At the upcomingFood Production Workshop from ColoradoState University Extension on July 10,you’ll learn how greenhouses, hydroponicsand aquaponics can become your favoriteway of growing food.
“Pretty much you can grow anything ina small greenhouse,” says Brooke Ed-munds, greenhouse and nursery regionalspecialist for CSU Extension. “It’s perfectfor small crops through the winter, likespinach, kales, greens.”
Cooking homegrown produce is fine ifyou’re in the kitchen, but when it crispsbefore you get it out of the overheatedgreenhouse, you’re left with a mess. “Mostpeople buy hobby greenhouses built to gointo east coast yards. They’re not sustain-able in Colorado. We have to deal withheat from intense sun, wind, cold winters –the greenhouse is going to blow away or ifyou don’t have insulation, plants willcook,” Edmunds says.
She’ll walk participants through modifi-cations for smaller greenhouses, and pro-vide tips for build-your-own sources ofgreenhouse kits and materials for glazingthe windows. Once you’ve mastered theglass enclosure, Edmunds will take you in-to the wonderful world of hydroponics, apopular method for growing without usingsoil.
“Colorado is the fastest growing state forhydroponic supplies; it’s a result of themedical marijuana industry,” Edmundssays. “Home gardening gets great benefitsfrom this for food production.” Setting upand making sense of all the supplies, oftenlabeled for marijuana production, can bechallenging but the class will cover how tosort through the material to use it for foodp ro d u c t i o n .
In comparison to soil-based production,hydroponics smokes the competition, turn-ing in 20-percent greater yields per plant.This is due to plants growing faster, rollingout yields sooner and over longer time.What you grow depends upon the spaceyou provide and the size of the system.
“We ’ll discuss using kits to build yourown and also find materials. A simple ice
chest system for hydroponic growing canbe as inexpensive as $25, supporting up tofour basil plants. Larger systems vary inprice,” she says.
But if growing plants under glass isn’tgiving you the challenge you crave, don’tworry – this class is super-sized withaquaponics, where fish swim lazily in wa-ters below the plants and their water is fil-tered up through the roots to feed and hy-drate the crop.
“We ’re merging fish and plant culture inan organic, complex ecosystem,” says J.D.Sawyer, owner of Colorado Aquaponicsand instructor in the class. Though rela-tively new to the United States, aquaponicsis fairly mainstream in water-limited coun-tries like Australia, he says.
Plants and fish support one another inthe system, where the aquarium water ispumped into the grow bed so roots can fil-ter off fish waste. The clean water thendrains back into the fish tank.
“You can get into this inexpensively andgrow fish like perch or tilapia as a proteinsource, or just use pet store fish like gold-fish or zebra tetras.” Tilapia take approxi-mately 28 weeks to get big enough to har-vest, he says, though how you get themfrom the tank is up to you. Sawyer recom-mends netting them out, but fishing polesmight add an element of excitement to theb a c k y a rd .
Lids are necessary to keep predators likeraccoons or squirrels out of the fish, but ingeneral the system doesn’t draw attentionto itself with odors. Check out the work-shop to explore new ways of expandingyour crop production.

Whether it’s the dog tracking in mud or thekids carrying in dirt and leaves, there are manyways floors can become dirty and unattractive.Unfortunately, for many people the processthey use to clean their wood flooring might bedoing more harm than good.
“There are a lot of misconceptions aboutfloor care that lead to prematuredeterioration,” says Tom Sullivan, founder ofLumber Liquidators, the largest retailer ofspecialty hardwood flooring.
Some cleaning techniques to avoid, becausethey can damage hardwood flooring, are:
• Vacuuming. Contrary to the belief thatvacuuming is the best way to rid woodflooring of dust and debris, it’s actuallyharmful. The hard bristles on the rotatingbrush can scratch the wood, and smallamounts of damage to the wood over timewill make the surface look worn and uneven.
• Damp mopping. Many people think thatdamp mopping is a quick way to clean woodflooring, but the water in the mop causesdeterioration of both the wood and thefloor’s finish. This increases the likelihoodthat the wood will warp or squeak in thefuture.
