Panattoni De- velopment Company worked closely with the City of South- lake to plan the property which will ultimately contain seven office buildings ranging from 6,000 s.f. to 101,500 s.f. and will house various office and professional users. Addi- tionally, Regions Bank has con- structed a 5,000 s.f. retail bank and Panattoni has planned an approximately 17,000 s.f. neighborhood retail center located at the corner of S.H. 114 and N. Carroll Avenue. Phase I of construction in- cluded a 30,000 s.f., two-story office building which currently has Keller Williams Realty, Elec- tronic Shipping Solutions and T Bank as tenants. Phase I also included three 6,000 s.f. single story professional buildings. Two have been sold to end users Carnahan Thomas Law Firm and Southlake Dermatol- ogy, and the third building is currently under contract to sell. Phase II construction, which is currently underway, includes a 101,500 s.f., two-story office building with underground parking and two more 6,000 s.f. single story professional buildings. The 101,500 s.f. building is being marketed for lease to prospective tenants between 10,000 s.f. and 101,500 s.f. The building will contain all the modern con- veniences of a Class “A” sub- urban office building and will be available for occupancy in May, 2007. 2006 ED Highlights and staff updates

Commercial Developers Roundtable: ED Staff hosted a Commercial Developers Roundtable on September 8, 2006, which drew over 60 commercial brokers, developers and property owners that work in the Southlake market. The meeting included updates of major de-velopments as well as planned regional ef-forts (FM 1938, The Funnel).

NELF ED Roundtable: The Northeast Leadership

Forum held an Economic Development roundtable meeting at Southlake City Hall on December 13. Various ED reps from the re-gion were present, as was Janie Havel from the Economic Development Division of the Office of the Governor. After a briefing by Janie, the group discussed coordinating a familiarization tour with Larry McManus (also with the Office of the Governor) to be sched-uled in the coming months.

Aerial Maps: ED Staff (with map development by

update to the City’s Impact Fees for water, wastewater and roadways. Feel free to con-tact him should have any questions.

Commercial Properties Summary: Staff prepared

a summary of all existing commercial proper-ties in the City. The summary is sorted by Of-fice, Industrial/Flex, Retail and Other types of uses. This summary will be used in the Impact Fee analysis and is often requested by com-mercial developers / brokers who are analyz-ing our commercial properties market. United Way Campaign: Valerie Malta served as Co-Chair on the 2006 United Way committee. This years activities raised over $12,000 for the United Way of Tarrant County.

2006 ED Highlights and staff updates

City of Southlake Employee Banquet: Stefanie Wagoner recently served on the Southlake Employee Awards Banquet committee. In addition to creating the banquet’s logo, invi-tation and program, Stefanie was a recipient of the Teamwork Award for her work on the Southlake 50th Anniversary committee.

Economic Development Institute (EDI): Stefanie Wagoner attended a week-long Economic Development Institute training conference offered through the International Economic Development Council. This was Session 3 of 3, required for the professional Economic Devel-opment Certification process. The focus of this session was marketing.

TEDC Board Retreat: Director Last attended the

Texas Economic Development Council’s Board Retreat in November. He was also se-lected to serve on the TEDC Executive Com-mittee.

CoreNet Global Conference: Director Last at-

tended the fall CoreNet Global conference. This is a national conference of corporate real estate executives.

SIOR Conference: Director Last attended the So-

ciety of Industrial and Office Realtors recently. This is an association of the top commercial real estate brokers in the country.

NTCAR Tradeshow: The Economic Development

Staff attended the North Texas Commercial Association of Realtors on September 14, 2006. This is one of the most productive net-working / marketing opportunities we partici-pate in.

RealComm / BOMA Tradeshow: ED Staff at-

tended the RealComm / BOMA tradeshow in Dallas on June 25 - June 27, 2006. The newly acquired trade show booth and updated graphics represented the City.

Sign Ordinance Amendments: The City Council has approved a new Sign Ordinance which has specific standards for real estate signs. A workshop on the new sign ordinance is sched-uled for February 15, 2007 and all interested persons are requested to attend. CLICK HERE for the new sign ordinance.

Urban Design / Median Study: The Planning Staff

has begun work on the Urban Design Study. The Study will look at urban design treatments for the State corridors (114, 1709, 1938) through the City as well as construction of medians for traffic safety and aesthetic en-hancements to the FM 1709 and FM 1938 cor-ridors. CLICK HERE for preliminary recommen-dations on the median locations on F.M. 1709 and Davis Boulevard.

Smoking Ordinance Revisions: The city has pre-

pared a draft smoking ordinance which is considering prohibiting smoking from all build-ings in the city (except for residences and designated hotel rooms) and outdoor dining areas. The ordinance will also require “No Smoking” signs to be placed in all restaurants, bars and taverns in the city. A City-wide SPIN meeting will be held in March to allow public input on the proposed ordinance.

Stormwater Utility District: The Public Works Staff is

currently preparing a Stormwater Budget for the remainder of Fiscal year 2007. This FY06-07 budget is going to be presented to City Council for approval at the March 20, 2007 Council session. The second reading of the Stormwater Budget is scheduled for the April 3, 2007 City Council session. Projects funded by the Stormwater Budget will improve and maintain the City’s stormwater drainage sys-tems. The commercial fees are charged based on the impervious coverage of the subject acreage. The residential fees are $8 per dwelling unit per month.
