T he search for ‘Australia’s best garden’ or ‘Austral-ia’s most beautiful home’ are the competitions that

you would expect to hear word of but what about the search for Australia’s Ugliest Living Room?

Online interiors retailer thehome.com.au has launched a national search for the country’s ugliest living room, with the hopes of unearthing some truly awful rooms.

Although the title may not be one that local residents would want, the prize for the winner is well worth it; a living room makeover worth $10,000.

“Home may be where the heart is, but the living room is the soul of the home. It’s where you relax, rejuvenate and entertain, so you

should have a living room you adore,” said Alexandra Mills, CEO of The Home.

For the majority of Austral-ians, the living room is the most important room of the house as it is where they entertain and spend most of their time, according to The Home.

The website found, through a survey, that 43 per cent of Austral-ians have spent more time and money decorating, renovating or restoring their living room than any other in the home.

But for those who don’t have the time or the money, the living room gets neglected.

“I know there are many neglected living rooms out there in Australia, so we want to fi nd the ugliest one and transform it

from mess to mesmerising. We also want to show how anyone can easily transform their own living rooms with a few updates and tweaks – it doesn’t have to be expensive!” Ms Mills said.

T he property market continues to go from strength to strength, with new data showing

home loan demand crept slightly higher in July.

According to the latest Housing Finance data from the Australian Bureau of Statistics, 52,251 loans were approved in seasonally adjusted terms over the month of July.

That is up 0.3 per cent from the 52,074 loans written in the previ-ous month.

While the number of loans approved for the construction of new dwellings slid 1.3 per cent over the month of July, the number of loans approved for the purchase of new dwellings and established dwellings both grew, climbing 0.5 and 0.6 per cent respectively.

And it wasn’t just the number of home loans approved that increased, with the total value of all loans written growing 2.7 per cent over the month in seasonally adjusted terms.

Mortgage Choice spokesperson Jessica Darnbrough said it wasn’t surprising to see a signifi cant jump in the value of all loans written, as recent research from RP Data shows property prices climbed 1.6 per cent across the combined capital cities in July.

“According to the research conducted by RP Data, property values climbed in Sydney,

Melbourne, Darwin and Canberra throughout the month of July,” she said.

“Melbourne led the pack, with the capital city recording a 3.7 per cent lift in property values over the month, closely followed by Darwin, which saw a 2.8 per cent increase in property values over the month.”

Ms Darnbrough said capital city dwelling values have trended higher since June 2012, with the combined capital cities recording 17.4 per cent growth in property values over this time.

“Since June 2012, Sydney has really proven itself to be a standout performer, with values moving almost 25 per cent higher,” she said.

But the growth has been impres-sive elsewhere, too.

“Darwin and Melbourne have also enjoyed incredible growth in property values, with the capital cities recording growth of 20.4 per cent and 18.5 per cent respec-tively,” she said.

But while some capital cities continue to perform better than others in terms of value growth, Ms Darnbrough said broadly speaking, the Australian property market is performing incredibly well at the moment.

“The property market is proving attractive to buyers at present, with home loan approvals now hovering around all time highs,” she said.

“Moving forward, with interest rates still at all time lows, the property market should remain popular with Australians, which should result in strong demand for home loans.”

A gents are finding an increase to the enquiries from the over 55’s age group who appear to

be getting itchy feet in regards to considering cashing in the family home and either downsizing or in most cases upsizing to something newer or in a different location with larger more open plan living areas.

Agent Chad Dunn of Century 21 Novocastrian, in Nelson Street, Wallsend said: “It’s clear that this age group is on the move and look-ing for a different lifestyle to start easing themselves into, they are

not ready to retire but are consider-ing doing something different to accommodate shifts in their lifestyle”.

“One in three of our office enquir-ies come from this age bracket, who appear to be looking at cashing in the long held family home and getting better value in a different area closer to their children/public transport/level areas to walk of an evening, or just to get more room for their grandchildren when they come to stay on a regular basis,” he added.

Chad thinks it is not a bad thing

to take advantage of agencies that offer “free market appraisals” each year, simply just to keep a close eye on what is happening in your area as far as prices and what your home might actually be worth.

“I also hear through clients that there are a lot of financial planners that have reminded them in their years from 55-60, that cash to invest is needed if they want to reduce work hours or support a healthy semi retirement via super. I guess this is why we have also seen the increase in activity in the real estate market in this age group,” he said.

A new release at Spire has everyone talking, and interest is defying all possible expectations

F ollowing the success of the initial release of apart-ments at Spire, a new release has now occurred.

Research undertaken by ING DIRECT shows that customers who access the bank via a tablet are likely to be more engaged, with higher savings balances and more products.

ING DIRECT’s Executive Direc-tor of Customer Distribution, Lisa Claes says the bank’s strategy is to provide a full banking service

to their customers and tablet customers are more likely to be engaged with a broad range of products.

“We never try to second guess the customer, rather our philosophy is to move to where the customer wants to be. 40 per cent of all Australians now own a tablet,” she said.

Firstly, be sure to consider func-tionality and design. While you want to ensure that you’re making a good impression, you also want to be realistic about how much mail you receive and therefore be sure to choose a letterbox that has a long enough sleeve to do the job.

In terms of style you don’t have to stick with the same look as

your neighbours. Try choosing a unique design that matches your taste. Whether it be something bright or an old-fashioned letter-box.

Safety is also paramount when you consider the fact that letter-boxes often house important documents. The best way to make sure thieves can’t get into your mail is to choose one with a key-lockable back door.

When it comes to installation be sure to consider where the letter-box will be placed. If you have a fence that surrounds the home then there is always the option of installing the letterbox within the structure. If this isn’t an option in your yard there are plenty of freestanding letterboxes on the market.

Ladder safety tips & advice

DO: Keep your body centred on the ladder. Always maintain three points of contact with the ladder when you are climbing it.

DON’T: Stand or sit on the top rung of the ladder. It could very easily become unbalanced.

DON’T: Climb a closed ladder. It could very easily slip out from under you and will not be stable.

DO: Use extra caution when you are carrying anything on the ladder.

DON’T: Place the ladder too far away from the building or structure you are trying to climb. It could easily slip away or become unstable.

DO: Let someone know if you’re planning to climb to a great height, like the top of your house. If an accident does happen, you don’t want to be lying there for hours or longer unable to get help.

DON’T: Exceed the maximum load capacity of the ladder. It’s listed on the side for a reason!