• Applying oil soaps. Although oil soaps area typical way to clean wood flooring, these
soaps and detergents can leave a harmful film.Eventually, this film causes the wood finish toyellow, “alligator” or crack, requiringrefinishing.
Instead of using one of the above methods ,it is recommended that homeowners follow afew simple cleaning guidelines.
• Lightly sweep wood flooring with a soft-bristled broom twice a week. This is a quickand easy way to clear away debris particles sothat they do not build up.
• Clean wood flooring once a week with aterry-cloth mop and a cleaner specificallymade for wood flooring, like Bellawood’s soy-based hardwood floor cleaner. This will getrid of the heavier dirt build-up that can causea dull appearance.

Emily and Martin are newlyweds who justbought their first house. They were excited to starttheir lives together, but once they moved into theirnew digs, all they seemed to do was work.Evenings, weekends – all of their free time wasspent renovating the 80-year-old house. They weretired – and frustrated. And that’s no way to start amarriage.
But for all of their toil and trouble, the coupleput only a small dent in the much-needed renova-tions. What they really wanted was to turn theirdark, drab, open-concept kitchen and dining roominto a bright, inviting room for informal entertain-ing. The problem was that they didn’t know whereto start – and, like many newlyweds, they werelow on funds. So they asked me to help themwith a budget-conscious kitchen/dining-roomface-lift that would reflect their casual, contempo-rary style.
Because I had to keep dollars and cents in mind,I decided to give Emily and Martin the look of anew kitchen without gutting it. The couple ownedstainless-steel and black appliances and had paint-ed the walls a grayish-blue, so I chose a designscheme to complement the existing elements: acolor palette of bold black and clean white, withaccents in blue and silver.
Paint goes a long way in making old look likenew. I started off in the kitchen by giving theexisting cabinets a fresh coat of paint – white forthe upper cabinets and black for the lower cabi-nets. I then added jewel-like hardware to providea bit of sparkle. To tie the area together, I put upa stunning linear backsplash in a cool blue glasstile.
I kept the kitchen’s appliances but replaced thesingle-basin sink with a beautiful, modern under-mount sink with a stunning faucet that is sure tobe a conversation piece. I then replaced the pinkcountertop with beautiful taupe quartz fleckedwith silver and blue. I put the same type of quartz
on the kitchen island, which separates the kitchenfrom the dining room, and added a few funkystools around it.
Emily and Martin wanted the dining room andkitchen to flow into each other. So in the diningroom, I incorporated store-bought cabinetry thathas a similar style to the kitchen cabinets. I stackedup white base and glass-fronted cabinetry into twocolumns and placed a black leather and chromebench between them. Above the bench, which alsofunctions as a banquette, I put up a chalkboardwall for messages.
To warm up the dining room, I put in a new wal-nut table, a few wood and black leather chairs, andadded a heap of blue, brown and geometricalblack-and-white pillows on the bench.
To brighten things up, I put in a host of newlighting: task lighting over the sink, two pendants
over the island and an elegant chandelier in thedining room. I also added ultramodern blinds tothe dining-room window and framed these withcrisp white cotton linen drapes that are bandedwith black fabric.
After a few final accents and accessories – anarea rug, a modern mirror, some lamps and a coolwine rack – the redesign was complete.
This dated, dysfunctional space needed an infu-sion of style and substance. So I united contempo-rary colors, cheerful lighting and lots of function,and turned Emily and Martin’s first house into acomfortable and classic home sweet home. Nowthat’s divine.

Lien on house prevents short-sale completion

Q: My divorce was final two years ago, and inthe divorce decree I was awarded the house.But prior to my getting a spousal transfer deed,one of my ex-spouse’s creditors put a lien onthe house which prevented me from completinga short-sale.
If one of us or both end up filing bankruptcy,which looks inevitable, is there any way to getthe lien removed so the house can be sold andprevent a foreclosure?
A: You’d have to convince the creditor that thehouse is worthless and there is no cash coming outof it. The creditor might be convinced by an ap-praisal of the property, and a report that lists whatother nearby homes have sold for.
