Background
The subject properties have a total area of approximately 17.7 hectares (ha) and are entirely
contained within the municipal boundaries of the City of Prince George. The properties are
currently designated as a Commercial Recreational and Neighbourhood Residential Future Land
Use in the City of Prince George Official Community Plan Bylaw No. 8383, 2011 (OCP) and are
zoned AF: Agriculture and Forestry, RS2: Single Residential, AG: Greenbelt and P1: Parks and
Recreation in the City of Prince George Zoning Bylaw No. 7850, 2007.

Description of Proposal
The rezoning application proposes to rezone approximately 0.50 ha of the subject area from AF:
Agriculture and Forestry to RS2: Single Residential in order to facilitate a minor 5 lot expansion
to the Aberdeen Glen Estates Phase 4b development. The rezoning application will also require
an amendment to the existing Commercial Recreational Future Land Use Designation as
identified in the OPC to the Neighbourhood Residential Future Land Use Designation.
Community Meeting
The Community Meeting was advertised by hand delivered invitations to homes along Links
Drive and McTavish Road. The City of Prince George’s standard delivery of notice is 30 m and in
this case, we delivered invitations to neighbours in excess of 500 meters from the subject area.
A total of 85 invitations were hand delivered to residents.
Present at the Community Meeting were three L&M Engineering Limited staff members, Kali
Holahan (Planner) to represent the City of Prince George and applicant Craig Church to
represent the application.
The Community Meeting was attended by approximately 3 neighbours. Attendees began to
arrive shortly after 6:20 pm and were offered coffee and cookies. Attendees were presented
with three poster boards illustrating relevant information and were invited to review the
boards and ask questions in a personal one-on-one format. The meeting lasted until roughly
7:30 pm for a total duration of 1 hour.
All of the neighbours questions and comments were documented and have been provided with
this summary in Appendix A. We encouraged residents to provide their email on the sign-in
sheet so that we could create a group email as a means of providing application updates and so

that residents could remain in contact with L&M Engineering throughout the process and
future development phases.
The tone of the meeting was overall polite and friendly and interaction between the neighbours
and various representatives was cordial and respectful. The feedback received from the
community meeting was largely inquisitive in nature, with neighbours asking questions and
inquiring more information with regards to the proposed development plans.
All three neighbours in attendance inquired as to whether or not the proposed development
plans were for multi-family housing. L&M Engineering explained that the 5 additional lots to be
added to the Phase 4b development would be single family lots, as is consistent with the
surrounding neighbourhood.
Comment Forms
We encouraged neighbours to fill out the comment forms provided so that they could be
included with this summary report. Following the completion of the meeting, no comment
forms were received.
Summary
Overall, this meeting met its intended goal of sharing project information with the neighbours
and collecting valuable feedback. Further, all three neighbours in attendance expressed favor
with the proposal and were happy to hear that the 5 additional lots would consist of single
family dwellings.
We look forward to continuing to work with Administration on this application. If you have any

This application will require a rezoning application and an amendment to the City of Prince George Official Community Plan Bylaw No. 8383, 2011 in order to facilitate a minor expansion to the Aberdeen Glen Estates Phase 4b residential subdivision. We are presently engaged in the preliminary planning phases of the proposed development with the City of Prince George and we would like to welcome all interested neighbours to attend this Community Meeting to review the plans, discuss the application and provide valuable feedback. Any input we receive with respect to the proposed land use would be welcomed and greatly appreciated. Refreshments (coffee and tea) will be provided. The meeting will be held in an “Open House” format beginning with a brief presentation by L&M Engineering to explain the project. This format will include poster board displays to illustrate the proposed rezoning and OCP amendments as well as preliminary development plans which will help maximize the opportunity for discussions with interested neighbours. L&M Engineering will be available to collect feedback and answer any questions that neighbours may have. A representative from the City will also be in attendance to answer questions specifically related to the City’s rezoning application process and policy objectives. Any surrounding residents who are interested in this proposed development are invited to attend. Please feel free to extend an invitation to any individuals that would like to attend but did not receive an invitation. We look forward to your attendance at the Community Meeting.
