THE SHOPS at GAINEY VILLAGEScottsdale, ArizonaThe Shops at Gainey Village is an upscale 160,000+/- s.f. multi-tenant shopping center located at the SE corner of Scottsdale Road and Doubletree Ranch Road on a 14.43 acre site with 660 +/- parking spaces. An enhanced pedestrian oriented promenade ties all the in-line shops together while lushly landscaped shaded pedestrian walkways link the four PAD sites with the entire shopping center. A variety of building heights, architectural elements and materials lend both continuity and individuality to the building while presenting a lively streetscape elevation. Covered arcades, canopies, tower elements, fountains, benches, sitting areas, courtyards and great tenant mix all contribute to the enduring success of this retail project.

UNDER ARMOURPhoenix, ArizonaQuick ’thumb-nail’ schematic design character studies that investigate various design solutions for a new Under Armor in-line store. The overall design themes explore the repetitive use of the Under Armor corporate logo in different 3-D/2-D configurations in addition to changes of scale.

16th ST. & McDOWELL ROADPhoenix, Arizona
16TH Street & McDowell Road Retail project is a schematic design exercise to explore the overall design opportunities for improving seven separate buildings built adjacent to one another located on the north side of McDowell Road east of 16th Street. The projects goals were to upgrade and refresh the overall character of the properties, enliven the previous monotonous drab beige building colors with vibrant colors that convey the community of these buildings while also still providing for some individual expression. The improved streetscape presence of this project also includes better rooftop mechanical screening, larger illuminated signage locations as well as new shade canopies that encourage pedestrian activity and retail displays. While these buildings are not listed as historical properties, existing elevations were treated with respect for their longevity and all proposed improvements were sympathetic to the existing architectural character.