If you can reach a decision-maker who under-stands what you’re saying, there’s a small chancethat this might work out and the lien will be re-moved.
You are trying to sell your home as a short sale.There is no equity in the home and the creditorwon’t get paid any money if the home is sold via ashort sale or in foreclosure.
If you can’t convince the creditor to allow you tosell the home through a short sale, your other op-tion would be to let the home go into foreclosure.In foreclosure, the lender would wipe out the lienof the creditor and then sell the home to a buyerfree of that lien.
Finally, if you file for bankruptcy, your bankrupt-
cy won’t release the lien placed on your home byyour ex-spouse’s creditor. Your spouse’s bankrupt-cy should release the lien.
If you’re worried about your credit history show-ing a bankruptcy and a foreclosure, don’t be. Onceyou have a bankruptcy on your credit history, it’sunlikely adding a foreclosure will do much addi-tional damage.
A real estate attorney or a bankruptcy attorneymight be able to give you more information.
Q: I own a home free and clear, valued at$210,000, down from about $250,000. I alsoown a second home, on which I owe $280,000.This home has a current value of $399,000,down from $460,000.
I sell heavy construction equipment on com-mission, and business has been absolutely deadthe past two years.
My second home mortgage is with one of thebig box lenders, and they won’t work with me.They won’t give me a personal contact or tellme who owns the loan or help me work out aplan to stay current. I was going to suggest aloan restructure with forbearance or low pay-ments for a short period of time to weather theeconomic downturn. I have lost 73 percent ofmy normal annual income. I have the secondhome for sale “by owner” but there’s no oneeven looking.
In essence I have a gun (equity) with no bul-
lets (cash). Can you help?A: Some lenders are working to restructure sec-
ond home loans and others are not. Since you havea lot of equity in both of your homes, you need todo everything you can to continue making thosepayments. Otherwise, you could lose one or both ofyour homes and that would be extremely unfortu-nate.
Can you move into your second home as yourprimary residence? Can you rent out your primaryhome for a year? That might give you more op-tions, as well as bring in additional income. Canyou rent your second home?
Since you have equity in the property, you mightqualify for a refinance, if you have the income tosupport that.
If there are no lookers for homes where your sec-ond home is located, are there buyers lookingwhere your primary home is? If you sell that homeand use the money to pay down or pay off thelender on the second home, you might be able tosave that home and the equity you have built up inthese properties.
You might want to schedule an appointmentwith a HUD-certified housing counselor at Cred-ability.org (formerly CCCS of Greater Atlanta) to goover all of these options, and perhaps a few others.

Homebuyers with little moneyfor a down payment are findingmore home loans available for alow down payment or even nodown payment.
These mortgages are becomingmore commonplace even as thecountry recovers from a housingbust made worse by the populari-ty of low-down-payment mort-gages during the housing boom.
The Federal Housing Adminis-tration insures loans with smalldown payments. And privatemortgage insurers have loweredtheir down-payment require-ments.
It’s even possible to get a mort-gage today with no money down.The nation’s biggest credit unionoffers “z e ro - d o w n ” m o rt g a g e s .The Department of Veterans Af-fairs and the Department of Agri-culture guarantee home loanswith no down payments.
Following are a few options for
borrowers seeking low-down-pay-ment and zero-down-paymenthome mortgages:
Veterans AffairsVeterans Affairs (formerly the
Veterans Administration) guaran-tees no-down purchase mortgagesfor qualified veterans. Privatelenders originate VA loans, whichthe VA guarantees. There is nomortgage insurance. The borrow-er pays a funding fee, which canbe rolled into the loan amount.
The VA funding fee varies, de-pending on whether the veteranserved in the regular military orin the Reserves or NationalGuard, and whether it’s the veter-an’s first VA loan or a subsequentone. The funding fee can be aslow as 2.15 percent or as high as3.3 percent.
Navy Federal Credit UnionNavy Federal Credit Union of-
fers 100 percent financing (up to$650,000) to qualified membersfor buying primary homes. Cred-it-union eligibility is restricted to
members of the military, somecivilian employees of the militaryand U.S. Department of Defense,and family members.
