The power shopwill serve as a recycling andrebate center for the city ofFort Collins rebate programfor trading in old equipmentfor more energy efficient andenvironmentally consciousp ro d u c t s .

The Bath Garden Centerand Nursery store offersunique gardening materials

and a friendly knowledgeablestaff who are passionate aboutgardening. The store is one ofthe largest suppliers for or-ganic and natural gardeninglifestyles. The store setstrends in Coloradoplantscapes through alterna-tive gardening practices suchas pesticide free growing andindoor hydroponics.

Sales associate BenjaminBell spearheads the hydropon-ics department, a form of sus-tainable gardening for indoorplant enthusiasts. A drip sys-tem with a reservoir of nutri-ents at the base pumps nutri-ents into each individualplant and the plants grow in asoilless medium.

Question: We want to refinance ourhome loan. We are at 5.75 percentand might be able to get 4.85 per-

cent on a 30-year fixed-rate mortgage. Wewill save between $87 to $104 dollars permonth, and we are thinking about addingextra money each month to pay off the loanf a s t e r.

With a 30 year loan, I’d pay twice a monthand add extra toward the principal eachmonth, because you never know about thiseconomy. Please give me your opinion.

Answer: There are four important ques-tions to ask yourself before starting a refi-nance:

1. Will I lower my interest rate? From youre-mail, it’s clear that you meet this test.

2. Will I lower my monthly payment? You’llsave money each month.

3. Will I shorten my loan term? This is animportant question because if you have only25 years left on your loan and are startingup with another 30-year loan, you’ve essen-tially lost five years of payments. But if youhave 25 years left and can refinance to a 15-year mortgage, you’ll come out ahead.

4. What are the costs to refinance? If alender will charge you so much that it’ll takeyears to pay off the costs of the refinancewith your monthly savings, it may not beworthwhile to refinance.

Of these four questions, the biggest issueis how much time you have left on your loan.In your case, it sounds as though you haveenough room to refinance to a 15-year loan.If your monthly payment is less with a 15-year loan, and you can use that savings toprepay the loan further, then you knowyou’re making a smart move.

But it isn’t really fair to compare monthlypayments when a new loan is going to add

years of payments. You must also comparewhat the costs are to close the loan.

The best way to lower the costs on a refi-nance is to shop around. Talk to at least fouror five different types of lenders: a creditunion; a big box lender; a local mortgagebroker; an Internet lender or a mortgage ag-gregator; and a small, local bank that mightkeep loans in its own investment portfolio.

Before you call any of the lenders, visitAnnualCreditReport.com and get a freecopy of your credit history and pay for acredit score. If your credit score is less than660 or 680, you may not even qualify for anFHA loan, so your time would be best spentcleaning up your credit.

If your credit score is good, then be sureto share that information with lenders. Tellthem: “I know you have to pull your owncopy of my credit history and score once Iofficially apply for the loan. But assume thisis current. What kind of interest rate,points, fees and so forth would I qualify for?”

Finally, if you do make extra payments topay down your loan, don’t forget to indicateon your payment that you made an extrapayment to be applied towards the principalon your loan. If you have an escrow accountfor the payment of real estate taxes or insur-ance, and you don’t specifically say that theextra is to be used to pay down the loan bal-ance, you might be surprised to find outthat your extra payments went into the es-crow account and not to pay down debt.

Question: My friend has a home he lives inand owns a different house in another statethat is about to be foreclosed on. The fore-closure happened because after his divorce,his name came off the deed to the propertybut not off the mortgage. His ex-spousefailed to make the payments. He owes about$290,000, but the property is worth only$200,000.

Can he lose the equity in his primary resi-dence and any money he has in the bank in

this foreclosure? How can we find an at-torney who can guide us?

Answer: Your friend’s biggest problemis that he didn’t insist at the time of hisdivorce that his ex-spouse refinance theproperty to take his name off of themortgage.

recourse state, then the lender wouldforeclose on the property and wouldnot be entitled to go after other as-sets. Otherwise, the lender wouldhave to file for a deficiency judgment.

A deficiency judgment is given to alender that is owed more than it getsthrough the sale of the home in fore-closure. In some states, lenders cango after other assets once the homeis foreclosed on if it is still owed mon-e y.

