Over the past few months, your Volunteer HOA Board has been hard at work and so have your HOA contributions. Below, I have listed some of the important duties we have accomplished with the efficient use of your HOA dues.

We have posted some more conspicuous NO WAKE ZONE signs to slow boat traffic for human and wildlife safety and to increase the life of our sea walls.

We removed a large obstruction at the stop signs to make sure drivers can see on-coming traffic at the stop sign.

The Board voted to ‘upgrade’ our existing trees/plants with a new landscaping company that is attentive to our residents and to the vegetation, which is now being watered consistently with a repaired sprinkler system. The monthly fee did NOT increase.

The HOA Board recognized certain properties that were being neglected and provided notices to make sure the homeowners knew the County guidelines for weeds and garbage. Fortunately, we did not have to go beyond that, and our efforts were rewarded with a better-looking community.

We also were able to adjust the parking problem at The Clam Factory with cones and signs for the big entertainment nights on Tuesday and Saturday. This issue continues and needs our attention especially as we become fully developed with the vacant land sale on the corner.

Lastly, we have actively and aggressively pursued our best path on San Remo Shores signage, which is in jeopardy with the pending sale of the parcel known as 10100 Cortez Rd. W (see photos from special open meeting). Since San Remo Shores owns no land, we do not have an alternate place for proper monument signage, at this time. We are in settlement talks with the Seller of the parcel and have met with our County Commissioner Stephen Jonsson at the median (see photo) that could be crucial to our future decisions about our sign. Our efforts will be focused on providing our community a sign that will be tasteful, safe (traffic concerns), and easily identified by residents, safety and emergency personnel.

Please make sure you are current on your HOA dues, as we will need your help in our efforts to continue to make San Remo Shores a beautiful place to live. We need everyone’s help.

As of 10/31/19, dues have been paid by 164 residences, representing 73% of the 225

homes in the neighborhood; an increase of 1% over last year. All payments to vendors and

utilities are up to date.

An updated Neighborhood Directory in PDF format is on the way or may have already

reached you via email!

We are still happy to accept 2019 dues if it has slipped your mind! Please make payable to

4203 Plumosa –See “Sisterhood of San Remo Shores” on Facebook! The Sisterhood of San Remo is off and running again. Last year was full of

fun things. Many members went to see Lion King. We had a wine tasting, art

class, luncheons, Bunco, a night with a Medium, and many other events.

There was a meeting/game night on November 5th at at my house. Planning

some of next year’s events and had a night full of crazy games.

We already have some plans in place. Sixteen members are going to see

Waitress at the Van Wezel on January 25th at 2:00 pm with dinner following.

(There may be 1 or 2 tickets still available contact me if interested.)

A tour of Solomon’s Castle is already planned for Wednesday, Nov 13. Pam Willis is the contact.

Later in November there will be a Bonco Game since last year’s event

was such a huge success.(date to be determined).

FEDERATION of MANATEE COUNTY COMMUNITY ASSOCIATIONS (FMCCA)

Sandy Marshall - 941 792-5039 At the 2019 October member meeting of The Federation

(FMCCA), our San Remo Shores HOA’s President, Ken Garry, attended, at my invitation. We heard

an excellent presentation by our guest speaker, Adell Erozer, Manatee County’s Executive Director

of Turning Points. This is a successful non-profit local agency established by Ms. Erozer a few

years ago to help the homeless, in need, in Manatee County.

At the September 2019 member meeting of the Federation, our guest speaker was Steve

Litschauer, Chief of Manatee County Emergency Management. Steve, who is a friend of mine, has

been a resident of Manatee County since he was 16 years old and is retired from the Manatee

County Sheriff’s Department. He presented an outstanding Power Point presentation on preparation

for weather and other emergency events.

Presently, the Federation:

1) encouraged adoption of the new Manatee County Panhandling Ordinance

2) sent a recommendation letter to the County Commission to include additional protective language in local healthcare

arguments with local providers

3) sent a list of recommendations to our local Florida legislative delegation

The Federation is requesting a local grand jury investigation of Florida Sunshine Law* violations by certain

county staff and local health care advisory members.

* The Sunshine Law regarding open government of the Florida Statutes. These statutes establish a basic right of access to most meetings of boards,

commissions and other governing bodies of state & local governmental agencies or authorities.

Did you ever wonder who the high-tech person is who sends out the group E-MAILS (known as E-

blasts)? The ones with information about San Remo, the Newsletter, the Directory and more? She

does this without revealing the email addresses of the residents. She also works on data files to

keep them current. She is smart, kind, funny with a smile that does not quit…. She is Barbara

Harrell (her husband Dale was SRS Shores HOA President for years). She is a vital part of the

workings of this association. Thank you Barbara.

A HUGE “Thank You” to our HOA President, Ken Garry. He works tirelessly on the

neighborhood’s behalf on many issues. The entrance controversy is of extreme

importance requiring a lot of his time, attention and energy. Kudos Ken!!

941-896-2581 Most of us in Bradenton/Sarasota know that the Sunshine State has much to offer as a diverse, exciting place to live with

excellent weather and a vibrant economy. But many of my customers are coming here from other states because they just

can’t take it anymore. Whether it is high real estate taxes, state income taxes, government intrusion or other difficult

issues many states are dealing with, Florida seems to have it sorted out. As of late, half of my customer base is from out

of state. People are selling their property in other states and using those proceeds to buy here on the Gulf Coast of the

great State of Florida.

Some of this migration is driven by plans to retire in a state where real estate is affordable with a comparably steady real

estate tax base that supports our community services without hurting one’s retirement income. Homestead is a big part of

that stability, but even income properties share these positive elements. I had a customer who recently used a 1031

Exchange to purchase two properties in Bradenton from the proceeds of one property in Austin, Texas. His Return on

Investment (ROI) doubled and he also reduced his real estate tax bill by almost 50%. Not all transactions produce this

kind of result, but most out of state purchasers are here to enjoy our recreation potential and climate, and as a bonus they

find out they are saving on expenses and making more money on investment property.

I have lived in several states including Ohio, Minnesota, Colorado and California, and I have a unique perspective on why

people are choosing Florida and our Gulf Coast. It has what most investors and home buyers are looking for; Value, with
