ABOUT ME
I Consider myself as a resourceful, focused and determined Technical Architect who has considerable experience working in the construction industry designing new buildings, restoring and conserving old buildings and developing new ways of using existing buildings as well as producing detailed drawings and material schedules which are clear, accurate and cost effective. Possessing a proven ability to produce work that minimizes scrap and re-work and also meets the requirements of the specification and which can be constructed and commissioned safely and effectively. Also capable of minimizing cost of projects. Able to use a wide range of IT tools (including AutoCAD, Office, Cypecad, Presto, power point, publisher, etc.) and quick to learn new software packages as required.
Currently looking for a suitable ARCHITECTURAL TECHNICIAN or CAD TECHNICIAN with a company where my skills and knowledge can be used to the full and where I can grow both personally and professionally.

I started to work in the building industry before finishing my studies. In Spain
to get the degree, when we finish the 26 subjects, which form my degree, we
have to do a Final Project. I decided to do a Graphic develop of a building, in
order to get enough skills to work as an Architectural Technician.

I spent a year doing this project and during this time I learnt to manage
different software: autocad 2d, Cypecad ( to work out structures), Presto (
Budgets and planning). A part of this I reviewed how to calculate all facilities:
Plumber, electricity, central heating, air conditioner, telecommunication etc.

same drawings you have been seeing before. Last five months I have
been learning how to manage Autocad 3D, and to do this I used this

PROJECTS PERFORMED AS A SITE MANAGER
Main responsibilities as a Site Manager.
1.- Quality control : I managed the physical execution of the project and carried out
qualitative and quantitative checks on the construction.
2.- I verified of the receipt of the construction products on site, organizing the carrying out of
trials and tests.
3- I managed the material of execution of works, verifying grounds plans, materials and the
correct execution and arrangement of the constructive elements and services according to
the project.
4-I recorded the necessary instructions in the books of orders and attendance.
5.-Site preparation, including land clearing and earth moving
6.-I signed the site preparation certificate and the final certificate ( which has to be produced
to the minutes of acceptance of the project).
7.- I prepared and signed the partial economic certifications and the final settlement of the
units of work performed.
8.- I received the result of the service trials or tests on materials, systems and facilities, which
have to be delivered to me by the building quality control entities and labs.
9.- I collaborated on the preparation of the documentation for works performed ( building
book) and facilitates the results of the check carried out.
As a Site manager I was part of the Directors team. Consisting in the Director of the building
and the director of the execution of the building.

The structure of these building is made by concrete steel. At picture 1, the foundation is a slab of concrete
steel and at picture 2 footings isolated. The rest of structure is formed by column, beam of concrete steel,
prefabricate joists with a inverted “T” shape made by concrete steel and, as a piece between them, blocks.
As exterior wall, there is a cavity wall executed by two leaves of bricks, with a camera between them. The
exterior leaf has on its interior side a layer of mortar, plus waterproof sheet ( usually done just painting) and
to comply with the thermal and acoustic insulation I used mineral wool 3 cm thick.
The roof at picture 1 is a flat floor. The slopes are made by lightweight concrete, acting this as a thermal
and acoustic insulation. On slopes I placed an asphalt cloth to waterproof. On the asphalt cloth there is a
layer of mortar and, as finished tales.
At picture 2, this building has a cavity wall made with leafs of bricks, but in this building I changed the
composition of the layer on the exterior wall. I placed a layer of projected polyurethane 4-5 cm thick and
30 kg/m3 of density. This layer replaced the mortar, impermeable sheet and complied with the conditions
about thermal and acoustic insulation. A part of this I reduced the cost of this constructive element and the
time of execution.