Your friend will need to hire an at-torney to make sure that once theproperty is foreclosed upon, the bankwill not have the right to go after himfor any other money owed. Yourfriend might also want to talk to thedivorce attorney who helped him outand get more information. The di-vorce decree might have providedthat the spouse would be solely re-sponsible for the debt on the home.

It might turn out that the divorce de-cree could shield him from any con-sequences from the foreclosure. Buthe should check that out with his at-t o r n e y.

I don’t refer readers to particularattorneys. However, do recommendthat your friend contact the local barassociation and ask to speak to thehead of the real estate committee.That person should be well versed inreal estate matters and able recom-mend a trusted real estate attorneywho can assist with this problem.

Question: Both of my parents arein their early 80s. Is there any advan-tage to having the majority of theirassets, including the house, trans-ferred to my name? I would only dothis with their approval and the un-derstanding that they have access toany funds through me.

Answer: I’m sure that you and yourparents have a great relationship, andI’m sure they could come to you ifthey were in financial trouble.

But parents don’t like having to re-ly on their kids for financial support.

And often nothing but trouble is cre-ated when a parent transfers their as-sets to their kids’ names.

The good news is that there is noreal tax advantage to doing this, andit might even get you into trouble lat-er on.

While the estate tax is still in limbo,there is still no advantage to havingyour parents gift you their assets now.First, they might need them. Second,you’re better off inheriting theseitems than receiving them as a gift.

Prior to this year, if you inherited ahome from your parents, you wouldhave inherited the home at its valueat the time of their death. That is, ifyou sold the home the day after youinherited it, you would have paid notax on the sale of the home. The costof the home to you would have beenits value at the time of their deathand the sales price of the home wouldhave established its value; therefore,you would not have made a profit.

However, starting this year, whenyou inherit a home, its value is deter-mined by what your parents paid for

the home and put into the home.So if your parents purchased the

home for $50,000 many years agoand put in improvements of $50,000into the home, the cost basis of thehome would be about $100,000. Ifyou then sold the home for $200,000,you would have to pay taxes on theprofit between the $100,000 cost ba-sis and the sales price of $200,000.

It’s a tall order for an heir to trackdown the costs of an asset like ahome that was owned by parents whoare no longer living. You would bewise to sit down with your parentsand go over their finances and deter-mine the cost basis for their home, aswell as for any other asset that hasappreciated over time.

Here’s another suggestion: Spendsome time with an estate attorney,who can lay out the options for vari-ous types of trusts, and make sureyour parents’ wills and powers of at-torney for health care and financialmatters are in order. Knowing thatthe estate is in order will help them,and you.

For best results, core-aerate thelawn before you spread seed. The seedwill fall into the holes made by theaerator, which act as ideal germina-tion chambers for grass seed. As theseedling sprouts and germinates, itsroots dig deeper into soil that hasbeen aerated.

When core-aerating, pass the ma-chine over the area several times indiffering directions, making hundredsof holes in the ground. Water the lawnlightly every day until the seed has

Being the envy of the neighbor-hood is not easy. I know this be-cause I’ve never been one. But,

according to helpful neighbors whostroll past walking their dogs, with alittle effort and the will to make ithappen, I too, could find the secret toincreased property value, a happy andfulfilling life, and far less conversationwith people who walk their dogs.

The secret is in the lawn care. Forbetter turf with less work, set thestage now by planning to weed andover-seed your turfgrass. Timing iscrucial for controlling grassy weeds,whose seeds fell to the soil in fall. Ly-ing quietly on the lawn until springsoil temperatures soar into the 50s,the seeds can sprout and grow quickly.

Pre-emergent weed control is help-

ful in keeping weeds at bay, and forbest results, plan now to put it onyour lawn. The right time to apply pre-emergent weed control is mid-Marchto early April, two to four weeks be-fore the seeds germinate. Too oftenthe pre-emergent is put down afterthe seeds have sprouted; weeds al-ready growing are unharmed by it.

As with all products, follow thepackage directions when applying. Re-gardless of whether it is derived syn-thetically or naturally, like corngluten, pre-emergents need be appliedin a light layer across the lawn. Putdown too much, and there is a risk ofstunting the grass’ root system, caus-ing poor performance later in thesummer when heat takes its toll.

