If you shade your windows well, you’ll be able to switch off your air-conditioner more often this summer, says David Hallett, the state manager of Archicentre.

Archicentre is the advisory service of the Australian Institute of Architects. It runs free seminars on a variety of issues, including renovating and sustainable building.

Mr Hallett says the key to effective shading is to stop the sun from striking windows directly.

“Many people try to stay cool by drawing curtains or internal blinds, but the sun is still transmitting heat into the room. The trick is to stop it hitting the glass in the first place.”

Large structures such as verandas, pergolas and covered outdoor living areas can all do the job, but there’s a catch.

“You’ve got to balance keeping the sun out during the hot months with getting it in during a cold winter,” he says.

If you’re planning to build or renovate, pay special attention to your eaves.

During summer, the sun tracks high in the northern sky and stays hot until late in the afternoon as it sets in the west. In winter, the sun is lower in the sky all day.

Because of this difference, it’s possible to design eaves so they block sunshine in summer, but let it in throughout winter.

“If you design the building well, with living areas to the north, you will want the winter sun coming in. The calculation of eaves becomes very important,” Mr Hallett says.

Even so, you don’t need to completely redesign your home just to improve its shading. Other cheap and effective tactics include installing shadecloth or outdoor blinds on your windows.

Mr Hallett warns DIYers to be cautious with shade sails. “Make sure they’re designed and installed properly because they can come down in strong winds and take some of the building with them.”

Another simple strategy is to grow trees for shade. Robin Brimblecombe, a solar energy researcher at Monash University, says careful planting of deciduous trees to the north and west will help cool your home in summer while allowing sunlight in when they lose their leaves.

According to Dr Brimblecombe, US researchers recently found that houses with existing shade trees use an average of 5 per cent less electricity over summer.

“When you plant leafy trees you need to consider whether you’ve got enough water to sustain them through summer,” Dr Brimblecombe says.

“It’s lovely to sit under their shade and you also get a cooling effect from the leaves as they transpire.”

Spring and summer are the most popular months to sell a home and First National Real Estate Nerang has some advice on how to make your home the hot item this summer.

According to Mike Grag, Principal, First National Real Estate Nerang, homebuyers thoughts will naturally turn to patios, outdoor entertaining areas, landscaping, air conditioning and pools during the warmer months.

“First impressions are critical and nothing is more off-putting to a buyer than entering a stuffy, hot house on a 30-degree day, which is why it’s important to make your home summer-friendly,” Mike said.

“With sunny days and gorgeous blue skies, everything is on display. Flowers will be in full bloom, trees will be fully leaved and yards should be kept as tidy as possible.”

Walking through the front door, homeowners should assess the first impressions created and position furniture so that rooms have an ‘open’ feel. Place fresh flowers in vases and pictures on the wall to give the property extra vibrancy.

Remove any clutter, and while family photos are great, limit them to no more than three.

Be sure to have the kitchen and bathroom spotless and any used towels replaced with clean ones.

Most importantly, ensure any items requiring maintenance have been taken care of such as door handles, torn fly screens, broken window latches, light switches, light shades,

leaking taps, doors opening and closing properly and clean carpets.

“If you have air conditioning, make sure it is in good working order and put it on when you are expecting potential buyers to be coming through,” Mike said.

“If you don’t have air conditioning, make sure you open as many windows as you can to let in the fresh breeze and keep windows clean.”

According to Mike the key area of a property during summer is the back yard, where buyers will envisage an area for the kids and a space to entertain.

“Australian’s love their barbecues in summer and can’t go past a good functioning back yard,” Mike said.

“Make sure the barbecue is in clean and looks to be in good condition, ensure the lawn is always mowed and presentable, and the landscaping is tidy with beautiful healthy plants that have been well-watered in the days leading up to any inspections.

“On the day of the inspection, give plants a light spray of water for a clean crisp look if water restrictions are not in force in your area.”

Home owners should consider hiring or borrowing some plants, especially leading up to the front door.

For those with a pool or spa, be sure to keep them sparkling clean and leaf-free from crystal clear water to clean tiles at the top and bottom of the pool. Make sure any pool equipment is neatly stored away.

“Don’t forget the fence, gate, paths and decks. These should be thoroughly cleaned of dirt and any cobwebs and free of peeling paint,” Mike said.

Other tips for selling a property in the summer are:

- Schedule inspections for a time during the day when rooms are bright and have maximum sunlight shining in, but preferably not the hottest part of the day.

- Keep pets out of the property during inspections and music at a minimum.

- Get rid of unsightly garden rubbish which detracts from the appeal of your garden. This goes for the garage, old sheds and any outbuildings.

More than one third of Australians plan to buy a property in the next two years despite concerns over higher living costs and rising interest rates, a survey shows.And 40% of Australians plan to revisit their fi nancial plans as the nation emerges with a more positive economic outlook, the survey, commissioned by mortgage broker Mortgage Choice, found.

Mortgage Choice corporate affairs manager Kristy Sheppard said more borrowers were now taking “ownership” over their fi nancial situation.

“As a housing market service provider, Mortgage Choice is pleased to see 41% of respondents planning to buy property in the next two years and 43% of them planning on an investment property.

“Hopefully, increasing demand from this buyer group will stimulate more housing construction,” Ms Sheppard said.

“The Australian housing market has emerged from the fi nancial crisis relatively unscathed compared to its

global counterparts, which would probably be part of the reason why 64% of respondents believe house prices will rise in the period to November 2010,” Ms Sheppard said in a statement.