The unfinished detached house is fruit of a bankrupt. There are no secrets in this building. Just to
emphasize the change I ordered in the corrugated steel on a wall. Every wall of containment is
calculated with one of its sizes working on flexion. It is say, the main layer of steel absorb efforts of
traction. This layer is placed on the size that resists the pressure of the ground. But in a building,
when we make the first floor and connect this with the top of the wall, then the wall work like beam.
Therefore we should have armed the wall as the beam is armed. To do that I kept the armed of the
original wall and I just reinforce another size that, at the beginning should have had less amount of
steel. I think is a common error not to think on the constructive process. The wall was calculated in
base its primary use, without thinking that throughout the construction of the building, the loads
affecting the wall could change.
About picture number four, the most remarkable in this building was that the main contractor was
fired. I advised to my client no to contract the company because, in my opinion, they have done a
budget completely unreal. Not according to the normal prices working at the market and, we would
probably have problems in the future. The point was that the main contractor finally realized of it and
a building that it should be built in a year; after a year had been built the structure, roof and exterior
wall.

Before designing a foundation we need to know the properties of the soil. If it is rock, sand, clay and the bearing ground. To do this we need a geotechnical study but as it could be a little bit expensive, usually the study just checks a small proportion of all ground so that not all surface is covered by the geotechnical study. The most interesting in these 12 detached house was that during the excavation we found that the geotechnical study had not detected that there were part of the soil with a different properties not established at the study. This soil was not suitable to get part of the foundation due to the different resistance of it. In this case we had to change the level of this part of the foundation, getting it down to a level that could support the loads sent through the structure down to the ground, Part of my work as a site manager, performed for eight years, consist in detecting the possible mistakes done at the project and take decisions to sort them out.
This house is formed by a grand floor, used as a garage, first floor, second floor and loft. The most
remarkable in this house was that we created a basement with a surface approximately half of the area,
not contemplated at the beginning on the project. This new space to be used was possible because the
ground had enough slope. To access this part we had to design a new stairs and modified the layout of
structure.
To illuminate this space and save electricity we used a mechanism of the company “Solatube” to get
natural sunlight. A part of this we designed a network of pipes to get natural ventilation in this closed
space.

The problem with this way to execute the foundation was
that we had to decompress the ground which is used to
counteract the horizontal push of the vault. A part of this,
there were two old building next to our land so that if we
dug 5 m. the soil, the foundation of these building would have
been decompressed and it could have moved, affecting the
structural stability of these building.
I have to add the likely problems about humidity and
leaking caused by the canal. Leaking that may have changed the
resistance of the soil affecting the foundation of these two old
building. Having clear in my mind of these dangers I talked to the
contractor and Architect proposing another method to solve the
foundation.
The way we used was to split up the foundation and do it in
alternatively batch. First we dug till the level of foundation and
spread a concrete with less resistance ( HM-150Kp/cm2). When
we reached the level of our Foundation (-1.5 m), then we did the
armed and finally we spread our concrete HA-250Kp/cm2).
In this way we did not decompress totally the plot and kept safe
the vault and my workers. A part of this, economically this way to
do this foundation was cheaper than the original process
established by the project.
This is one of the buildings where I really enjoyed as a site manager. Firstly, the geotechnical study to
determine the bearing-ground said that the deep of foundation had to go down -5 m. Secondly, at the
middle of the land there was an irrigation canal used by the farmers of five different towns to irrigate their
lands. The dimensions of it were 4 m width and 3.5 m height. The canal was covered by a vault made by
bricks.
The project also said that to do the foundation we had to dig -5 m. Execute the foundation and do a floor
at the level of the street and a contain wall of concrete steel around the perimeter, leaving between this
floor and the top of foundation a camera of air.
The structure of the house at picture 9 is a combination of concrete steel ( grand floor and first floor)
and wall of bricks and roof of wood beams( second floor). In the second picture the foundation is
concrete steel and the rest of the structure is made by brick wall and the roof is a flat terrace.
In this house, I used as a material of waterproofing that covered all terrace´s surface so that we
eliminated the biggest problem this kind of material has: the joints. The material I was used to using
had a dimension of 1 m width and 20 m length. With this kind of material, to cover a surface,
necessarily we have to do a lot of joints. With this kind of asphalt cloth, which covered almost all
surface, I could reduce, in a huge proportion, the risk of having filtration through the joints.

