My name is Justin Skwara and I am an account manager with Simplex Homes. I have personally been searching for foreclosures in Charlotte, NC for my wife and I and I have been startled. We have wasted a life of time searching, analyzing, and dealing with the people involved. It is more than just finding a pretty good home and fixing the carpet. Below is a list I compiled and besides the fact that if we found a decent one, we would probably end up buying a home that was energy inefficient (high power bills, gas bills, maintenance costs). What an eye opener this process has been! For us, the foreclosure now needs to be nearly perfect or we will build a home, again. Potential Major PROBLEMS with Foreclosures / Existing homes: FACT: Most are Not Energy Efficient QUESTION: Who was the builder? Is this important for once in a life investment: YES RISKS: Unsanitary, nasty odors, possibly infectious, insects, rodents, serpents, & needs super deep cleaning. Example: Bathroom infections can live longer than you. MORE RISKS: Other Hazards—Fire Hazard, Mold, Unseen MOLD, Insect/Rodent Damage, Abestos, Radon, Carbon Monoxide, the list of cancer causing agents is endless. MONEY LOSER: Costly Home Maintenance, Replace appliances, A/C heat pumps, water heaters, windows, doors, floor covers, toilets, tubs, on and on…all need updating. FACT: Banks do not care about You during or after the sale- They will negotiate the price higher as if they built the home and are emotionally attached- What a Joke! Yes , sadly, this is a fact and another reason American cannot rise above this crisis. WASTE YOUR TIME: The best foreclosures are hidden by Realtors and Banks for their friends/investors first. Waste your time and gas driving everywhere to look @ junk. Waste your time dealing determining update costs with contractors who view you as “green”. And not “green” as in environmentally concise but green as loaded with green $. You probably are not going to be the one fixing up the home so now you are at the mercy of others- all and all: WASTE OF TIME LOCATIONS: Most foreclosures available are located in areas or land lots where people do not want to live. If these issues are not enough to make you stop and think, then perhaps you like the challenge of finding a needle in a haystack. The bottom line is if you have this kind of time to waste hunting for foreclosures, you would be better served to build a new home with all the new home benefits.
