbers of Manhattan and the Bronx, where

a single building permit could yield more units than Staten Island’s quarterly

total.

The new building permits were concentrated in Williamsburg, Bedford-

Stuyvesant, Flushing and the southern third of Staten Island—locations that

were largely consistent with activity throughout 2017. Looser zoning in Brook-

lyn and the ease of smaller building projects, such as the single-family homes

that proliferate in Staten Island, may explain the robust numbers. The same

South Shore tops city in number

of new building permits

Citywide, there were more new building permits issued in Staten Island’s Community

Board 3 – 576 total – than any other district, according to a new report.

And while construction has leveled off across the city, building is still booming on Staten

Island, where 1,321 city Buildings Department (DOB) new construction permits were

issued in 2018, up from 1,299 last year.

Buildings Commissioner Rick D. Chandler released DOB’s report on construction in New

York City in 2018 this week in the agency’s NYC Construction Dashboard, an interactive web-

site with information on construction and real estate development in every neighborhood in the

city.The report shows that construction activity has leveled off across the city following New

York’s historic real estate and development boom.

DOB issued a total of 165,988 construction permits citywide in 2018, down from 168,243

in 2017 – the first decline in total permits issued year-over-year since 2009, according to the

report.However, there is still a high level of construction activity in neighborhoods around the city

– including on the South Shore of Staten Island.

“While construction activity remains strong, the building boom may have finally hit its

peak,” said Chandler. “As construction trends come and go, our data reports will be there to

keep New Yorkers informed about changes in their built environment.”

A brand new 200-acre industrial park is rising off of Gulf Avenue in the Bloomfield section of Staten Island. The four buildings that will make up the Matrix Global Logistics Park are under construction. The market for logistics is one of the strongest real estate sub-markets in this region, if not the country. Matrix estimates the project will bring more than 3,000 jobs to the borough — 1,800 permanent and 1,400 construction.

Amazon is opening its first major New York fulfillment center in the new Matrix Global Logistics Park. The e-commerce giant will take over a $100 million, 855,000-square-foot facility.

NEW 136K SF SELF-STORAGEDevelopment has started on a four-story, self-storage facility on Veterans Road West after a 99-year lease has been signed.

The Manhattan-based Equator Capital Management, a private equity firm, signed a 99-year lease with Zebra Place LLC, the property owner, to build a 136,000-square-foot self-storage building, according to public records. The lease value over the 99 years would total about $70 million, according to public records.

City Buildings Department (DOB) records show that a permit was issued for the full demolition of a one-story building at 2601 Veterans Road West on an almost 2-acre parcel of land.

Corporate ParkTeleportThe Teleport is a suburban-style 100-acre business park east of New York State Route 440 and west of the Bulls Head neighborhood on Staten Island in New York City.
