As Real Estate Agents we trade from our offices situated on the Ground Floor of the Wintower in the Bundaberg CBD and our Moore Park office, Cnr Moore Park Road and Murdochs Road Moore Park Beach. Our Real Estate Property Management was established in 1996 and constantly achieves a high occupancy rate. During our time we have been an integral part of all aspects of the development from initial land acquisitions, subdivision and production of residential, industrial and commercial allotments from 600ms to 2 ha. We were involved in the purchase of land by the State Government which now accommodates the Moore Park Beach State School. We have also been responsible for the construction of Hotel/Tavern, shopping centre, fuel outlet/service station, numerous unit projects and a considerable amount of residential housing. In recent years we have enjoyed a working relationship with several marketing/building compa-nies and offer a Property Management Service to their clients.

Renting in Queensland is a well regulated process and follows the guidelines set by

The Residential Tenancies Authority.

The first step is entering into a Form 20A Property Management Agreement as with all Real Estate Transactions in QLD this is legislated and is in accordance with (The Property Agents and Motor Dealers Act, The Residential Tenancies and Rooming Accommodation Act) among others.

This Agreement allows for the monies collected on your behalf to be paid into the Agents Trust

Account for Disbursement.

It sets out the duty of the Agent eg:

Screening of Tenants

Preparation and execution of the lease agreement

Preparation of the Bond documentation

Lodgement of the Bond with the RTA

Entry/Exit condition reports

Interim condition reports as per RTA Guidelines

Notification to the landlord Re: Maintenance/Repairs

In addition the agreement provides for the fees & charges payable to the Agent.

Letting Fee:- Equivalent of one weeks rent + GST Paid at the start/renewal of lease

Management Fee:- 7.5% of the Rent Collected + GST Paid monthly

Advertising if Required:- $100.00

All other costs are at the Agents expense:

Monthly statements, Banking.

Photocopying, Phone calls.

Preparation of advertising and Signage.

Inspections, Maintenance and Repair Supervision.

are required to complete a comprehensive Tenancy Application including some of the following:

100 Points of ID

Privacy Consent

Employment Details, Proof of income

Rental History, References

Marital Status, Number of Occupants

Vehicle & Registration details

Pets if approved

Copies of previous Rental ledgers & Receipts

Previous Landlord/Agent Particulars

We establish that the applicant is capable of meeting the responsibilities of the General Tenancy

Agreement and are able to pay their rent on time each week.

We discuss with the landlord the best applications suited to the property and a selection is made.

Upon signing of the Lease the tenant is required to pay a Bond.

(Equivalent to 4 weeks rent – Lodged with the RTA)

The Tenant is also required to pay 2 weeks rent in advance.

The Tenant is provided with a RTA Form 17a Renting a House or Unit in Queensland Information booklet

that clearly and concisely outlines all rules, regulations and responsibilities that the tenant must uphold

throughout the term of the lease, and any other request you would like us to outline on the lease.

Rent payments are paid as directed by the Landlords and a Monthly and Annual Statement is provided.

Detailed Entry interim and exit condition reports are completed prior to, during and post termination of

the Tenancy. These documents ensure your property remains in the same condition as when the

agreement began, with fair wear and tear considered, and ensures the Tenants bond is reimbursed

appropriately after a thorough exit inspection. If a problem should arise with the property during the

tenancy we will notify the Landlord., We have a trustworthy team of qualified trades people who we

have no reservations recommending for any maintenance issues regarding your property. We have been

dealing for each of them with many years and know we can trust them to do an excellent job at the best

price.

Recommendations

We recommend that the following items be attended to prior to letting your property.

The premises and inclusions are to be clean and are to comply with local and state authority building regulations with it being safe and fit to live in.

A safety switch is to be installed for the power circuit – from March 1 2006, owners of leased do-mestic residences must have a safety switch installed for the power circuit of the residences within six months of a new residential tenancy agreement being entered into, or by 29 February 2008; whichev-er is the sooner. From March 1 2008, owners of lease domestic residences must have a safety switch installed for the power circuit of the residence after a residential tenancy agreement has been en-tered into.

All windows and doors including cupboard doors open and close easily.

All locks are secure and operate effectively with keys.

Full set of keys to be provided – one set for the managing Agent and one full set and access keys if applicable for each tenant/s named as the lease holder/s under the lease agreement.

The property provides adequate security to enable tenant/s to obtain contents insurance for their personal items.

Carpets are professionally steam cleaned.

Pest control is current

From 1 July 2007, all house and units in QLD must have installed at lease one nine volt battery-powered smoke alarm as a minimum legal requirement. A smoke alarm must be installed on or near the ceiling on any storey; between any area containing bedrooms and the rest of the house or unit eg hallways and on a storey not containing bedrooms on the most likely evacuation route from the sto-rey. Recommendations are hard-wired or 10 year lithium battery smoke alarms for cost effectiveness and reliability.

Telephone line installation approval has been given (tenant is responsible for the connection).

If a unit or a townhouse – 2 copies of the by-laws are provided to the letting Agent – one for the Agent’s file and one for the tenant.

Refuse bins (green and yellow) are available for tenant’s use. If you are either relocating or being transferred and your own home is being rented out, then we suggest the following:

Re-direct mail via Australia Post.

Notify the Council of your forwarding address for Rates Notices.

Notify utilities companies to finalize accounts if applicable and provide your forwarding address details.

Notify your Insurance Company and Mortgagee Holder of the change of your occupancy status.

Consider including lawn/garden or pool maintenance in the rent. We can arrange quotes for regular services and adjust the rent accordingly.

Landlord Protection Insurance. Whilst thorough rental reference checks are completed, we cannot predict how a tenant’s future ability to meet their tenancy obligations can be affected. For example in the event of death or long illness, loss of job, relationship split etc. We recommend all Lessors arrange an insurance policy to protect their investment.

Contents insurance for your property’s fittings and fixtures – may be included with your property insurances or incorporated in a landlord protection policy. As your managing agent we require that you have Public Liability Insurance for your property. If your property is a unit the cover must include the internal unit space. NOTE: Public Liability under the Building Insurance, taken out by the Body Corporate, only covers the common areas. It does not cover the events inside your unit.

Provide agent copies of operating instructions or manuals for appliances or other items which tenants require instructions to use.

Provide agent with warranty details for any applicable item or building works.

Pre-placement picture hooks on walls in best locations – this helps control placement and number of picture hooks allowed and protects walls.

Leave specific cleaning instructions for specific items e.g. solid stove hotplates. We strongly recommend you supply a set of covers for the plates as inventory items, as well as a tube of the element cleaner.

Arrange for lawns and gardens to be neat and trimmed regularly until tenant commences lease. Untidy lawns/gardens do not attract tenants.

Consider installing water saving devices to meet requirements of local council restrictions. Optional: installation of rain water tank (rebate may be applicable from local council and State Government.)
