SUMMARY OF ACCOMMODATION Ground Floor: reception hall, large living/dining room, kitchen, utility, store room. First Floor: landing, master bedroom en-suite, 2 further bedrooms, bathroom. Outside: garage and parking, front courtyard surrounded by well stocked beds, large view facing terrace and small lawned garden with mature shrubs. DESCRIPTION The four modern cottages forming Rose Da Mar were created from the hotel of the same name and they benefit from its spectacular position with gorgeous ever changing views towards Messack Point, St Just creek and its moored yachts and then over the Carrick Roads to Trefusis Point framed by Mylor and Falmouth harbours. There is constant boating activity throughout the year and this is made all the more interesting with the countryside scene as well. Penros is at the end of the terrace in arguably the best position and has an elevated large patio with a glass and stainless steel balustrade to take in the outlook. Below this is a small lawned garden with thick shrubs at the edges and a path leads from here back to the parking and single garage. In addition, residents tend to park in a pull-in off the roadside to the front of the building with the house then set back behind shrubs, a tree and a courtyard with the most used rooms positioned away from the roadside and orientated to make the best of the southerly views. The property is entered at mid-level with an attractive hall having stairs up to the landing and a few stairs down to the living/dining room and there is also a door here to a large but low ceilinged store room. The living/dining room is particularly spacious and

has huge windows and French doors facing the views. A fitted kitchen and utility room overlook the front courtyard. On the first floor the two largest bedrooms have delightful sash windows enjoying the outlook with the master bedroom also having an en-suite shower room. There is also a third bedroom to the side which can still see the water and this is complemented by a modern bathroom. Penros would suit equally well as a holiday or main home and the Rose Da Mar Cottages are often considered very attractive to those in early retirement due to the unrivalled beauty of the surrounding area and excellent local sailing facilities.

LOCATION St Just-in-Roseland is an exceedingly well regarded village a short distance from St Mawes and has been made famous by its church that stands within award winning gardens on the water’s edge of St Just pool and is regularly voted one of the most beautiful church settings in the country. St Just pool spills into St Just creek where there is a boatyard and sheltered launching facilities as well as deep water moorings. St Just is also known for the quality of its walks nearby as the South West Coast Path follows the shoreline of the Carrick Roads to St Mawes in one direction and out around Messack Point to Turnaware Point in the other. Sailing and water sports are two of the main draws to the area and St Mawes is possibly the best known sailing community in Cornwall with plentiful moorings and beaches as well as the extremely active St Mawes Sailing Club holding regattas throughout the season and also helping many youngsters to learn the ropes. There are two boatyards and a further sailing centre on the Percuil River with one of the most successful youth windsurfing clubs in the country. St Mawes has a wide range of shops catering for all day to day needs and there are also many restaurants, bars and inns. Passenger ferries run from St Mawes to the large port town of Falmouth on the opposite side of the Carrick Roads where there is abundant shopping and also across the Percuil River to the beautiful and unspoilt St Anthony Headland which has more rugged cliff top walks and large sandy beaches. The nearby harbourside town of Portscatho offers a different style of village and overlooks Gerrans Bay framed by Nare Head and Black Rock. There are various other hotels with restaurants and classic inns at Portscatho, Philleigh, Ruan Lanihorne and Veryan. The cathedral city of Truro is easily accessible being about ½ an hour’s drive away either along