Corn gluten contains a fair amountof nitrogen, so if you use it, decreasethe amount of nitrogen fertilizer youapply. Too much nitrogen and you’ll

germinated. Grass seed is a slow ger-minator, so be prepared to wait 14-20days for it to sprout. The most com-mon mistake in over-seeding is fromimpatience with the germination time— many gardeners give up too soonand cut off the water just when theyoung sprouts first emerge.

If you have already applied pre-emer-gent, wait two-to-four months beforetrying to over-seed. The pre-emergentwill breakdown in the sunlight duringthe summer months and allow for ger-mination of new seed.

The best method of cooking involves throwing open thefridge door and quickly picking out items from eachshelf to make a delicious meal. The other best method

of cooking is macaroni and cheese. Period.The only problem for my cooking of this American delicacy

is that my fiance can’t eat cheese. Sometimes I make thedish anyway and sit on the couch and tell him how awful ittastes while inwardly I am enjoying a little piece of heaven. Iam sure he knows I am telling a little white lie about thetastiness of this comfort food, so I decided to come cleanand make a version that he can also happily swallow.

Enter the dairy free but still pretty cheesy Italian casse-role. For this dish, I experimented with what was in thefridge. I pulled out ground turkey, Kalamata olives, pepper-oni and noodles. Then I grabbed almond cheese, soy cheese,Tofutti sour cream (a soy alternative to the real sour cream),almond milk and coconut milk. The trick when using thesecheese alternatives is to leave plenty of time for melting. Af-ter adding hearty whole wheat noodles, this casserole was afilling feast with a creamy tasting sauce to boot.

I entered the recipe into the recipe analyzer atwww.caloriecount.about.com to see the nutrition results.This version of Italian casserole is high in fat, but it alsopacks a mean serving of protein (about 10 grams a serving)and nearly 15 grams of fiber.

From now on I will try my hardest to be good and not eatdairy. At the very least I will make this version for Matthewwhile I sneak in some good quality time with my favoritebowl of mac. But this recipe was so good, it might reform mycheesy ways.

Creamy Italian CasseroleModified from a low-fat macaroni and cheese recipe at www.WebMd.com.Serves 6Ingredients:3 cups whole wheat macaroni1 tablespoon margarine4 tablespoons Tofutti Sour Cream5 tablespoons white flour1 1/2 cups coconut milk1 1/2 cups almond milkSalt and pepper1 teaspoon Cayenne pepper3 ounces cheddar soy cheese3 ounces pepper jack almond cheese2/3 cups bread crumbs1 pound ground turkey20 chopped Kalamata olives1/2 bag of lean turkey pepperoni

D i re c t i o n s : Preheat the oven to 350 degrees. Coat a glass 9-by-9 inch pan withcooking spray. Bring a large saucepan of lightly salted water to a boil and boil thenoodles until they are soft and then drain.

Meanwhile, in a medium-sized saucepan, melt the margarine. Remove it from heatand blend in the Tofutti sour cream and flour to make a paste. Whisk in the coconutmilk and almond milk and bring to a boil over medium heat, stirring frequently.

Reduce the heat to simmer, stir in the salt, black pepper, and cayenne pepper, andstir frequently until the sauce thickens (about 5 minutes). Whisk in an additional ta-blespoon of flour if needed for desired thickness. Then add in the cheese and stir welluntil it partially melts. Pour the cheese sauce into a large saucepan, add the drainedmacaroni, and stir to combine. The sauce will be a little thin but will thicken withbaking.

For the other layers of the casserole, pan fry the ground turkey with desired Italianspices, tomato sauce and the Kalamata olives. Add the meat mixture to the bottom ofthe ban. Top the turkey mix with a layer of low fat turkey pepperoni. Then add thecreamy noodles on top so that the cheese sauce can drizzle down to the bottom ofthe pan.

Sprinkle crumbled bread crumbs on top and add 1 tablespoon more of melted mar-garine. Bake for 30 minutes, or until the mixture bubbles and is lightly brownedaround the edges and the sauce is thick.
