Summary of Construction:

Main building of traditional construction with rendered front and side elevations with Tudor style half timbers to front

elevation at first floor level, under pitched tile covered roofs. Rear buildings and off shots in brickwork with pitched roofs to

match and flat felt covered roof over toilet block.

Accommodation:

Ground floor front entrance lobby to open plan bar area with servery to the centre of the room. Dining area within the rear off

shot. Commercial kitchen in the rear building with ‘cellar’ at the rear. Ladies and gent’s toilets in flat roofed extension at left

side. Accessible WC off bar area. Staircase to private first floor accommodation off bar area.

E. Survey Methodology

1. Description

In accordance with instructions received from Messer Star Pubs and Bars, Brownill Vickers Limited have carried out an

inspection of the subject premises to provide a Schedule of Condition.

At the time of inspection the weather was dry and bright.

The premises were open for business.

2. Orientation

All references to front, left, rear or right are as standing in the road looking at the front elevation with the main patio and

decking to the left of the building and the access path to the rear at the right side of the building. Our inspection was limited to

those parts, which could be seen from ground level within the boundaries of the property, from flat roof areas at the rear and

from the public highway or rights of way.

3. Limitations

Brownill Vickers Limited undertake a non-destructive visual inspection, this means we do not take up carpets, floor coverings

or floorboards, move furniture or, remove the contents of cupboards. Additionally, we do not remove secured panels or undo

electrical fittings etc. We inspect roofs, chimneys and other surfaces on the outside of the building from ground level and, if

necessary, from neighbouring public property and with the help of binoculars, close examination may reveal defects not visible

from a ground level vantage point.

We do not inspect the roof structure from inside the roof space. We are not able to assess the condition of the inside of any

chimney, boiler or other flues. We do not report on the cost of any work to put right defects or make recommendations on

how these repairs should be carried out. Some maintenance and repairs we suggest may be expensive. The property was fully

furnished at the time of our inspection and no removal of furniture or floor coverings was undertaken. In particular floor

coverings were not removed or lifted at the edges and no inspection of any sub-floor voids was undertaken. We therefore

cannot confirm the condition of underlying floor timbers.

Fixtures and fittings, including all floor coverings, do not form part of the freehold. We assume that fixtures and fittings will be

valued as part of a fixtures and fittings inventory and separately assessed independent of this report.

It was not possible to inspect those parts of the property which were covered or unexposed at the time of the inspection and

therefore, we are unable to guarantee that some parts are free from defect.

No tests were carried out to any of the service installations, plant or beneath ground drainage neither was an asbestos survey

/ management plan carried out as part of this instruction. Due to the weather conditions being dry on the day of inspection

the guttering systems could not be checked fully due to the dry conditions.

This survey does not constitute an asbestos survey and therefore enquiries should be made to ascertain if a Type 2 or type 3

asbestos survey has been conducted and the findings thereof. Neither the whole nor any part of the Report or any reference

thereto may be included in any published document, circular or statement, or published in any way without written approval

from Brownill Vickers Limited of the form and context in which it may appear.

Access was not available to a cupboard and storeroom in the ground floor accommodation as the doors were locked. Also, no

access was available to the first floor private accommodation due to the ill health of the tenant during the inspection.

Some of the soft landscaped areas within the site were obscured due to overgrown grasses, foliage, bushes and trees.

Some of the hard-landscaped areas around the site were partially covered with mosses, lichens, overgrown grasses, foliage or

shrubs which limited visibility of the underlying surfaces.

Build-up of mosses, lichens and plants are common on poorly maintained roof coverings. These can cover underlying defects

to these surfaces.

Large trees and bushes that are located within the site will require ongoing inspection, management and maintenance

particularly when adjacent to buildings, boundaries, boundary walls and fences.

Limited access only was available to various boundaries around the site due to the premises being located adjacent to private

property and due to the presence of various over grown grasses, foliage, trees and shrubs around and within the site.

F. Executive Summary

Internal

‘Cellar’ – Formed at rear of property, partially below ground level due to sloping site. General damp penetration and water ingress at poor

detailing to rear access path.

Public accommodation – generally in serviceable condition although damp affecting front wall and finishes generally tired with various minor

defects within toilets. Windows require attention to provide opening lights.

The commercial kitchen is serviceable, although finishes are old, soiled and uneven requiring improvements for hygiene purposes.

Private accommodation – access was not available to the first floor private accommodation, which has therefore not been included in this

schedule.

External

Main buildings – the property is of an age where it will require maintenance to prevent significant deterioration and disrepair. Works are

required to minor isolated areas of cracking and roofing repairs. External joinery requires attention, particularly windows where beginning to decay. Following works, a decorative overhaul will be required. Rainwater goods require isolated maintenance where distorted but were

generally noted to be free from leakage.

Site – damage noted to boundary wall to adjacent farm requiring attention and rebuilding to prevent injury due to falling stones. Rear yard

and access path require attention to cracking and vegetation. Patio areas are in reasonable condition with minor defects requiring attention.

Parking area requires isolated tarmac repairs and white line renewal.
