EXTERIOR STRUCTURESIDING: Action Needed- Bowing of wall/siding/framing is present, left side wall. Suggest a qualified/licensed contractor, evaluateand repair.

ROOF SYSTEMROOFING CONDITIONSROOF CONDITION COMMENTS: Action Needed- 1). During my review of the roofing materials, the following conditions are present: Sagging of the roofline (this condition can be the result of damaged roof sheathing, long length of the roof rafters bowing downward due toage, multiple roofing layers and/or insufficient supporting beneath the rafters). Suggest consulting a qualified roofingcontractor for a more detailed report and estimates to correct. 2). Dry, brittle and/or cracked shingles. Suggest consulting a qualified roofing contractor for a more detailed report andestimates to correct. 3). Rear patio roof may be leaking, support posts have no footings or connectors to prevent wood to ground contact andmovement, one post is bowing and beam may be undersized. GUTTERS, FLASHINGS& SKYLIGHTSFLASHINGS/PENETRATIONS: Action Needed- Sealant repair noted at chimney flashings. Such sealants can actually cause leaking as the sealantdeteriorates. Have a qualified roofing contractor repair.

GARAGE / CARPORTINTERIOR CONDITIONSFLOOR/SLAB: Action Needed- Cracks are present and floor is sagging in two different directions. This is an indication that previoussettlement has occurred at this location. Inspector is unable to determine when settlement occurred or if additionalsettlement is likely. Suggest consulting a structural engineer/qualified/licensed concrete contractor for a more detailedreport and repair options.

GARAGE DOOR/S: Action Needed- Door panels are bent/dented/damaged. Replacement of damaged panels by a qualified door contractor isrecommended.

GARAGE DOOR HARDWARE: Action Needed- Installing of a safety cable through the safety springs is recommended. Safety cables are recommended tobe installed through (in the center of) the safety springs to prevent the spring from "flying" in the event of breakage.

ELECTRICAL: Action Needed- Exposed electrical wiring is present. Exposed wiring running along the walls within 7 feet of the floorrequire protection from mechanical damage. Have a licensed electrician encase in conduit.

ATTICATTIC DESCRIPTION/CONDITIONSACCESS: Action Needed- Pull down stairs has damaged hardware and/or stair stringer supports. Replacement is advised.

ELECTRICAL: Action Needed- Improper use of lamp cord wiring is present for master bedroom ceiling fan. Lamp cord wiring is notrecommended/approved for permanent wiring applications. It is suggested this wiring be replaced with household (romex)wiring.

COMMENTS: Action Needed- Stains, discoloration, growth noted. These conditions may indicate mold/mildew/fungus growth. It isrecommended that a qualified environmental professional review and remove any and all suspected mold/mildew andmold/mildew affected building materials (per EPA guidelines). Please be aware hidden mold/mildew may be present,therefore the entire home should be evaluated.

LAUNDRYLAUNDRY CONDITIONSTRAPS/DRAINS/SUPPLY LINES: Action Needed- A trap is not present at the washer drain. A trap is required to prevent sewer gases from entering thehome. Have a licensed plumber repair.

DRYER HOOKUP/VENTING: Action Needed- 1). Brass flexible gas connector noted. This is an older type that may be prone to leakage. Irecommended replacing with a stainless flexible connector.2). Vent pipe has an opening in it, which could cause products of combustion to enter structure. Replacement of vent pipeis required.

BASEMENT/CRAWLSPACE CONDITIONSSTAIRS: Action Needed- Open stair riser should be boxed to prevent from slipping through.

EVIDENCE OF MOISTURE: Action Needed- Walls and/or floor show evidence of ongoing water penetration. Consult a waterproofing contractor forrepair options and costs, also repairs should be made to correct improper exterior grading/drainage issues.

SUMP PIT/PUMP/PLUMBING: Action Needed- Pump is improperly routed and discharges to the public sewage/waste system. Most communities do notallow this. Rerouting to the exterior of the home is suggested.

