6 QUESTIONSA professional home inspection helps consumers learn about the conditionof a home before making a purchase, but not all home inspectors arecreated equal.

According to HouseMaster, the oldest and most experienced name inhome inspections, consumers often only ask for information about fees, butprice should not be the deciding factor. Saving a few dollars on a homeinspection could cost you thousands down the road.

Consumers should ask 6 important questions when shopping for a homeinspector:

1. Does the inspector have access to ongoing education and technicalsupport? Many states now have some form of licensing or registration forhome inspectors, but do not provide adequate continuing education andsupport. Look for a well-trained home inspector who also has access to anexperienced technical staff and extensive reference information.

2. Is the inspector tested or re-certified annually? Make sure that a homeinspector is tested every year —not just when they completed training —toensure they are up to date on potential conditions in a home.

3. Does the contract outline the scope of the inspection? A home inspectorcan’t see through walls or under carpets, and, depending on the area,there may be other things an inspector can’t inspect. A professional homeinspector should provide detailed information on the scope of the inspectionprior to its start so that clients understand what to expect.

4. How is the inspector’s phone answered? The way an inspector handlesincoming calls is often indicative of the quality of service. Be wary ofinspectors who answer calls while on inspections or driving to them. Lookfor an inspector with a professional office staff that can schedule yourinspection quickly, provide a detailed descri ption of services, and answerall your questions.

5. Does the inspector back his inspection with a written guarantee ? Ahome inspection is not an insurance policy against future repair needs.However, good home inspectors will stand behind the accuracy of theirfindings. Ask if the inspector provides any kind of written guarantee andmake sure it’s not a third party policy.

6. Does the inspector have a professional Web site ? The internet givesconsumers the opportunity to do their homework online, including shoppingfor a home inspector. Review the Web sites of several inspectors to see ifthe site is professionally developed, offers current and useful information, asample report, client testimonials and more details on the qualifications ofthe inspector.

Many news reports point to the sub prime lending mess as the cause for the housing slump. But home sellershould know that plenty of people with good credit are simply cautious buyers, which can keep sales down.

n most areas it’s a buyer’s market, s o people can be picky. “Most buyers in this market will try to re-negotiateased on the ndings of their home inspection. If the seller is unwilling to make repairs or lower the price, they

may walk away because they knew other properties are available,” says Kathleen Kuhn, president and CEO of HouseMaster .

With approximately two million home inspections collectively performed by its franchise ofces, HouseMaster isware of a number of conditions that are more likely to scare buyers away.

But sellers do not have to stand by with their ngers crossed to secure a fair sale.

More and more home sellers are getting a pre-listing home inspection that helps identify potential deal-reaking issues before the house is listed on the market,” Kuhn says. “This way, sellers can x problems and

worry less about a buyer walking away late in the deal process.”

Roong Concerns: A new homeowner does not want the expense of roof replacement shortly after closing.Many sellers believe that if their roof is not presently leaking it is in acceptable condition. But an astute buyerknows that a worn roof needs to be replaced before it leaks.

Electrical Problems: Older panels are often undersized and might even pose a re hazard. Although anupgrade is usually straightforward, the potential re risk can be scary for prospective buyers.

Structural Issues: Major structural issues are one of the least common defects found in homes, but when theydo occur, they can be costly to repair, and can really stop a buyer in his tracks. lternatives to traditional stucco. Unfortunately improper installation can lead to trapped moisture behind theiding. This can cause structural damage and mold, and can cost tens of thousands of dollars to correct.

Sellers lose some advantage when they are caught off guard by issues, even minor ones. In a market wherevery edge counts, sellers can use tools like pre-listing home inspections and repair records to show that theyre conscientiou s and have taken appropriate steps to sell responsibly and competitively," Kuhn says.

HOME HEALTH ANDSAFETY CHECKLIST

Most of us schedule an annual personal physical withour family doctor. When you consider the amount of time your family spends at home, it makes total

sense to give your home an annual physical as well.San Diego HouseMaster has prepared a list of somebasic healthy house issues to assist you inperforming your home’s physical. Set aside sometime to review the following:

Humidiers/Dehumidiers . Humidiers addmoisture to house air and are typically needed whena warm air heating system is operational.Dehumidiers remove moisture from the air and are

typically used in basements or crawlspace areas.

• Both of these moisture control devices shouldbe checked regularly during usage periods.

• Check to make sure there is no leakage oroverowing of water onto the heating systemand all drain lines properly dispose of thewater.

• Some dehumidiers have to be manuallyemptied. If this is inconvenient, replace with aunit with an automatic shut-off or drain.

• They should be thoroughly cleaned before orafter seasonal use, and as needed otherwise.Remove any slime buildup with a water/bleachsolution or use the cleaning agentsrecommended by the manufacturer.

Alarms/Detectors . Check all safety and securityalarm s regularly; replace older alarms (a fter veyears or as otherwise recommended by themanufacturer):

• Smoke/Fire Alarms. These are your family’srst line of defense/warning in the event of are/smoke emergency. Change the batteries

in all of your smoke/re alarms at leastannually. Set a regular date when all arechanged each year.

• CO Monitors. Carbon Monoxide is odorlessand colorless. A CO detector is the only wayto identify elevated levels of CO in your homebefore physical injury occurs. If you don’thave CO monitors protecting your home fromthis toxic gas, you should act immediatelyand install them in strategic locations near

the sleeping areas and other pointsrecommended by the manufacturer or localofcials. Check that presently installed unitsare operational.

• Radon Testing. Check with your localmunicipal building department and inquire if radon gas is a community health threat. If itis, you should test your home for thepresence of this invisible, odorless gas.

• Security Systems. All too often homeowners

disengage their security alarm to avoidnuisance calls. This puts them at a securityrisk. If this is the case in your home, check with an alarm company to see if otheroptions are better suited for your family.

EMERGENCY PREPARATION . Prepare theseessential items for routine activities or emergencies:

• First Aid Kit• Family Contact List• House Equipment Maintenance Information• Babysitter Information• Emergency Evacuation Kit• Medial and Financial Records
