The Allman Suite is named after the current proprietor of the Inn. This room features an in-ground hot tub with a private stone tile sitting area.

These rooms are decorated to give the feel of a rustic country Inn. The Penn Suite has a King size bed, small sitting area, balcony, sauna style shower, and therapy station. The Wolfe Suite is an attic room
with a spa tub , gas fireplace, exposed rafters, and breathtaking views.

Standard rooms in the Thomas Wilson House are typical size, shape, and layout you would find at any normal hotel with one exception.; these rooms have hand-picked furnishings and decor that match the country atmosphere of the Inn. These rooms have exposed stone walls and large bathrooms.

tubs, a separate sitting room, full bathroom, and a shared patio. These rooms all have sofa beds with the exception
of 502 because it is handicap accessible.
(11)Deluxe Queen Rooms- 505 through 515
These rooms offer lots of space, 2 person spa tubs, and a full bathroom. Rooms 506 and 509 have cathedral ceilings.
Rooms 511, 512, & 513 are also equipped w/ electric fireplaces.

Booking RoomsBooking RoomsBooking Rooms
There are three methods of booking rooms for an event. The first method is Random Room Blocks. When booking Random Rooms, you are allotted up to ten rooms, based on type, and we set them aside for your group. These rooms all receive a 10% discount of our normal Rack rate. With Random Rooms we attach a Release date which is six weeks prior to check-in. Any rooms not booked by this date would be released to the general public for booking. There are no deposits required for Random Room blocks.
Random Room Blocks are perfect if you are not absolutely sure how many rooms you will be needing for your event. You have rooms on hold in case you need them; if you don’t need them, we release them to be booked by other guests.
The second method is a Whole House Agreement, explained in detail on the next page. Whole House Agreements are perfect if you plan to host an after party for your reception. It gives all your guests a place to go, relax, and continue the party all night.
The last method is a combination of a Whole House Agreement and Random Rooms. This combination works best when you know you can fill a certain amount of rooms in one of our houses but also want to book some random rooms in case you need some extra. In this case, Random Rooms would retain their release date but not affect your initial deposits.

Our property allows us to create a private area for you and your guests to celebrate your special day. We do this by renting out one, two, three, four, or even all five of the houses on our property. Depending on how many guest rooms you need and what your budget is, we can work out what the best options are for you.
We have included a breakdown of how each building is apportioned for rooms. Hopefully this will give you an idea of what may work best for your needs. Our staff would be more than happy to sit down with you and discuss available dates for each house.
If you book a Whole House Agreement you will automatically receive 15% off all rooms. Booking one house for multiple days, multiple houses for one day, a rehearsal dinner, or send-off brunch would make you eligible for a 20% discount or more instead. Some groups have negotiated a special flat rate for all rooms regardless of type or location. Any discount above 20% will be offered on a case-by-case basis at the discretion of the sales team.
Common areas in the buildings are yours to use from 11pm until 9am. The Joseph Ambler Inn uses these common areas before 11pm for other events and functions. For an additional fee, you can rent that space out to use for welcome reception, rehearsal dinners, private breakfast, private lunch, or private bar.

We will personally go over all the details included on the Whole House Contract. We would just like to give you an overview of some of the information included in the contract.
Deposits:
There are a total of three (3) deposits needed to book a whole house agreement. These deposits are as easy as 1, 2, 3. The Room Deposit is $100 per room, Security Deposit is $200, and Cleaning Fee of $300.
The Room Deposit is equal to $100 per room for the total amount of rooms in the house you are booking. (For example, the Thomas Wilson House has 10 rooms- so your room deposit would be $1,000). This deposit will be refunded no later than 14 days after your event. Any rooms that were blocked off in your house and not used will be deducted from your deposit.
The Security Deposit is a fixed deposit of $200 to cover the cost of any damages that may occur during your stay. Any damage that exceeds the cost of the fee will be charged to the signers of the contract.
The Cleaning fee is a flat rate of $300 to cover housekeeping for the common areas in the Whole House Agreement. The cost of housekeeping for the rooms is built into the individual room rate.
All deposits will be processed when the contract is signed. The money will be deducted from your account at that time and returned no later than 14 days after check out. Deposits can be made using all major credit cards. We will also accept checks or cash for deposits.
The deposit will be returned in the same fashion it was taken (with the exception of cash which will be returned via check). Credit Card processing usually takes the least amount of time to be returned to you.

