Rosewood Hotel Running over the 2011 - 2014 period Mike Cairney built and led the PMC delivery Team that delivered the Rosewood Hotel on Mariah Island in Abu Dhabi The strength of the Team involved are now working with PMK Consult including Saif Rahmatullah (Senior PM), Mohanad Hammouz (PM), Josephina Garawan (HSE Manager), Arun Paul (Documentation Management) and Donna Flores (Administration). These are the core members of our proposed Team for the Meydan Resort. When Mikes Team were called onto this Project it was struggling and we had a challenge to change and turn over the delivery and to see the Project through to operational Handover. The Operator was very hands on and the designs needed some direct management and resolution in many respects to get the Contractor to function and achieve the necessary workflows. The completed asset is architecturally stunning and the high class of finishes achieved is a reflection of the focus and detail Mikes Team brought to the table. Rosewood Hotel

Running over the 2011 - 2014 period Mike Cairney built and led the PMC delivery Team that delivered the Rosewood Hotel on Mariah Island in Abu Dhabi

Khalidiya Palace Hotel – Rotana

Originally built and established in the 1970's the KhalidiyaPalace was one of Abu Dhabi's original resort Hotels to be constructed by the founding Father Sheikh Zayed. The site is now surrounded by the Jumeirah Towers Development, the Emirates Palace Hotel and the nearly completed Emirates Palaces complex.

The original hotel was demolished in 2006 and the NayanFamily set about redevelopment for a modern complex of buildings including a 5* Hotel, Apartments and offices.

As Head of Project Management, Mike Cairney led the Development Team on the Site constructing a scheme designed by Khatib and Alami which has delivered a vibrant and well-loved replacement Hotel of the same name.

Millennium Hotel – Al Wahda

Mike established the PMC Team at the Al WahdaDevelopment in the spring of 2005 when construction of the first phase of Mall was getting underway. The Team went onto to oversee the construction of the adjacent car park, the podium with 3 Towers (Hotel, Apartments and Offices) and the later extension of The Main Mall (phase 2). In total the development represents over AED 1.9 Billion. A central facility in the complex is the 975 key Grand Millennium Hotel which is the largest 5* Hotel (by key numbers) in the GCC.

The PMC Team on the site worked very closely with the Operators Team from the outset to establish a Design that was functional for the Hoteliers needs and to a quality that respected the Development Architecture and offers good reliability in operation on what is a tight site area surrounded by the Mall, the other towers and the football ground next door. The services delivered included the management of the Construction both Project and Commercial Management – the sourcing and procurement of much of the F, F&E within the Hotel and indeed aiding the detailed OSE procurement and installations. The Hotel opened in 2011 and is now a highly respected central downtown Hotel in Abu Dhabi.

Millennium Hotel – Jafza

The Millennium Hotel for Jafza Convention Centre is planned to open to support the new Office Towers and Convention Activities planned at No 1 JAFZA building.

Highly visible from the Sheikh Zayed Road, the building is completed and the detailed fitting out internally has been held pending completion of the Main Building and associated Road works that will allow access from the public Highway.

Mike Cairney and Saif Rahmatullah worked together on this Project between 2007 and 2014 as the works were carefully phased to meet cash flow targets of JAFZA over the period.

Mike Cairney was Project Director and Saif Rahmatullah the Senior Project Manager on the Project.

Jumeirah Emirates Towers –Extended Facilities

PMK have been working closely with the Jumeirah Group on a sizeable scheme to develop the plot around the Emirate Towers to achieve a clear site for the Museum of the Future and also to locate the recently commissioned Office of the Future building. PMK (Norman Smith and Peter Day) have been very involved in the day to day PMC controls and management of the enabling works for the museum and the build and commission of the Office of the Future (recently completed).

The Office of the Future is the first executed office building globally achieved using 3D printing techniques. Fabricated on a 3D printer in China, the building has been erected, commissioned and opened by His highness Sheikh Mohammed bin Rashid Al Maktoum in May 2016. There is a growing belief that such construction techniques will grow in popularity over the coming years as the future of 3D printing evolves.