BASEMENT/CRAWLSPACE COMMENTS: Action Needed- Stains, discoloration, growth noted. These conditions may indicate mold/mildew/fungus growth. CHIMNEY/FIREPLACE/B-VENTSMASONRY CHIMNEY/B-VENTCHIMNEY/B-VENT CONDITION: Action Needed- Cracked, loose and/or missing mortar, The chimney masonry cap is cracked and Due to age concerns andpossible damage/deterioration to the internal components of this chimney, a level two inspection by a F.I.R.E certifiedchimney contractor is recommended, prior to expiration of inspection period.

PLUMBING SYSTEMDRAIN/WASTE/VENT/GAS & SUPPLY PIPING CONDITIONSINTERIOR SUPPLY PIPING CONDITIONS: Action Needed- Evidence of past/ongoing leakage is present at all shutoff valves. Have a licensed plumber repair.

DRAIN PIPING TYPE/CONDITIONS: Action Needed- 1). ABS and gray drain piping have been joined together. ASTM standards and the National StandardPlumbing Code does not allow this type of joining within the building. Have a licensed plumber repair.2). Non-professional installation of drain piping. Have a licensed plumber repair or replace.

HEATING SYSTEMUNIT CONDITIONUNIT CONDITION: Action Needed- Staining was noted around supply registers. This staining can indicate a problem with the heatexchanger, burner or venting. Have a qualified heating contractor evaluate, determine cause, offer repair options andcosts to correct.

BURNER CHAMBER/HEAT EXCHANGER CONDITIONS: Action Needed- The presence of rust, scale and debris in the burner chambers, indicates there maybe excessive corrosionto the heat exchanger. Have a qualified heating contractor, evaluate, prior to closing.

CONDENSATE PUMP/PIPING: Action Needed-Piping has been installed in a non-professional manner. Have a qualified HVAC contractor repair orreplace.

HVAC DUCTWORK/PIPING: Action Needed- While asbestos testing and other chemical testing are beyond the scope of our inspection, the inspector'sexperience leads him to suspect there may be asbestos material on the heat supply piping. I recommend that an asbestostesting lab/contractor be consulted, prior to closing.

ELECTRICAL SYSTEMELECTRICAL SYSTEMSERVICE ENTRANCE: Action Needed- The service entrance cable jacket is frayed/deteriorated. This condition could allow moisture to enter thecable/main panel, resulting in corrosion, oxidation and poor connections. Have a licensed electrician replace.

MAIN DISCONNECT: Action Needed- 1). No Main Disconnect is present in this panel and there are more than six hand motions (7) are requiredto turn the power off to this home. Have a licensed electrician replace panel.

PANEL GROUNDING: Action Needed- 1). Today,s standards require grounding of cold water piping and installation of a bonding jumper acrossthe water meter; recommend a licensed electrician perform these upgrades for safety. 2). Today,s standards require grounding of cold water piping and installation of a bonding jumper across the hot & coldwater pipes above the water heater; recommend a licensed electrician perform these upgrades for safety.

GFI/AFCI OUTLETS: Action Needed- Ground fault circuit interrupters may not have been required when the home was built. Upgrading withGFCI's at all receptacles near water sources or wet/damp locations, such as exterior outlets (1973), bathrooms (1975),garage (1978), kitchen (1987), and basement/crawlspace (1990) outlets is recommended to enhance your electrical safety.Upgrades should be performed by a licensed electrician. Dates listed are when the NEC required GFCI outlets at theselocations.

MAIN PANEL:PANEL CONDITIONS: Action Needed- A Federal Pacific Electric (FPE) service panel and circuit breakers was noted in this home. TheConsumer Product Safety Commission (CPSC) conducted a two-year investigation into the safety of FPE circuit breakersand concluded that the data currently available to it did not establish that the circuit breakers present a serious risk ofinjury to consumers. There were reports that the circuit breakers failed to trip in some overloaded conditions, creating aserious fire hazard. The CPSC indicated that it would cost several million dollars to gather the data necessary to fullyassess the safety risks posed by the circuit breakers and decided not to commit further resources to its investigation. Because there are/were some reports indicating that the breakers may fail to trip, and if you have any specific concerns,we recommend a licensed electrician determine scope of repairs and estimates to correct. For more informationregarding FPE panels, consumers can contact the CPSC at 800-638-2772.