Cancellation:
Groups must cancel at least 60 days prior to their event to avoid any charges. A release date will be set for any random rooms. This release date will be specified on your contract. Anyone who tries to book after the release date may not receive any event rate or special discounts.
Booking Method:
We strongly encourage all groups to book their house via Rooming List so that we can make sure there is no miscommunication when making reservations. However, the rooming list must be submitted to JAI before any reservations can be booked in the group block. Rooming lists allow the hosts to choose specific rooms for their guests. If you decide to allow your guests to book on their own, you will not be able to reassign them to specific rooms.
Our Front Desk Staff would be able to send you updated rooming lists periodically so that you are able to track the progress of who has booked and who hasn’t. A member of our Rooms Division Management Team will meet up with you before your event to go over the rooming list, schedule of events, etc. to ensure that your event goes as smoothly as possible.

Special RoomsSpecial RoomsSpecial Rooms
There are some things you need to take into consideration for your guests. Since we are operating a historic Inn, we do not have elevators. There are a limited number of handicap accessi-ble and first floor rooms so you should make sure if you need special accommodations they are included in your room block. Room 108 in Coreybeck Cottage is a Queen Deluxe with a ramp into the bedroom. Room 502 in John Roberts House is a fully handicap accessible Queen 2-Room Suite with a bench in the shower, handicap rails for the commode, a tilted mirror on the vanity, and adequate space to maneuver a wheelchair.
Families traveling together may need more than one bed in the room. Due to fire codes, we have very strict restrictions on the maximum number of occupants for each room. Rollaway beds are not available in all rooms or houses. Room101 in the Farmhouse and Rooms 204, 209, 210 in the Barn are Double Queen Rooms. We also have adjoining rooms and pull out sofas available (these rooms are listed as part of each house break-down).
Understanding the needs of your guests will help us to design a group block that is perfect for everyone.

Any early Check In or Late Check Out requires a $25 per hour charge unless you have an approval in writing from our Inn Manager. Early Check In and Late Check Out are not guaranteed. We will do our best to accommodate your needs, however occu-pancy and staffing are also factors in making these decisions. The only guarantee for early check in is renting out the room the night before.

All Rates are based on double occupancy.
All additional guests are $15 extra per person per night unless otherwise stated in your contract. All rates include a full country
breakfast each morning during your stay. Breakfast times are 7:30am until 9:00am unless a private breakfast has been booked
with our Event Coordinator.

**These rates are just an estimate of pricing. Rates fluctuate based on season and are subject to change at any time, without notice. Our Sales Team will
be able to quote you accurate pricing when discussing your needs.**
To make the booking process as easy as possible, we found it best to offer our guests a fixed rate for all room types. Everyone in your group would receive the same rate, regardless of room type, when booking. We understand that families talk to each other and might not understand why they are paying a fluctuated rate. The rates listed below are in a range based on the discounts you’re eligible for.
10% Discount– Groups receive this for any number of rooms as long as they are hosting an event at Joseph Ambler Inn or one of our partners.
15% Discount– Groups are eligible if they book a Whole House Agreement.
20% Discount– This is the highest discount we offer and it is given to groups that book additional services such as Rehearsal Dinner, Send off breakfast, multiple nights, or multiple houses.

All rooms include a full country breakfast with your stay. For an additional fee, you can choose to have a private breakfast for you and your guests at a time of your choice. Please let our Inn Manager or Front Desk Staff know if you would like your guests to all eat together at a specific time. Also, any guests that would like to join you for breakfast, but are not registered at the Inn, must be accompanied by a registered guest and pay at the Front Desk prior to eating. A full head count of outside guests will be required for normal or private breakfasts at least 7 days prior to event to properly plan food and beverages.
There is a workout facility on property with a treadmill and universal workout machine. As part of our partnership with Talamore Country Club, we have club passes available to use their full size workout facility as well as their pool. When using their pool, the only thing that they ask is that you provide your own towel. Hotel towels must be returned to the property if you use one from your room. Access cards for Talamore are available at the Front Desk.
All buildings on our property are wireless hot spots. We offer complimentary connectivity throughout our property. We also have a fully functional business center if you do not want to bring a computer with you.
Guests staying before or after your event can take advantage of our award-winning bar and restaurant. Our chefs prepare culinary masterpieces on a daily basis and our on-site pastry crew make irresistible, mouth-watering desserts.
Let us take care of your gift bags! If you have already prepared gift bags for your guests, we can take care of delivering them to the rooms. Make sure you add a bottle of wine or champagne with chocolate covered strawberries to your wedding wish list!
