In December of 2002, Sunrise Growers, LLC {Owned by Vic and Mary Priapi) purchased the
10.75 acre property that is now Priapi Gardens. It is located on the east side of MD Route 213
(a designated National Scenic Byway), ¼ mile north of the 213 light in Cecilton. The property
(and associated business) is located between the scenic Bohemia and Sassafras rivers .
Cecil County required that a site plan be submitted prior to any construction on the property.
Using a private engineering company (Ryan Engineering) , a site plan was submitted to the county
and approved. In the Spring of 2004 Pleasanton Excavating was contracted to construct the
county required entrance, stormwater management pond, and driveway/parking areas. 20% of the
acreage was to be afforested with a woody plant buffer. Construction required a large investment
to satisfy the County requirement s. The plan called for the construction of a curbed and guttered
entrance with 180' of acceleration/deceleration lane {16' wide) on either side of the entrance. A
storm water management pond was to be constructed in the lowest area of the property at the
north east corner, with a secondary one planned for the southeastern end of the property {though
never installed). Approved for the site were (21) 30'x148' greenhouses (totaling 93,240 sq. ft.) and
{3) large buildings (totaling 6660 sq. ft.) for the business’s daily operations.
In 2007 the property was annexed into the Town of Cecilton with zoning being HC (Highway
Commercial} . This is highly desirable commercial zoning with development potential. Town
water and sewer are available,
though not utilized at present. The approved site plan is transferable to a new owner. There is
roughly 82,000 sq. ft. of new impervious construction possible utilizing present stormwater pond
and constructing a second one. About 3 acres of the site are certified organic (with Maryland
Department of Agriculture).
Business model:
The company's business model is retail sales of premium woody, annual, perennial, and
tropical plants which represent about half of the annual sales. Sales of USDA Organic
vegetables account for the other half. Sales are through an onsite farm stand, CSA, and area
Farmers ' Markets. Wholesale woody plant liners are also propagated and sold to other nursery
growers. A customer base of >2000 is established at the site with many more finding our
products at local area Farmers' Markets .