It also found 40% of mortgage holders believed they could afford to make repayments at an interest rate of more than 11%.

The online survey of 1,025 Australians, conducted in early November 2009, found 19% of respondents were most concerned about rate rises while 16% were concerned about job security.

Ms Sheppard said that while many borrowers were concerned about rate rises, 40% were prepared for increases of fi ve percentage points, a much higher fi gure than was forecast for the next few years.“This suggests many borrowers can comfortably repay their home loan sooner, if they put their mind and budget to it,” she said.

Almost three quarters of respondents were confi dent the Australian economy would be strong during 2010.

In a further sign of consumer confi dence, 17% said they could afford “any increase”.

Two thirds of participants believe rates will rise by between 0.25% and 1.5% before June, 2010.

New Pet Friendly Search For First National TenantsFirst National Real Estate has launched a ‘Pet Friendly’ search feature for its website to help stem an escalating social issue - pet owners fi nding a home for them and their companion animal.

According to Mike Gray from First National Real Estate Nerang, the Pet Friendly search feature is a way to simplify the property hunt for tenants with docile dogs and considerate cats who are increasingly fi nding it diffi cult to fi nd pet friendly rental accommodation.

“Finding homes for the whole family can be a real issue for tenants with pets because many landlords prefer their property managers to steer clear of the potential problems that can arise,” Mike said.

“But the vast majority of pet owners acts responsibly and takes great care of their rental home because they know how hard it can be to fi nd another pet friendly

property.”

The First National Pet Friendly search feature clearly labels properties where pets with good references will be considered by the landlord. At the same time, the new feature better serves the interests of landlords by opening up a large market of potential customers who are socially responsible pet owners.

Mike said there was an obvious need for a feature of this type, with fi gures from the website extremely encouraging.

The President of peak body, Australian Companion Animal Council (ACAC) congratulated First National on its proactive initiative, after animal welfare groups recently called on landlords and real estate agents to relax their “no pet” policies for rental properties and enable people to keep their pets.

“As our social demographics change and increased high density

living and changing lifestyles are becoming the norm, a lack of understanding by landlords is creating an environment in which pet ownership is becoming increasingly more diffi cult,” Dr Kersti Seksel, President, ACAC said.

“Pets are wonderful companions and provide signifi cant psychological and physiological benefi ts to owners.

“With pets being treated more like ‘one of the family’ than ever before, First National is to be congratulated for making it easier for people and pets to fi nd a home together.”

KEEP HOMES SAFE DURING HOLIDAYS

First National Real Estate has some great advice for those looking to get away for a vacation – make sure you look after your home and leave it well protected and cared for.

“Nobody likes returning home from a relaxing holiday to fi nd dead plants, over-stuffed mail boxes, or even worse, their beloved treasures stolen or broken after a burglary,” Mike Grayfrom First National Real Estate Nerang said.

“Anyone considering heading off for a well-deserved rest should start now to plan some simple, cost effective measures to ensure their peace of mind while they are away.”

In Australia, millions of homes are broken into at least once a year and even more are the target of an attempted break-in.

“Unattended homes and cars act as green lights for burglars, which is why it’s important to take as many precautions as you can to ensure you don’t return from your holiday to fi nd you’re a victim of crime,” Mike said.

Security – a top priority

Purchasing light timers is a cheap, fast and easy way to create a home security system. Be sure the timing is staggered so that your lights don’t come on at the same time each day. Timers are available from hardware stores and also allow you to switch TVs or radios on at various times during the day.

For those with home security systems, it is still advisable to purchase timers, as well as alert the security company of your absence

and expected return date. Park any left-behind vehicles in the driveway to create an illusion of someone being home.

“People can also rely on the tried and true method of relying on your neighbours, family or friends,” Mike said.

“They are often willing to keep an extra watchful eye on your home while you are away and are a great place to leave any spare keys.”

Installing a burglar alarm is also a good idea if you have the time and the budget.

“Burglar alarms are still one of the best deterrents as they make it that much more diffi cult for your home to be accessed,” Mike said.

“But be sure to display notices about the alarm system prominently on the doors and windows.”

Locking doors and windows is one area that is often over-looked in a family’s rush to be on their way.

“It’s always an idea to appoint one person responsible for checking all the locks on doors and windows prior to departure,” Mike said.

“If possible, fi t deadlocks to main doors and windows, as again, they are major hurdles for would-be burglars to overcome.”

Another good idea is to create a lived in look, easily achieved by leaving a pair of shoes at the back door, water in a pet’s bowl or hanging some towels on the washing line.

“Ask a trusted neighbour, family or friend to collect your mail

each day, and ask if they would mind regularly adjusting curtains and blinds or parking their car in your driveway or outside your home to suggest activity,” Mike said.

Finally, install sensor lights at all external doorways, which are another inexpensive deterrent as well as being useful throughout the year.

Vital “Others”

Turn off stoves and unplug dishwashers, coffee pots and other small appliances before you leave, as an added safety measure from electrical fi res. Also consider unplugging larger appliances like television sets and computers so that potential storms don’t cause power surges and start a fi re.

Put away and secure items like ladders, tools and gardening implements, as they can assist in forced entries as well as become dangerous items that can cause damage to your home in high wind situations.

If possible, hire someone to care for your lawn, fl ower beds, vegetable garden and pool for prolonged stays away from your home – even if it’s the son or daughter of a friend, neighbour or family member.
