Downtown Jebel Ali is a 200-hectare, mixed-use urban community along an 11 kilometer stretch of Sheikh Zayed Road. It will accommodate more than 200,000 people in four distinctive zones. Why Dubai?

On the back of a booming economy and a favourable tax regime, there has been a massive influx of both foreign and local property investors:

Mortgage Finance

Number of banks willing to lend finance on the purchase of ‘foreign ownership’ properties has increased as banks adopt less conservative lending practices with mortgages now being offered on up to 96% of a property’s market value.

Freehold & Free zone Investments

Changes made to property law in 2002 enable foreign investors to buy freehold property in Dubai, entitling them to a residence visa. The combination of a relatively ‘red-tape free’ buying process, no legal fees, reasonable transfer fees and only 1.5% land registration tax payable to the Government on completion. Q1 2008 figures indicate that International investors from Saudi Arabia, India and the United Kingdom head the list of a diversified investment demographic that pumped an estimated AED13Billion into the Dubai realty market.

Security – Escrow Account

Owing to a substantial portion of investment being made in ‘off-plan’ projects, in July 2007 Dubai authorities introduced the Escrow or ‘Trust Account’ which safeguards the interests of freehold property buyers. An escrow is the deposit of funds with a neutral third party (The Escrow Agent) until such time as either a certificate is issued that the building is completed; or the property is registered in the name of the purchaser; or the transaction is cancelled and the purchase price has been dealt with accordingly.

Why Residential Property?

Sound Investments

Rising property prices in Dubai continue to maximize capital investment in real estate; indeed some construction projects have appreciated by more than 300% in less than two years. The price of properties on the resale market can achieve up to an average of 70% more than their original purchase price, depending on their popularity.

High Rental Yields

‘Global Property Guide’ lists an apartment of 120 square metres in Dubai, priced at around US$140,000 generating a typical rental yield of 12.8%. Apartments of approximately 50 square metres are listed at around US£50,000 generating a rental yield of 8.4%.
