Perth. Australia’s fastest growing city.As of June 2013, more than 15 million people – close to two-thirds of Australia’s population – resided in a capital city. The combined population of capital cities increased by 271,700 people in the year to 2012.

Greater Perth recorded the largest growth of all capital cities in 2012-13, increasing by 77,200 people, followed by Greater Melbourne (up 65,400 people) and Greater Sydney (61,300). Greater Perth grew by an average of nearly 1,500 people per week.

The City of Perth could face a shortfall of 70,000 houses within a decade unless more property is built to meet the needs of a growing population.

That’s according to a report by Australia’s Housing Industry Association (HIA) that says there was a statewide shortfall of residential property in 2012.

The HIA says the whole state will face a shortfall of 250,000 homes by 2016 and 500,000 by 2020, due to Australia’s rapidly growing population. (Source: HIA).

“Western Australia is simply not keeping up with the housing demand generated by strong natural population growth and net overseas migration,” the HIA report says.

The HIA estimates that Western Australia needs an extra 283,000 dwellings in the coming decade; 83,000 more than was built in the past ten years – that’s almost 30,000 new homes a year.

A vision for the future.The Town of Vincent’s commitment to urban renewal is explained in its Leederville Masterplan, which encompasses the West Perth Regeneration Area. It outlines a vision for the northern fringe of Perth’s CBD; a nine hectare are that has the capacity to provide an additional 80,000m2 of commercial offices, and between 600 and 800 residential apartments. The proposed density will sustain a local retail offer that will allow future residents to walk to local food and café outlets, while also having the option of an 8-minute walk to the café strip of Oxford Street.

The area immediately adjoining Greenwich on Bulwer to the north also has its own Masterplan – the North Perth Masterplan, which has the potential to greatly enhance the local community by revitalising the centre with a shopping plaza and Town Square, delivering more diverse and greater intensity of housing, and improving and calming streetscapes and public spaces. With the potential of a new light rail system along Fitzgerald Street, the focus will also be on active transport (walking and cycling).

To the south, Yagan Square – as part of the City Link urban renewal project – will re-connect the CBD with Northbridge, activating the Horseshoe Bridge precinct with restaurants and cafes, markets, public art, gardens and greenspaces, as well as providing an exciting space for events, performances and celebrations.
