Although the driveway access width is 3.0m the proposed design allows for vehicle to enter the street in forward gear.- the development has area adequate in size on-site for 2 vehicle to pass as shown (6.0m x 15.45m)- access into the development complies with AS 2890.1:2004 part 3.2 access driveway - width and location- the design minimises the width of the crossover in line with the advise note within the RDLPP that crossovers shall be no greater than 3.0m in width for residential developments.- the design minimises the crossover width so the development does not detract from the streetscape, therefore also maximise the landscaping space available within the front setback.

6.1.5 Open SpaceJUSTIFICATION

Although the open space for the development is marginally under than the 45% required (currently at 44.32%)the open space short fall can be justified given the following points:- open space available respects the existing or preferred neighbourhood character with all lot boundary and street setbacks are compliant.- overshadowings of the adjoining site compliant allowing neighbour direct access to sunlight and ventilation.- ample area's landscapings proposed within the development and within the front-setback for planting of mature trees and shrubs.- overall building size compliant with the plot ratio below the 0.7 permitted (currently at 0.65)