KITCHENPLUMBING & APPLIANCES #1STOVE/COOKTOP CONDITION: Action Needed- Cook top burner/element is inoperable at, right front, right rear and left rear. Have a qualified appliancecontractor repair or replace.

BATHROOMSBATHROOM #1TRAPS/DRAINS/SUPPLY LINES: Action Needed- Leak noted at drain and drain is not professionally installed. Have a licensed plumber repair.

BATHROOM #2FLOOR/FLOOR COVERINGS: Action Needed- Sags/dips are present in the flooring indicates damaged subflooring beneath. Have a qualified/licensedcontractor review and repair or replace.

TUB/TUB SURROUND: Action Needed- Uneven tiles, non-professional repairs and Spongy/softness was noted, rear and right walls. Please beaware that additional latent damage to the structure of the home may exist that was not discovered during today's visual

TUB FAUCET/STOPPER: Action Needed- Stem packing leak observed. Suggest a licensed plumber determine scope of repairs and estimates tocorrect.

INTERIORSINTERIOR CONDITIONSWALLS/CEILINGS: Action Needed- Moisture damage/deterioration is present at most window/wall junctions. Please be aware that additionallatent damage to the structure of the home may exist that was not discovered during today's visual inspection of theaccessible components. In order to determine if latent damage exists, it is necessary to have invasive and destructivetesting and further evaluation performed by experienced/licensed contractors and specialists (prior to the expiration ofyour inspection contingency) to define the scope and cost of any necessary corrective action.

ELECTRICAL: Action Needed- 1). Outlet, living room front wall, indicate an improper wiring condition, including indication for an"reversed polarity". Have a licensed electrician repair. 2). Ceiling fan shakes/wobbles excessively during operation. This could indicate loose/ improperly balanced blades, orloose mounting hardware. Have a licensed electrician repair.

STAIRS/RAILINGS: Action Needed- 1). The hand railing has balusters spaced in excess of 4" apart. This condition could allow small childrento become caught between the balusters. To enhance child safety, additional balusters should be installed or a protectivescreening/cover should be installed. 2). Railings do not meet the minimum 34" height requirement. Hand railing is missing. Installation of hand railing isadvised to enhance safety.

BEDROOMSBEDROOM CONDITIONSWINDOWS: Action Needed- Window, first floor rear bedroom, is not large enough for today's fire egress standards (Minimumopening is 24" high and 20" wide with a net opening of at least 5.7 square feet, or 5.0 Square feet if on 1st floor level).This means if a window opening is 24 inches high, it must be 34 1/2 inches wide to meet the 5.7 sq ft. While they probablymet standards when the house was constructed or currently meet the NJ Re-Hab code, you should consider upgrading, atleast one window, to meet today's safety requirements.

2). Siding to earth contact is present. Repairs are needed to prevent deterioration and possiblewood destroying pest infestation. You need to be aware wood rot & wood destroying pestinfestation may be present behind the siding but cannot be seen. The only real way to determine ifrot or wood destroying insects are present is by opening the walls (removing the exterior siding orthe interior drywall). This is not part of our 'non-invasive' inspection.Action Needed- Bowing of wall/siding/framing is present, left side wall. Suggest a qualified/licensedcontractor, evaluate and repair.

HOSEBIBS: Hosebibs (exterior faucets) are located @ front, rear.The hosebib/s are the older non-frost proof type. While these may have been acceptable at time ofconstruction, upgrading to frost proof type hosebibs with built-in anti-siphon devices can helpprevent freezing and contamination of the water supply system. Frost proof type hosebibs extendthe valve seat into the warm side of the home to prevent freezing. Anti-siphon devices or backflowpreventer valves prevent the introduction of non-potable/waste water into the water supply systemwhen a sudden drop in pressure occurs. No water flow, may be turned off inside. Client is advised to consult sellers and verify operation,prior to closing.