Navy Federal resumed zero-down financing this year after ahiatus of a couple of years. Bar-bara Sheehan, Navy Federal’s as-sistant vice president for mort-gage products, says when mem-bers of the military are trans-ferred, they sometimes own hous-es whose values have fallen, wip-ing out equity.
“Some people had to take loss-es to sell their houses, so to haveto start over and save the moneyagain for a down payment is reallyd i ff i c u l t , ” she says.
The credit union’s zero-downprogram is similar to the VA’s.One difference is cost: Navy Fed-eral’s funding fee of 1.75 percentis less than the VA’s funding fees.
The Department of AgricultureThe Department of Agricul-
t u re ’s Rural Development mort-gage-guarantee program is so
popular that it ran out of moneythis spring. Congress is expectedto cough up more in time forsummer homebuying season.
Some borrowers are surprisedto find that Rural Developmentloans aren’t confined to farmland.The USDA has maps on its web-site that highlight eligible areas.In addition to geographical limits,the USDA program has restric-tions on household income, andit’s intended for first-time buyers,although there are exceptions.
The USDA mortgage comesfrom a bank, and there is no mort-gage insurance. Instead, the US-DA levies a 2 percent guaranteefee, which can be rolled into theloan amount.
The zero-down options listedabove are restricted to limitedgroups of buyers. With a mini-mum down payment of 3.5 per-cent, the Federal Housing Admin-istration is the low-down optionthat’s available to the most peo-ple.
Today, about 30 percent of all
home-loan borrowers get FHA-in-sured loans, up from 3 percentduring the housing boom. TheFHA gained market share aftermany other low-down-paymentoptions (such as piggyback loans)evaporated in the housing bust.
Losses to the insurance fundcompelled the FHA to hike rates.The FHA charges an upfront pre-mium of 2.25 percent of the mort-gage amount. On a loan with theminimum down payment, there’san annual premium of 0.55 per-cent of the mortgage amount, or$550 a year for each $100,000b o r ro w e d .
There is one more option forborrowers in the “low-down-pay-ment” camp: a standard homeloan with private mortgage insur-ance.
Typically, monthly privatemortgage insurance costs morethan FHA insurance for borrow-ers who put down 5 percent.However, PMI costs less thanFHA for loans with down pay-ments of 10 percent or more.

Dear T.D.: Perhaps the mostoverworked and erroneouslyapplied term in all the world ofantiques and collectibles is “A rtDeco.” This phrase is appliedto a variety of objects found inantiques shops, antiques mallsand online that are described asbeing anywhere from the “early20th century” to the 1950s – oreven beyond, in some in-stances.
Some say the roots of Art De-co point to the aftermath of theUniversal Exposition held inParis in 1900, when a group ofFrench artists loosely bandedtogether to form La Society desArtistes Decorateurs. Otherssay that the beginnings of ArtDeco can be traced to 1909 andthe stage settings created bySergei Pavlovich Diaghilev forhis Ballets Russe in Paris.
World War I stunted the de-velopment of Art Deco, but af-ter the war, members of La So-ciety des Artistes Decorateursorganized the 1925 Paris Expo-sition Internationale des ArtsDecorative et Industriels Mod-ernes. This was the great flow-ering of the Art Deco move-
ment, but it fell out of fashionin Europe quickly thereafter.
However, it remained popu-lar in the United States untilthe beginning of World War II.But after that, it was no longeran important influence inAmerican design. It should bestrongly stated that Art Decowas an artist’s movement andthat true Art Deco is artisticallymade with good-quality designand materials.
The two chandeliers in to-day’s question are consideredto be Art Deco by most sourceswe checked, but they are prob-ably from the 1930s and weremanufactured much closer to1925 than to 1945. It is impos-sible to tell from the pho-tographs from which materialsthese chandeliers might havebeen made.
The glass appears to be cus-tard yellow, while the metalmay be bronze – which wouldbe desirable – but some of theparts look as if they might beplated. We find this pair to beattractive, with five slip shadesin grooved half ovals radiatingfrom a shallow, domed circularc e n t e r.
At auction, we feel this pairshould bring between $450 and$650 and retail in the $1,000 to$1,500 range.
