HOME loan borrowers are paying anextra $2.7 billion a year inrepayments because they don’tshop around for the best deals.

Despite the major bankscharging higher interest ratesthan smaller lenders, about 90per cent of home buyers stillchoose one of the moreexpensive big four banks,according to financialresearch firm InfoChoice.

After the recentinterest rate increases bythe major banks, more than60 other lenders hadcheaper home loan rates,the research found.

“Australian consumers areusually pretty savvy when it comesto their finances and yet they continueto miss significant opportunities forsavings when it comes to home loans,”

InfoChoicechief executive Shaun

Cornelius said.“The current reluctance to look

beyond the majors is not doing anyoneany favours. Rather than sit back and

simply cop this latest round ofrate rises, Australiansshould fight back and shop

around for a better deal,” MrCornelius said.

According to the survey,the average standard variable

mortgage rate from the bigfour banks was more than half

a percentage point higher thanthe nearest non-bank rival.

The difference between the bigbanks and a more competitive

lender could add an extra threeyears of repayments to the average

loan, Mr Cornelius said.“Claims that consumers have little

choice but to go with the big four arewide of the mark. There is competitionin the marketplace. It’s now up to theconsumers to take responsibility forresearching and locking in the bestpossible deal,” he said. ■

THE concept of buyers’ agents may berelatively new to WA but they providegood, old-fashioned advice.

Buying a home is one of the biggestdecisions a person can make, yet manypurchasers choose to seek propertyadvice and guidance from family, friends,work colleagues and neighbours, ratherthan from property experts.

Rob Walker and Daren Schneider, ofHeron Todd White, are buyers’ agentswith more than 40 years’ experience inthe market.

Real estate industry professionals and thepublic can now access Valuation Roll Extracts(VRE) from the official valuation roll simplyby visiting www.landgate.wa.gov.au andclicking on the property information section.

All you need is an address to receive thepast three gross rental values (GRV) or thepast three unimproved values (UV) for eachproperty.

If your property is managed or leased, thisinformation is useful to calculate budgets forproperty outgoings that you may need to payas owner, or that need to be calculated andapportioned to your tenants.

GRVs can be used for water and localgovernment rates and FESA fire levy, whileUV data is useful for land tax andmetropolitan region improvement tax liabilityfor any non-principal place of residence thatyou own.