BELL/CHIME: Functional.

EXTERIOR DOORS/FRAMES: Metal clad. Recommend scraping, priming, painting as part of routine maintenance.

GAS/OIL SUPPLY: The gas meter and main shutoff valve is located in the basement.

EXPOSED FOUNDATION: Block. Slab on Grade. Homes built with a slab on grade construction may have heating ducts,plumbing, gas, and electrical lines running beneath the slab. As it is impossible to determine thecondition of these items by a visual inspection, they are specifically excluded from the scope of thisinspection.

It is of the utmost importance thatthe client obtain further information from local building officials to ensure all upgrades were builtwith permits, prior to the end of your inspection contingency. Our evaluation of the roof is to determine if portions are damaged, missing and/or deteriorating and, therefore, subject to possibleleaking. Portions of the underlayment and decking are hidden from view and cannot be evaluated by our visual inspection; therefore,our review is not a guarantee nor a certification against roof leaks. The only way to determine whether a roof is absolutely water tightis to observe it during a prolonged rainfall. Normally, this situation is not present during our inspection. Additionally, we recommendany/all roof repairs/replacements be performed by a qualified and licensed roofing contractor. Properly functioning gutters will resultin a drier basement and will lessen foundation deterioration. End caps, splices and downspout connections are prone to leakage. Caulking/sealing these joints as part of yearly maintenance connections will prevent water deterioration in the future.

GARAGE / CARPORT

FLOOR/SLAB: Concrete. Action Needed- Cracks are present and floor is sagging in two different directions. This is anindication that previous settlement has occurred at this location. Inspector is unable to determinewhen settlement occurred or if additional settlement is likely. Suggest consulting a structuralengineer/qualified/licensed concrete contractor for a more detailed report and repair options.

GARAGE DOOR/S: Metal. Weatherstripping is damaged/missing. Recommend replacement. Action Needed- Door panels are bent/dented/damaged. Replacement of damaged panels by aqualified door contractor is recommended.

GARAGE DOOR HARDWARE: Safety springs are installed as a safety feature. Action Needed- Installing of a safety cable through the safety springs is recommended. Safetycables are recommended to be installed through (in the center of) the safety springs to prevent thespring from "flying" in the event of breakage.

DOOR OPENERS(S): Safety reverse Infrared Eyes are present at both sides of the door. When tested, the door stoppedin motion and returned to the open position, indicating the Infrared Eyes are in serviceablecondition. Attention Recommended- These eyes are installed more than 6 inches above the garage floor.Most manufacturers recommend these eyes be installed no more than 6 inches off the floor toenhance child safety. Moving the eyes downward is recommended to ensure child safety.

WINDOWS: See Windows under Interiors.

ACCESS DOOR/FRAME: Attention Recommended- Damage is present. Repair/replacement is recommended.

FIRE WALL/CEILING: My review of the walls has been limited due to homeowner storage goods. Suggest careful reviewprior to closing after contents are removed.

ELECTRICAL: Action Needed- Exposed electrical wiring is present. Exposed wiring running along the walls within7 feet of the floor require protection from mechanical damage. Have a licensed electrician encasein conduit.

COMMENTS: Homeowner stored items limits my review of the garage area.

Attached garages should be separated from common walls of the house by a proper firewall and fire door. This is to keep themigration of any smoke, fumes or fire from entering the house in the event of a fire in the garage. Determining the heat resistancerating of firewalls is beyond the scope of this inspection. It is recommended all garage drive doors be equipped with a safety reversedevice to reverse the direction of the door if it should meet any resistance on the way down (important where children are present).Some older homes may not have these safety devices present and, these may not have been required when the home was built. Buyermay wish to upgrade if not already present.