In parallel with the Office delivery, PMKConsult(Norman Smith) has been working to finalise designs to both release the plot area needed for the Museum of the Future project (enabling works now in hand) and the development of further lands to accommodate additional car parking on the site and a modern F&B Village adjacent to the Towers. Further, pedestrian link bridges to DIFC and the Metro station are planned.

Jumeirah Zabeel Al Saray - Palms

Jumeirah Zabeel Saray, located on the west crescent of the Palm Jumeirah delivers unrivalled luxury with an imperial touch at the 405 rooms and suites culturally-inspired destination. Hand-painted frescoes, Turkish artworks and lavish murals combine to conjure up the magnificence of the Golden Age. The imperial hospitality experience is further expressed in the design and scale of the property, the thoughtfulness of the service and the subtle interweaving of the Arabian Renaissance.

Working for Zabeel Investments, Mike Cairney was the Commission Director and led a Team that oversaw the construction of the Hotel. Originally the contract was to generate a Hotel to operate under the Rixos branding and was under design and construction by the Turkish owners. However, during the economic crash of 2009/10 – the ownership of the asset transferred to Zabeel who agreed to complete the works and branded the Hotel a Jumeirah resort.

Since opening in 2012, the Hotel has become a landmark Resort Hotel for the Jumeirah Group and currently commands one of the highest room rates on the Palm.

Hilton Capital Grand – Abu Dhabi

Mike Cairney led the Team placed on the Site as PMC from 2009 to 2011. This building has a strong Architectural presence in Abu Dhabi close to the Grand Mosque and services the Zayed Sports complex nearby.

The hotel stands on land managed by TDIC - who had a development Management Role in conjunction with the lead developer. During the economic downturn of 2009/10 there was slow down of the cash flow for the scheme and Mike and his Team were charged to work closely with the Main Contractor and his Supply chain to pace the Project to the availability of funding at that time.

Completed and opened as the Rocco Forte Hotel in 2011, the fine dining and associated conferencing centre behind quickly established the Hotel with the local expat community as a place of choice. In 2015, the Hotel was rebranded the Hilton Capital Grand and is a well serviced and utilised Hotel in Abu Dhabi.

Saadiyat Rotana

In 2013 the Hospitality Investor associated with the Rotana Brand elected to commence the design and construction of a 280 key Resort Hotel on SaadiyatIsland in Abu Dhabi. Mike set up the PMC Team –who were finishing off the works to the Rosewood Hotel at the time – and the scheme is currently on site and under construction.

The processes associated with the Authorities with Jurisdiction to the site have proved particularly challenging to satisfy due to changing codes and legislation associated with 5* Hotels in Abu Dhabi and the governance of the over-riding master developer of Saadiyat (TDIC). The detailed reviews of the Operator and the back of house demands have also proven a big challenge to accommodate –however these have now been overcome and construction is progressing on the site.

When completed, the complex will consist of a primary Hotel building (280 keys), 11 beachside villas, extensive swimming pool facilities and children’s zone, a ballroom and an extensive F&B offering for guests and local customers.

Dubai Smart Hotel - Dubai

The client is a government entity venturing into the 3-star hotel sector by developing a brand with a focus on delivering high quality, user efficient, low cost hotels. They are keen to harness the latest SMART technology to provide an innovative approach to room booking and check-ins that reduce the interaction with traditional hotel staff.

The intent is for the hotel design to provide a development and maintenance solution that is both suitable and innovative.The client is committed to achieving sustainable solutions for this project.

PMK Consult provided a Commercial Management consultancy service for the piling works phase of the project through the design and procurement stage including tender recommendation for the Preferred Contractor and full post contract cost control and commercial management duties. PMK Consult also provided a Commercial Management consultancy service for the main works phase of the project from initial design and cost plan stage to managing the complete procurement process including recommendation for the preferred contractor. PMK Consult managed an extensive process of value engineering in order to reduce costs to meet the project budget while still achieving the clients project expectations.
