For the last nine years, give or take an edition, Lorinda has written the editor’s letter for the Seaward Press magazine. So, it seems a little weird to be penning a letter for this edition as the interim editor. Lorinda has taken a short sabbatical and is enjoying having time with the family and her friends, as she gets ready for the next exciting season at FabMags.

By the time you read this Winter will be taking its ‘sabbatical’ and we will see Spring make a welcome return to the estate, and the North Coast. Not like we have much to complain about here on the Coast - winters are fresh but never really cold; many of us have been walking around the Estate in shorts early in the mornings or late afternoons. That would never happen upcountry! The Estate has handled winter well, considering the water issues and weather so we can only imagine how great the vegetation is going to look in Spring and Summer….so much green!

Our theme for this edition is focused on outdoors and we’ve got a nice little piece on interesting bits and pieces for outside the home. We also meet another great family in the estate along with feedback from Joe, Dave and Nats.

We know you’ll enjoy it!

It is difficult to believe that we are 3/4 through the year already – that is actually a lie. I can believe it, but can’t believe how much has happened in that short space of time.

We believe that the changes we made to the rules protocols with the introduction of Alternate Dispute Resolution are really starting to work well; we now achieve about an 80% success rate in getting issues such as non-compliances resolved without having to issue financial penalties, which was why we introduced the program.

The most problematic issue is unfortunately spats between neighbours – we are all different – wrong – we are NOT all different. When it comes to disputes, everyone-in their mind-is right and everyone else is wrong: almost like an attitude that there are no white lines on a road so I can drive wherever I want to, a sure fire recipe for a head on collusion. The second problem area is the “festering sore syndrome”;for some strange reason people seem to enjoy the pain of the wound festering properly before attempting to deal with it. Hmmm, maybe there is something I missed in 50 Shades!

Try to resolve potential small issues one on one as quickly as possible, long before festering sets in. Only if issues cannot be sorted out one on one, in an amicable fashion, give us a shout and we will attempt to facilitate.

We have just about completed the annual number crunching to make a budget that is both workable and affordable – at this stage there are no horrid surprises and we are looking at an

increase in the region of 7%.Water, or should we say the lack of it, is still a

serious problem. On the whole we have been able to achieve the required savings, thanks to all our residents who are very water conscious. We will be looking at making it mandatory for all new units to have tanks fitted at the time of construction.

Many residents have indicated that there is not enough residential involvement in decision making. If the response to our call for nominations for the governance committee is anything to go by it appears there is a whole lot of talk with very little action. Perhaps we need to get people into the swing of things with a little challenge:

We have two park areas which we are developing: one north of the San Jose dam and another along the eastern boundary of the Estate. We are asking you to please drop us a mail giving suggestions for names for these areas.

The second challenge is participation in Arbor Week 1 to 7 September, 2015, why not donate a tree for planting in the parks? We will produce small plaques indicating either who donated the tree or, if it is planted in memory of someone-that person’s name. The 2015 Arbor tree of choice is “Combretum kraussi” – the forest bushwillow or Bosvaderlandswilg. Any tree selected must be indigenous.

This month’s topic is one that we have to regularly re visit. That is the issue of visitors in our Estate. Please note

that you as the homeowner are responsible for your tenants' or visitors' behaviour whilst they are in the Estate. Over the last month we have had an increase in visitors coming in with a resident (lift) and on their (visitor’s) return to the gate the “resident” is unavailable to facilitate at the intercom. If your visitor just dropped you off, please wait for them to exit the Estate before climbing in the shower or going to sleep. This visitor then gets aggressive and frustrated with the guard on duty at the gate when he cannot get out.

Please note that as you facilitated this visitor’s access into the Estate you must then facilitate their egress from the Estate.

Security are not authorised to open the gate for anybody.

The second issue on the increase is that of youngsters and their visitors getting together and consuming alcohol then trespassing through other people's properties.

Please note that we will not tolerate this type of activity and we will gladly assist residents

in getting the SAPS involved. Should your children and their visitors (friends) be

involved in any such activities, you will be responsible for any incident arising from such transgressions.

Remember always be proactive and one step ahead.

This month’s topic for me is recycling. It is SO easy to do, and as they say, every little bit helps.

For those of you who are not already recycling, here is a challenge for the next two weeks.

Keep all the goods on the recycle list, in a box in your kitchen, and see how much you actually collect. I am sure you will be gobsmacked.

These are a few just to give you an idea: PLASTIC, PAPER, CARDBOARD, GLASS, TINS, TETRA BRICK/PAK, SHOPPING BAGS.

Just a reminder that we have a Vision 153 box at the office, for any blankets, socks or soups that you would like to donate to this worthy cause.

Vision 153 is a local organisation. They are currently working on 10 projects, and feed 1016 mouths daily.

Their primary objective is to assist families and individuals by helping them in their crisis and need, whether it be moral , financial or legal support, helping them to get back into our society, so they in turn can assist and positively influence the people around them.

My name is Ningi. I live with my son Ndalo and my nephew Mvelo.

I am a lecturer at the University of KwaZulu-Natal, in the School of Education. I am a Doctor of Philosophy, which allows me to teach both undergraduates and post graduate students. I have been teaching for a number of years both in South Africa and the United Kingdom. I love working with people, especially the youth. As much as my work involves a lot of reading and research; I am also passionate about property business.

Ndalo, my son, loves playing outside. He enjoys hockey and cricket but also loves playing his x-box games. He is in grade six

at Ashton International College and he loves travelling.

Mvelo, my nephew is in grade 12 at Northwood High School. He enjoys soccer and playing outside.

After relocating from England to South Africa, we stayed in Durban for a while then decided to look for a place that would suit our needs. One visit to Seaward Estate, was a dream come true. We bought a package - not just walls: the school, which is fantastic, is close by, the hospital, shopping malls, the sea, security and the view. Residents are friendly, especially our neighbours. I really enjoy the quietness inside the estate when I take a walk in the morning. My family is happier now because we feel safe.
