Executive Summary

TJ Jones and company, along with builder Marvin Hlavaty, created a highly profitable

professional lodging development for companies doing business in oil and gas resource

plays for the last 10 years. Partnered again, TJ Jones and Marvin Hlavaty formed Rio

Sabine to develop projects in Mineola, Texas, subject here an improved 55-year-old and

better, upscale community. Planned developer has purchased the land and the City of

Mineola has rezoned to multi family. Rio Sabine is currently working on financing the

entrance, utilities, and phase 1 of construction.

Subject property is in an excellent location, positioned across the street from a nursing

home. The site is beautiful and lush, covered in pine and various other hardwoods,

featuring multiple large green belts. Only 1.5 hours from the DFW Metroplex, this area

is a lovely place to get away and enjoy a slower community life. Mineola is a certified

retirement city in Texas with limited development in the city limits.

Rio Sabine, LLC will develop the land in 4 separate phases. To ensure quality, the

retirement community will be heavily deed restricted and managed.

Phase I will cost approximately $1,640,000 to develop. All utilities, land, phase 1 and

entrance is included in the cost.

Rio Sabine, LLC will build an inconspicuous duplex style, gated compound in Mineola,

Texas, a certified retirement city which will cost $1,640,000 to develop phase I and will

Business Description

Opportunity

Rio Sabine, LLC has found a niche as a retirement community provider to those looking

to downsize maintenance and live near others in their same socio-economic status, in a

town certified for retirees.

Description Subject consists of inconspicuous duplex style units. The duplexes can include all utilities,

expanded basic cable, high speed internet, water and electricity. Gated entrance with fishing

pond and fountain features. The goal of the developer is to disguise the fact the building

really is a duplex, to create the illusion of a large single family home from the

streets/drives, and to foster the “individuality” feeling, and privacy from the other, for the

tenants/owners of each side of the duplex. Accomplished with the offset floor plans and

by varying materials and finishes, adding selected gable roof forms in key positions

around the facades, where key features (entries/porches, etc) occur. Architects treated the

design slightly different in size and location between the two plans, so the facades

wouldn’t be exactly alike. Designers instilled a simple, usually hipped roof form around

the buildings, with gable forms and timber open detailing where the user/owner would

generally see them and appreciate them.

Project Location 55 and better community is located in Mineola,

Texas, strategically placed in a certified

retirement designation near easy travel to Dallas.

The town incorporated in 1877 and is in the

heart of the timber belt. During the

community's first sixty years, farm products

included cotton, livestock, fruit, and berries.

By 1930 the population was 3,000, and by

1970 it was 4,000. Diversified farming gave

way to cattle raising and watermelon crops.

Subsequently, sweet-potato farming, a

creamery, a nursery, and a company that

supplies poles and pulpwood to the

telephone company helped the economy.

The town remains a shipping center and is home to a women’s clothing manufacturer,

sporting goods sales facilities, fertilizer and cattle feed companies and The Wood County

Airport, five miles north of Mineola, all provide employment for many people. Lake Fork

and nearby Lake Holbrook attract residents and visitors.

The Mineola Nature Preserve on the Sabine River encompasses 2,911 acres located in

Wood County, and is home to 193 species of birds, numerous wildlife, buffalo, longhorn

cattle, and a pristine wetlands environment. Owned by the City of Mineola, this is part of

a comprehensive development plan to protect natural wildlife and habitat for future

generations. This area is great for walking, hiking, biking, birding, wildlife viewing, with

over 20 miles of equestrian trails, fishing ponds, picnic areas, camping areas,

Mineola was chosen as a National Main Street City by the National Trust for Historic

the development of a strong, focused historic downtown district, with over eleven million

Marketing TJ Jones and company have been running and filling apartments and rental

commercial properties in east and south Texas for the past 10 years. They have gained

complete understanding of lease agreements and sales contracts, have knowledge of corporate

lodging and have many helpful business and personal contacts, team feels these will help in

the marketing of said development. Jones is a real estate broker and is comfortable finding

buyers and or renters. Jones, partnering with local real estate offices will begin

marketing by reaching out to local brokers via email, text and mass market web

listings. Will create posts for aplaceformoms.com, and reach retirement living

brokers/referral agents. Next, Jones will make appointments and personally invite

brokers and agents, face to face, knowing that this method is most effective in

introducing opportunities, to view the property. Jones will obtain the broker’s contact

information and keep them updated on the progression of the project with emails and

phone calls. A meeting room will be rented out in Tyler to showcase and tell brokers

about the property. The DFW, Tyler and local MLS will be invited to ensure the

maximum number of realtors will attend the meeting. The goal of the first meeting

will be to target Brokers with clients looking for a quiet place to retire from the city,

empty nesters looking for a new home for the next chapter of life. Meetings will be

set with these offices and all will be invited to a catered event at the property. An