ACCESS: LOCATED @ hallway. NOTE: The attic, above living and dining rooms and kitchen was inaccessible. ROOF FRAMING: 2x6 rafters. Sagging noted in the rafters. See Roof Condition/Comments under Roof System.

SHEATHING/CONDITION: Plywood. Attention Recommended- Delamination of the plywood roof sheathing is present. Delamination iswhen the layered ply' s in the sheathing come apart. Generally, this is caused by some sort of pastmoisture buildup, improper ventilation or age. Have a qualified roofing contractor review anddetermine appropriate repairs and costs.

EVIDENCE OF MOISTURE: Stains observed on roof decking. Client is advised toconsult seller to determine the source of staining andverify that corrections have been made. If no pastreview and repair can be confirmed, I suggest havinga evaluation performed by a qualified contractor, priorto closing.

INSULATION CONDITION: Fiberglass, Insulation thickness is approximately, 2-3 inches. Attention Recommended- In this climate area it is recommended to have approx. 12-16 inches ofattic insulation to obtain an R-50. Client may consider installing additional insulation to enhanceefficiency.

VENTILATION: Ventilation is provided by, ridge vents. turbine vents. gable vents. Attention Recommended- Attic ventilation should be improved. Where the roof configurationallows, a combination of ridge and continuous soffit vents are often the best way to naturally ventthe attic ( Normally, 1 sq/ft of ventilation is installed per 150 sq/ft of roof or attic floor area, or 1sq/feet per 300 sq/feet of attic area if 50% - 80% of venting is near the top/ridge). Proper ventilationwill extend the life of roofing materials, keep the house cooler in the summer and prevent ice damsand condensation in the winter. Recommend consulting a roofing contractor for a detailed review toensure proper and balanced ventilation. A useful website for information regarding proper venting iswww.airvent.com.

ELECTRICAL: Action Needed- Improper use of lamp cord wiring is present for master bedroom ceiling fan. Lampcord wiring is not recommended/approved for permanent wiring applications. It is suggested thiswiring be replaced with household (romex) wiring.

Normally, attics can only be partially accessed due to low clearances, deep insulation and/or no walk planks. Inspectors do not crawlthe attic framing members for fear of damaging/falling through ceilings. Water stains around roof penetrations such as chimneys,plumbing vents, and heating vents are very common. Sometimes, it is difficult to determine if these stains are active if the attic cannotbe fully accessed. Many times, portions of the roof sheathing cannot be visually inspected due to low clearances and cathedral roofconstruction, therefore, our review is not a guarantee nor a certification against roof leaks. Insulation in the attic is one of the bestways to improve the energy efficiency of a home. Our report measures insulation materials by thickness. Generally, the greater thethickness, the more resistance to heat loss. Occasionally, we will recommend adding insulation to enhance efficiency.

LAUNDRY

LOCATION: Basement.

ELECTRICAL: Outlets/switches were functional, where accessible.

TRAPS/DRAINS/SUPPLY LINES: Action Needed- A trap is not present at the washer drain. A trap is required to prevent sewer gasesfrom entering the home. Have a licensed plumber repair.

WASHER HOOKUP: Washers are beyond the scope of this inspection,therefore they are not tested. Attention Recommended- The washer supply line(s)are rusted. Replacement is required.

DRYER HOOKUP/VENTING: Natural gas. Dryers are beyond the scope of thisinspection, therefore they are not tested. A gas shut off valve is present. Action Needed- 1). Brass flexible gas connectornoted. Virtually all basements/crawlspaces are vulnerable to water seepage due to their location below grade. Water seepage and moisturepenetration are common problems in foundations, usually resulting from inadequate water management above ground. Changing soilconditions and unusual weather can cause leakage even in a previously dry foundation. Most causes can be corrected by improvingdrainage and grading, however, some water seepage problems may require a professionally designed and installed drainage system orwater proofing system, in conjunction with additional drainage measures. All exterior grades should allow for surface and roof waterto flow away from the foundation. Based on a one time review, we obviously cannot predict whether a basement/crawlspace will leakin the future. Evidence of interior water seepage is not always visible to the inspector, and exterior flooding is beyond the scope ofour inspection. Therefore, if you have concerns about the possibility of significant water or suspect a water seepage problem, werecommend that the home be revisited, prior to closing, during or immediately following a significant rainfall.

