PLUMBING HEADACHES PLAGUE OLDER

NEIGHBORHOODSAs a mature neighborhood with aging homes and water

pipes, Pemberton Heights confronts a multitude of water issues. As work on our waterlines continues, consider these tips for maintaining your plumbing fixtures:•ThehighmineralcontentofAustinwaterwilleventually

ruin most faucets. Unless your shower has the original old two knob with spout, or a hose bib outside, the build-up in the valves will eventually kill the fixture. Low end fixtures probably aren't worth the labor to fix. For high-end fixtures, well-made replacement parts can be found so that a plumber easily replace deteriorated components. •Whenyoubuyareplacementfixture, savetheendofthebox

with the bar code. If you see a part is worn, order the replacement yourself and just ask a plumber to quickly swap it out for you. •Whenthecityisworkingonlinesinyourneighborhood,

it knocks loose a tremendous amount of debris. If you know when city crews are going to turn the water back on, you can simultaneously turn on your outdoor faucets: the debris often will wash out of bigger valves and save the smaller, more delicate ones inside. •Whilestreetworkisbeingdone, ifyourfixturesareableto

operate, hold off as long as you can before having your supply lines cleaned. Plumbing companies can spend a lot of time and money clearing out the supply lines for one house and the very next day the City may open the lines outside and get your fixtures clogged up again.

Both Breed and Zinger Hardware are convenient to Pemberton and may have replacement parts in stock. Lanier Plumbing is locally-owned and can answer more detailed questions about plumbing issues in Central West Austin.

CITY ADVISES: CHECK YOUR WATER PRESSUREContributed by Frank Hartmann

The City of Austin has released a message asking homeowners to be mindful of the importance of checking water pressure: Home improvements and upgrades are common projects for those with older homes. As a reminder, please check water pressure requirements prior to purchasing and installing new fixtures such as tankless water heaters and appliances in your home. Water pressure varies according to location throughout the City of Austin. Average pressure for homes in the Pemberton Heights neighborhood ranges from 40-55 psi (pounds per square inch). Some models of appliances may have minimum requirements that exceed that amount.

Consulting with your plumber or contractor and looking at the manufacturer’s suggested requirements can save you time and money in the long run. If you are planning a project in the future and have questions about the water pressure in your home, please email Jeremy English at Austin Water, [email protected].

Austin is in a severe drought, and water conservation practices such as restricted watering have been in effect for years. Our neighborhood prides itself on not only the professional and educational accomplishments of its residents, but on their civic-mindedness. It should therefore be more than a little discomfiting to know that we can claim the distinction of having among our households some of the largest users of water in the city. A few have used more than a million gallons per year at a time when Austin can ill afford such an extravagence. All of us are guilty to a greater or lesser extent of blithely ignoring city restrictions on washing cars or watering lawns more than once a week, letting poorly situated irrigation lines spray water into the street, or not tending to plumbing leaks that account for about 14% of the water consumed in a home. Thirty percent of all swimming pools have leaks, many of which go unnoticed because of an automatic refilling system. From seeing to it that we landscape not just beautifully but responsibly, to selecting hybrid cars, to not letting the water run as we brush our teeth, there are dozens of ways we can be more mindful of how we unwittingly contribute to the wasting of an increasingly precious resource. Even those who can afford to ignore the financial costs cannot forever distance themselves from the consequences of profligacy with regard to our water supply. Each of us has an inherent obligation to treat our resources with restraint and respect. • Check your toilet for leaks. Put a few drops of food coloring in the

tank. If it appears in the bowl without flushing, you have a leak that needs repair.

• Fix leaky or dripping faucets promptly. Plumbing leaks account for approximately 14 percent of water consumed in the home.

• Clean your driveway or sidewalk with a broom, not a hose. • Install a rain barrel or rainwater harvesting system to capture

rainwater from your roof for use on your landscape. • Water your lawn only on your assigned day and adjust sprinklers so

that only your lawn is being watered. • Swimming Pools - Use cover—especially during the summer--to

reduce evaporation. Pools can lose about ¼ inch of water per day—more in areas of the southwest that are sunny and dry.
