The New Downtown of Amman
INTRODUCTIONAbdali, the new downtown of Amman, is the largest mixed-use development project ever constructed in the heart of the Jordanian capital. Developed on 384,000 m2 of land, the project will comprise of a total built-up area (BUA) of over 2 million m2 consisting of residential apartments, commercial of�ces, hotels and serviced apartments, retail outlets as well as medical and entertainment facilities. Once complete, Abdali will be the premium central business, residential, tourism, retail, medical and entertainment district of Amman, catapulting the city into the 21st century and placing it on par with most of the world’s renowned city centers.
LOCATIONAbdali is strategically located in the center of major commercial, �nancial, public, touristic and medical institutions in the heart of the Jordanian capital, Amman.
PROJECT COMPONENTSPhase I: Envisioned as the business and commercial center of Amman, Phase I is a highly ef�cient and planned pedestrian-oriented mixed-use community containing: BUA (%)- Residential 261,000 m2 25%- Of�ces 286,000 m2 28%- Retail 263,000 m2 26%- Hotels 151,000 m2 14%- Medical 69,000 m2 07%TOTAL BUILT-UP AREA OF PHASE I: 1,030,000 m2
Phase II: Envisioned with a central dynamic park across 30,000 m2 of land in its midst that serves as a focal theme for mainly residential development as well as of�ce, hotel and retail developments, Phase II of Abdali offers impressive designs based on a well-studied master plan.TOTAL BUILT-UP AREA OF PHASE II: 970,000 m2
Abdali Overall Project: Abdali is a smart downtown converging media and telecom infrastructure to enable the delivery of state-of-the-art technologies to each and every home, of�ce, clinic and outlet. The new downtown of Amman will be fully equipped with technologically advanced building management systems, �re protection systems and security management and provision. Abdali ensured the creation of superior pedestrian-friendly road networks and traf�c solutions around and within the development to enable the smooth �ow of around 100,000 persons residing, working and visiting daily once the project is fully functional. All in all, Abdali creates a modern downtown previously missing from Amman, which will cater to business and lifestyle requirements, as well as create additional employment opportunities and provoking an unprecedented in�ux of investments from Jordan and the region.TOTAL BUILT-UP AREA OF THE ABDALI PROJECT: 2,000,000 m2
WHO’S BEHIND THE PROJECT?About Abdali Investment and Development PSCAbdali PSC was formed in 2004 out of a successful partnership between the government-owned real estate developer National Resources and Development Corporation (MAWARED) and Horizon International for Development Ltd. Co., an international construction conglomerate specialized in investment and development of large scale real estate projects owned by Sheikh Bahaa Ra�c Al-Hariri. This joint venture was further enlarged when the United Real Estate Company - Jordan, under the group of Kuwait Projects Company (KIPCO), joined as a partner, thus bringing a wealth of proven experience to the mega urban regeneration project.
The Project Master Developer and ManagerAbdali Investment and Development PSC was created as a privately owned master development company set up to establish Amman’s new downtown.
The Design and Landscape ArchitectA multidisciplinary engineering consultancy of�ce based in Beirut, Laceco International, has been involved in the planning and study of some of the region’s major projects, and stands today amongst the most prominent �rms in the region in the �elds of urban planning.
PROJECT UNIQUENESSTo ensure long-term sustainability in the new city center, high standard of tenant improvements and special amenities and features, distinctive to Jordan, were introduced:- State-of-the-art communication solutions- District energy for heating and cooling- Central gas network- Pedestrian-friendly traf�c solutions- Gray water recyclable facilities
Abdali PSC subsidiary and affiliate companies include:
- Abdali Boulevard Company (ABC): A subsidiary of Abdali PSC responsible for the development and management of The Boulevard.
- Abdali Mall Company (AMC): An af�liate of Abdali PSC responsible for the development and management of the Abdali Mall.
- Jordan District Energy (JDE): A subsidiary of Abdali PSC responsible for delivering thermal energy throughout the new city center.
PROJECT VALUE:The project value of the new downtown is estimated at over 5 billion USD.