This is a nursing home of 125 bedrooms split up in two floors. There is a basement as well. The structure
is concrete steel and joists are made by concrete steel “in situ”. Cavity wall made by bricks with a camera
of air inside. The interior walls are plasterboards in metallic profiles.
Analyzing this project I realized that one of the sides of the structure had 50 m length and the Architect
had not designed the necessary expansion joint when the structure of concrete, one of the sizes, has a
length more than 30 m.
When the structure was being made at level of the basement, I realized that most of the column was 5
cm into beam´s section. Doing a structure is to know how to solve encounters, and always, always a
proper execution is that never the section of the column goes into section of the beam.
The best thing is that the section of the beam goes a couple of centimeters into the column. Doing the
column centimeter less tall and using the thick of the formwork to finish the proper length of the column.

MANAGER
When I finished my degree I started to work for companies in which I
performed the role of CONSTRUCTION MANAGER”. This role
basically consists in:
The manager gave me a project and a land to be built. After this
moment I was in charge of contracting all materials, professions that
were necessary to build the construction.
1.- I contracted all personal who built the house.
2.-I negotiated prices and carry out all kind of meetings with the
contractor and the Director team in order to the building comply all
project´s specifications.
3.-I set up a methodology to control the costs of the building.
4.- I organized through graphic of GANTT the production of the
building to get the objectives in terms of time and cost.
5.- I prepared monthly certification and I dealt it with the director
team and clients.
6.- I made reports to the manager about the situation of the building in
economics and constructive terms.
7.- I calculated prices of the different elements of a building in order
to prepare a general budget to be presented at the company´s
client.

In this building I worked as a construction manager for the company CDESMA S.L. Briefly, my work
as a construction manager consists in getting a project and a plot from my boss. After that, he tells me
my aim in terms of benefits and a limited time to finish the building.
Secondly, I start to organized all works contracting the companies that have to stay at the building:
People to do the excavation, foundation, walls, roofs. I Negotiate with them budgets and prices,
carrying out checks about the quality of their work and, If it is doing according to the plan. I also have
set a control about costs and incomes, detecting if there are a divergences between the original
budget and what I have already executed.
A part of this, an important role I have got as a construction manager is to deal with the director of the
building and customers. With the director trying to solve any problem we could have and interrupt the
normal developing of the work. In relation with the customers I attend their needs and certificate each
month to present the invoice.

In this building I worked as a construction manager for the company CDESMA S.L. This 20 detached
houses were made to the public administration as a social houses. I was working as a construction
manager as well.
To CDESMA S.L I was managing other works as : -
- A building of 4 floor and 8 flats in Mogente.
- Industrial building with metallic structure Steel- A42 b in la llosa de Ranes
- Three single family home in Navarres.
- Refurbishment s throughout all Valencia.
- 7 Detached house in Quesa.

This is a Industrial Building of 10,000 m2. and annexed to it a building used as a office. In this building I
was working as a construction manager to my company LLANERA S.L. The warehouse is used as a huge
fridge to store food and send it to rest of Spain. The structure of the warehouse is metal ( Steel A42b), and
the wall that cover all warehouse is a special material to keep the cold. The roof is made by metal with a
panel sandwich with Insulation incorporated.
The area of the land had 50,000 m2 and one of the most important parts of the work was the movement of
ground. Previously to start the foundation the land was divided by small lands and we had to create a flat
surface taking the ground out from some places and adding new soil to another one. Basically, underneath
of the warehouse there is a 1 m of different kind of soil and compressed by an steamroller. Once done
this movement of ground we started to dig to do the foundation that was formed by isolated slabs at the
warehouse and building. Technically one of the challenges of this building was that the machine to keep a
temperature in the warehouse had to be located in a room underneath of the offices. The problem was the
sound produced by this machine. We had to prepare an special Insulation in this room against the sound
up to level of DBA permitted by the legislation.
Finally, the most remarkable for me in this work was that we had 6 months to do everything. This was a
challenge in terms of organization. Planning fifteen different companies and approximately 70 men,
working at the same time at the peaks of the work, was a hard work and a pleasure as well. Seeing like
monthly the objectives we had planned was being reached, was a gratifying experience.
