Executives on the riseEXECUTIVE rental properties in thewestern suburbs have recorded a jump inweekly rents.
According to Caporn Young Estateagents, the area experienced a 10 per centincrease in weekly rents during the lastthree months.
Caporn Young's business developmentmanager JamesHeath said thecompany currentlyhad a rental vacan-cy rate of just over0.4 per cent, or justtwo propertiesavailable for lease.
“Caporn Young,which manages aproperty portfoliovalued in excess of $500 million, hasrecorded a remarkable turnaround in thefortunes of the executive leasing sector ofthe last year,’’ he said. “The renewedinvestment in the resources sector is driv-ing up demand for executive rentals, espe-cially those priced above $1000 per week.
“Many of our executive rental propertiesare being leased on the first viewing or
within a few days thereafter, such as arecent property we leased in Grant Street,Cottesloe, for $2000 per week under a twoyear contract.
“This shortage in the number of execu-tive rental properties has seen an increasein weekly rents on average during the lastthree months of 10 per cent.”
Mr Heath said thedemand for rentalproperties was sostrong that a numberof property owners inthe western suburbswho had previouslytried to sell theirhome were choosingto lease their propertyto take advantage of
high weekly rents.“Anyone who has their property for sale
in the western suburbs and has difficultyfinding a buyer should consider the optionof leasing their property until the sellingmarket recovers,’’ he said.

WEEKLY rents in Perth have been tippedto rise by 10 per cent this year.
According to O’Rourke Realty Invest-ments principal Rory O’Rourke, 2011 will bethe year for property investors as medianweekly rents start to rise.
Mr O'Rourke said the latest REIWA fig-ures for the three months ending November2010 showed that the rental vacancy rate inPerth had fallen to just 3.1 per cent .
“Vacancy rates in Perth have been gradu-ally trending downwards over the pasttwelve months from a high of 4.6 per cent ayear ago,’’ he said.
“We are now rapidly approaching the his-toric tipping point of a 3 per cent vacancyrate below which landlords can begin toraise rents due to the scarcity of rentalproperties.
“Over the past two years, the medianweekly rent in Perth has been relativelysteady at around $370 as landlords have had
to set competitive rents to attract tenants.”Mr O’Rourke said that if the demand for
rental properties continued it was likely themedian weekly rent could rise to just over$400.
“A key issue impacting in the rental mar-ket is the fact that since the global financialcrisis, developers have found it difficult tosecure finance which has meant that thesupply to new rental properties have beenlimited,’’ he said.
“In contrast, over the past six months, thedemand for rental properties has risensharply due to the surge in investment relat-ed to the resources sector.This is resultingin an influx of skilled workers to Perth whoare seeking accommodation.
“Rising weekly rents will give a majorboost to the property investment market inPerth because it will boost rental andencourage more people to purchase prop-erties.” ■
