Buying a home can be overwhelming, es-pecially for first-time

buyers who might be unfa-miliar with all of the detailed steps involved in the process. But investing time now to sort out your goals and de-vise a plan for how you’ll achieve them can make your house hunt smoother and less stressful.

Here are some areas your house hunting blueprint should cover.

Find a real estate profes-sional

Purchasing a home, espe-cially your first home, typi-cally involves a lot of uncer-tainty. Having a real estate professional to guide you through the process is very comforting and may help you avoid costly home buy-ing mistakes.

In addition to finding list-ings that meet your criteria, an agent will provide details about neighborhoods, traffic volume, schools, homeown-ers associations and other buying considerations. When it’s time to make an offer, a buyer’s agent will pull data on comparable sales to help you set the initial offering price, explain the advantages and disadvantages of dif-ferent mortgage products, guide you through the mass of transaction-related paper-work and more.

The real estate agent’s fee is almost always paid by

the seller out of the proceeds from the transaction. As the buyer, you can take advan-tage of the agent’s best ad-vice while letting someone else foot the bill.

And remember, you aren’t obligated to use the first agent you come across. Hold out to find someone you’re confident will represent your best interests.

Get pre-approved for a mortgageMany home sellers today prefer that prospective buy-

ers be pre-approved for a mortgage before putting in an offer to buy a property. From the seller’s perspec-tive, this lowers the risk of a deal falling through. As a buyer, obtaining a pre-ap-proval before making an of-fer strengthens your hand in negotiating with the seller. Your real estate professional can offer referrals to local mortgage brokers. You can also find one through friends or online.

Remember, just as you’re not locked in to the first real

estate agent you interview, neither are you obligated to finance the transaction through the lender who pre-approved you upfront. Shop around for the best loan and terms for you.

Identify the right homeOnce you’ve been pre-

approved by a lender and have selected a real estate agent to represent your in-terests, it’s time to find your ideal home. How many bedrooms and bathrooms do you need? What about

overall square footage and amenities? You’ll also need to decide whether you prefer a single-family home, duplex, condominium or town home. These and other consider-ations play into the type of neighborhood you’ll be living in once you find the perfect place to call home.

market conditions, millions of homeowners are dipping their toes back in the water as they consider selling their homes. With home values on the rise and banks easing lending standards, it’s quite possible that a homeowner can finally be in a position to sell their home, and maybe even buy one at the same time.

Though the market has turned, it’s not necessarily as simple as handing over the keys to your agent, doing an open house and getting some offers. To get top dol-lar and move on, sellers still need to work with a good local agent early on. A good agent is looking out for the client’s best interests at every stage of the game — they know it’s not over until it’s over.

Ideally, the seller-agent relationship should remain strong and positive through-out the process. But sellers can sometimes get in the real estate agent’s way, and

in doing so, diminish their chances for a successful sale at the best price and in the shortest amount of time. Here are five ways sellers of-ten drive real estate agents nuts.1. You think your property is unique and therefore worth more money.Your home is no doubt very special to you. You’ve built memories, tracked major life events, and used it as more than just a place to lay your head at night. When it comes time to sell, it’s often hard to think of your home as a product on the open market. Because of your emotional attachments to it, you may feel your place is unique, which you then equate to being more valuable.If you find yourself resisting your agent’s pricing advice, take a step back and consid-er if you’re absolutely ready to sell. Resisting may be a sign you’re not yet ready to emotionally detach. Keep in mind that an overpriced home, even in a strong mar-ket, will ultimately sell for less than a home priced well from the start.2. You don’t clean up the home.When your home is on the

market, it needs to be ready for a showing on a moment’s notice. That means you need be “seller aware” 24/7. If you’re serious about selling, it’s par for the course. Make a plan to remove Fido’s sali-va-stained tennis ball from the couch or Susie’s Barbie doll off the floor. Before you list, move away the stuff you won’t need until you settle into the new home. Make a special space in a closet or storage bin for the day-to-day stuff that could turn off potential buyers. Even though Inventory is lim-ited and buyers are out in full force in many markets, homes that don’t show well may not get the top dollar they deserve. Who wants to leave money on the table?3. You stick around during an open house.There’s a reason why real es-tate agents don’t want sell-ers hanging around when potential buyers arrive. While you may be perfectly friendly and agreeable, your pres-ence can alienate buyers or make them feel uncomfort-able without even knowing it. A buyer wants to dig their feet into their potential new home. That means they need to feel free to open closets,

poke around in cabinets and make comments to their part-ners or kids. Your presence prevents them from getting to know your home and can backfire. If you’re desperate to know what’s going on at an open house or how buy-ers are responding, make a plan with your agent to show up anonymously during the open house.4. You hold out for extra money at the last minute.A home sale negotiation can be a rocky road, even in strong markets. If you sense the market is in your favor, you may second-guess the list price if you see activ-ity quickly, particularly in the form of multiple offers. It’s a great and powerful feeling. But imagine if, in an attempt to squeak out an additional $3,500 from a serious buyer, you pit them against a not-so-great buyer and you lose both? It happens, much to the dismay of the listing agents who advocate work-ing with the best buyer and not necessarily the best “of-fer.” In other words, you should always be thinking of the big picture, which isn’t always the same as the big-gest offer.A serious buyer is working

with a good local agent, has a bank pre-approval, has seen the home on multiple occasions and demonstrates a high level of experience in the market. 5. You don’t clean up before turning over the keys to the new buyer.Imagine yourself as a future buyer. Would you want to walk into your new home and find 12 cans of old paint in the garage? Or an old baby carriage in the attic? Clean your home and deliver it in good condition to the new buyers. Not only will they ap-preciate the gesture, but also if you need them in the fu-ture for things like forward-ing mail or packages, you’ll have them on your side.

The market this spring is going to be highly competitive with a

high number of buyers vying for a limited supply of homes until new homes can be com-pleted. With so many buyers submitting offers, it is impor-tant to have your offer stand out to the sellers and make it as attractive as possible. Here are five tips that you can use when you submit your offer to make it unique and give you the best chance to get the home.1. Write a personal let-

ter. By sharing your story about why the home is perfect for you, it can give the seller an emotional connection to your offer that could make the differ-ence between competing offers. Be sure to men-tion why you need a new home, how long you have worked to afford a home, how well the sellers have taken care of the property, and include a photo of your family.

2. Offer over asking price. If it is affordable, try doing in above the asking price for the home. Now only with the sellers be more responsive to the rest of

the offer, but in general, an increase of $1,000 in the purchase price would translate to only about a $30 increase in the month-ly payment.

3. Minimize seller conces-sions and pay for clos-ing costs. If your financial situation can allow it, pay-ing for the closing costs and reducing concessions will put more money in the sellers’ pocket and make your offer more attractive.

4. Increase the earnest money amount. Increas-ing the deposit required can be a signal to the seller that you are serious about purchasing the home.

5. Setting a cap on inspec-tion items. This can be a risky strategy, but you can use a clause that states you will not ask the sellers to fix any inspection items over a certain price, for example, $500. This could work if it is a newer home, but be wary of using this strategy if the home is old-er and could require major fixes.