Our focus on chimneys and fireplaces is directed at identifying visible damage/deterioration and the presence/possibility of waterpenetration. Examination of concealed or inaccessible components, such as, the presence of a flue lining, cracking, damage ordeterioration to the lining, loose or missing mortar at the interior of the chimney, adequacy of installation, proper clearances fromcombustibles (in inaccessible areas, which would required destructive testing) and draft or smoke tests are beyond the scope of thisinspection. If client has further concerns regarding these items, we recommend a chimney sweep or qualified contractor be consultedfor a more detailed evaluation. Adequacy, efficiency or the even distribution of air throughout a building cannot be addressed by a visual inspection. The inspectordoes not perform pressure tests on coolant systems, therefore, no representation is made regarding coolant charge or line integrity.Subjective judgment of system capacity is not a part of the inspection. PLUMBING SYSTEM

Our focus in the plumbing system is directed at identifying visible damage and leakage. All underground piping related to watersupply, waste or sprinkler use are excluded from this inspection. Leaking or corrosion in hidden/underground piping cannot bedetected by a visual inspection. Shut off/angle stop valves beneath sinks and toilets are not turned or tested during the inspection dueto the possibility of leaking. We recommend all shut off valves and angle stops be turned regularly to ensure free movement for use inthe event of emergency. FYI- 3-5 gallons should be drained from the bottom drain valve of the water heater every 6-12 months (Step1 turn off cold watervalve at top of water heater, Step2 turn on hot water valve at a bathroom faucet above water heater, Step3 open bottom drain valveand drain 3-5 gallons[careful water is hot]). Reverse steps 1-3 when completed. NOTE: Older units we do not recommend draining.

Our evaluation of the heating system is both visual and functional provided power and fuel is supplied to the component. Theinspector is not equipped to inspect furnace heat exchangers for evidence of cracks or holes, as this can only be done by dismantlingthe unit. This is beyond the scope of this inspection. Some furnaces are designed in such a manner that inspection is almostimpossible. The inspector cannot light pilot lights or restore fuel to appliances. Safety devices are not tested by the inspector.Thermostats are not checked for calibration or timed functions. Adequacy, efficiency or the even distribution of air throughout abuilding cannot be addressed by a visual inspection. PANEL CONDITIONS: Action Needed- A Federal Pacific Electric (FPE) service panel and circuit breakers was noted in thishome. The Consumer Product Safety Commission (CPSC) conducted a two-year investigation intothe safety of FPE circuit breakers and concluded that the data currently available to it did notestablish that the circuit breakers present a serious risk of injury to consumers. There were reportsthat the circuit breakers failed to trip in some overloaded conditions, creating a serious fire hazard. The CPSC indicated that it would cost several million dollars to gather the data necessary to fullyassess the safety risks posed by the circuit breakers and decided not to commit further resourcesto its investigation. Because there are/were some reports indicating that the breakers may fail totrip, and if you have any specific concerns, we recommend a licensed electrician determine scopeof repairs and estimates to correct. Any electrical repairs attempted by anyone other than a licensed electrician should be approached with caution. The power to theentire home should be turned off prior to beginning any repair efforts, no matter how trivial the repair may seem. Inoperative lightfixtures often lack bulbs or have dead bulbs installed. Light bulbs are not changed during an inspection. The adequacy of the serviceis usually based on the existing electrical demands and not on future needs. Over current devices (fuses/circuit breakers) are nottripped or tested during the inspection (except GFI breakers which are tested). This inspection does not include low voltage systems,telephone or cable wiring, intercoms, alarm systems. Electrical components concealed behind finished surfaces cannot be inspected. STAIRS/RAILINGS: Action Needed- 1). The hand railing has balustersspaced in excess of 4" apart. This condition couldallow small children to become caught between thebalusters. A lead paint test was not performed during this home inspection, however, experience has shownthat homes 30 years old and older may have lead paint present. Recommend checking with yourreal estate attorney regarding the legal issues and the NJ Department of Environmental Protectionregarding the health concerns of lead paint in the house. Homes of this age may have asbestos present. Typical areas that asbestos if found is in or on thesiding, floor tiles, insulation, heat piping, ductwork, walls and ceilings. Recommend checking withyour real estate attorney regarding the legal issues and the NJ Department of EnvironmentalProtection regarding the health concerns of asbestos in the house.

