PROPERTY investors can spenda lot of time researching for a suit-able purchase, but this is only halfthe skill of successful real estateinvestment, REIWA president AlanBourke says.
“The strong market in 2004-2007 attracted many first-timeinvestors who enjoyed highgrowth in values,” he said.
“But novice investors shouldnot take the investment for grant-ed by neglecting regular mainte-
nance in order to save money inthe short term.
“Naturally, there is a tendencyto minimise ongoing expenditureand maximise returns, but experi-enced investors know that spend-
ing money to keep a property ingood condition results in betterperformance from the investment,including more careful tenants,above-average rents and fewervacancies.”
Mr Bourke said a well-main-tained property was likely toattract a better resale price.
“Unless you have plenty ofspare time and are familiar withthe legal processes involved inrenting property, it pays to ensureyour investment is looked afterproperly by appointing a licensedproperty manager,” he said.
“Professionally managed prop-erties are more likely to requireless long-term maintenance thanthose handled privately, simply
because property managers con-duct regular inspections andadvise owners of any upkeep.”
Mr Bourke said having appoint-ed a property manager, investorsshould do a thorough inspectionof the property to determine anyrepair work.
“If a rental property is in topcondition when leased, it is muchmore likely that a tenant will keepit that way,” Mr Bourke said.
“It is important that owners seta high standard for the conditionof their property at the start ofthe lease in order to maintain thatstandard from the tenants – this isparticularly relevant for investorswho may have purchased older,possibly run-down properties.” ■

HOMEBUYERS should not be spooked bygloomy economic forecasts, The InvestorsClub president Kevin Young says.
“Right now there are great bargains to behad for the canny property investor,” he said.
“A slowing of the economy and a decreasein demand for housing has created a once-in-a-lifetime opportunity for buying solid invest-ments in areas with strong growth drivers.
“There are fewer buyers in the market-place and more properties available for sale –this means that properties are taking longer tosell and vendors are dropping their prices inan attempt to move them on.”
The Investors Club has researched proper-ties in areas with strong economic fundamen-tals since 1994.
“Key to buying an investment property inany market is locating the areas in each citythat have growth drivers.” Mr Young said.“Some suburbs will do well even if overall cityproperty growth figures are not favourable.
“Buy in areas with strong rental demand; focuson areas with forecast growth in population,employment, industry and infrastructure.”
Mr Young said it was better to buy nowwhen prices were reasonable than wait for theboom and be priced out of the market.
“As long as you are guided by a few impor-tant tips, you will yield good returns in thelong term,” he said. ■

Straightforward advice on strata-title complexities JOHN ANGUS, author of UnderstandingStrata Titles – an A to Z on everything strata,offers this advice to owners on the complexprocedures of strata title management:
THE standard by-laws of a strata companyprovide that – with perhaps the exception ofvery small strata schemes where all ownerscan be represented as the council of owners– it should elect a new council (committee)at every annual general meeting.
Even if there is likely to be no changes tothe owners who are to be elected, theprocess should be undertaken and the resultrecorded in the minutes of that meeting.
Schedule 1 by-law 5 provides a step-by-step process for the determination of thesize of the council and the method of han-dling nominations for that role.
There is also clear guidance for introduc-ing a ballot when there are more nomina-tions than positions available.
Take your election seriously. Elect office-bearers.
The council of the strata company has a vital
role in the well-being of any strata company.Councils could meet only as needed, as
there is no firm number of meetingsrequired under the Strata Titles Act 1985.
Keep minutes of all council meetings.
Become familiar with the other by-lawsassociated with the operation of councils.
Remember, there is no such thing as an“unofficial”’ meeting when decisions affect-ing the strata company are to be made. ■