Our interior review is visual and evaluated with similar aged homes in mind. Seals in double-pane insulated glass can fail at any timeand although the glass is examined, lighting conditions, window coverings and atmospheric conditions, at the time of inspection cancause the defect to be undetectable. Cosmetic considerations and minor flaws, such as a torn/missing screen or an occasional crackedwindow can also be overlooked or not visible during the inspection. Interior door locks are not tested for proper operation. Thepresence or condition of hardwood covered by carpet or other covering will not be known. We recommend you double check theseitems during your final walk-through. If moisture/water stains are observed, the client must realize that damage may exist behindfinished materials and that it may not be possible to determine if the stains are still active. NOTE: As pointed out in the inspectionagreement, materials regularly used in residential construction may contain potentially hazardous substances such as asbestos andformaldehyde.

Although I am extremely through and exercise due diligence, it isnot humanly possible to see or find every existing problem during my visual inspection limited bytime and other constraints encountered in the inspection.

This report is intended only as a general guide to help the client make his own evaluation of theoverall condition of the home, and is not intended to reflect the value of the premises, nor make anyrepresentation as to the advisability of purchase. The report expresses the personal opinions of theinspector, based upon his visual impressions of the conditions that existed at the time of theinspection only. The inspection and report are not intended to be technically exhaustive, or to implythat every component was inspected, or that every possible defect was discovered. Nodisassembly of equipment, opening of walls, moving of furniture, appliances or stored items, orexcavation was performed. Systems and conditions which are not within the scope of the building inspection include, but arenot limited to: formaldehyde, lead paint, asbestos, toxic or flammable materials, and otherenvironmental hazards; pest infestation, playground equipment, efficiency measurement ofinsulation or heating and cooling equipment, internal or underground drainage or plumbing, anysystems which are shut down or otherwise secured; water wells (water quality and quantity) zoningordinances; intercoms; security systems; heat sensors; cosmetics or building code conformity. Anygeneral comments about these systems and conditions are informational only and do not representan inspection.

It is important for home buyers to take advantage of the final "Walk-through Inspection". This is bestperformed in the "Vacant Home" condition before closing of the home. Your Home Inspector maynot have been able to identify all of the conditions in the home due to lack of visual evidence,obstruction by personal property, or restricted view. For your convenience a Pre-Closing checklist isenclosed in the AmeriSpec Report folder.

Should any disagreement or dispute arise as a result of this inspection or report, it shall be decidedby arbitration and shall be submitted for binding, non-appealable arbitration to the AmericanArbitration Association in accordance with its Construction Industry Arbitration Rules then obtaining,unless the parties mutually agree otherwise. In the event of a claim, the Client will allow theInspection Company to inspect the claim prior to any repairs or waive the right to make the claim. Client agrees not to disturb or repair or have repaired anything which may constitute evidencerelating to the complaint, except in the case of an emergency.

ATTACHMENTS

We provide supporting documentation for defects found during the inspection and noted in the report. These documents are eitherprovided by the manufacturer or reflect current building standards.

SUPPORTING DOCUMENTS: IMPORTANT: Our insurance company and the New Jersey Home Inspectors law does notpermit us to provide or quote costs to correct/repair any item found in the home or noted inthe home inspection report. We recommend qualified/licensed contractors provide a quote.
