If this is the first time you have considered building a custom home, the process of designing and

building your dream home may feel daunting and can be worrisome if you don’t know what to expect.

As a design-build general contractor, Palo Santo Designs, provides comprehensive architectural

design and construction services tailored to your unique project goals.

The advantage of our design-build approach is that the design process is informed by technical

construction knowledge and real time construction pricing from the field.

Our integrated team approach allows all the key players (owners, designers, contractor, sub-

contractors, suppliers, and other consultants) to feed relevant information into the process early on.

This allows the project goals to be met most effectively.

DESIGN

The first step in any successful project is Design. Generally, our design process can be broken down as follows:

Preliminary Design

This is the process of developing the basic floor plan, site orientation, and exterior shape of the home. Preliminary Design begins with site investigation which includes surveying, site visits, soils testing and analysis of the covenants and other jurisdictional requirements. Development of the design will be informed by a Design Questionnaire which we will provide for you, your budget goals, our knowledge of construction costs, and ongoing working meetings with you, leading to a tailor made design ideally suited to you and your site.

If your project will require preliminary approval from a home owners’ association architectural review committee or Santa Fe’s Historic Review Board, the plans will be submitted for review and stewarded through that process by our team.

Preliminary Budget Forecast Because of our hands-on knowledge of current construction costs, we are able to project a likely construction budget range during this early phase, optimizing the design process from the start to suit your budget. The preliminary budget forecast and basic house plan are suitable for beginning the bank loan process, should you need.

Construction Documents

Based on the preliminary design, a complete set of plans suitable for permitting and construction will be developed. In order to complete this set of drawings we work closely with professionals contracted by Palo Santo Designs on your behalf. These services below represent our “Best Practices” approach to quality assurance in design.

• Surveyor for topographic study and staking the building corners

• Geotechnical Engineering for soils study, assuring a design that minimizes shift, settlement or other common problems in soil movement under your foundation.

• Structural Engineering to assure all structural components and attachments are sound, durable and safe.

• Civil Engineering to assure all storm-water management conditions are mitigated adequately and compliance with EPA and other regulations are met.

• Other professional services including energy modeling to optimize energy efficiency, landscape architect, interior designer, or other services as appropriate to your project.

Once a comprehensive engineered set of construction documents is completed we will complete all the permit application documents and submittals necessary to permit the construction. At this stage, a detailed construction cost breakdown will be made from the completed construction drawings and serve as the basis for a final construction contract amount. Finishes and Fixtures will be allocated budget allowances at this time, if not yet specified. This will allow you additional time to complete your selections with the support and guidance of our staff.

The outcome of these steps will be a comprehensive custom home plan, designed with your input and your wishes in mind.

Additional information about the design process

Approvals

Palo Santo Designs will submit all Home Owner Association, Historic Review and permit application documents on your behalf and steward the approval process through for you. Permit fees will vary based on location, valuation of the construction and size of the home.

Finance

We will prepare and present on your behalf all necessary documentation to your lending institution for appraisal and bank loan approval. We are very familiar with this process and have lenders to recommend should you like. We will prepare specialized appraisal submitals to maximize the valuation of the green and energy efficient aspects of your design. Specification

While the parallel paths of permit approval and bank loan processing are underway, we will work closely with you and our vendors to assist you in the selection of finishes and fixtures that suit your taste and your budget. The end product is a comprehensive construction bid and set of construction plans ready to build.

Design Costs

The total cost of this design process will vary based on the unique characteristics of your project and often fall in the range of about 6%-10% of the construction costs.

Pre-Design Budget Exercise In general, the cost of building a custom high performance home in Northern New Mexico can range from $325 - over $500 per square foot of heated living space. Where your project’s costs will land in that range will be influenced by many factors, some of which are often unknown at pre-design. These include existing conditions of your chosen lot, topography, soil conditions, proximity to utilities, and ease of access. Also, Home Owner Association requirements, City or County restrictions and conditions of your recorded survey will influence cost. Then of course there are the design factors including the selections of finishes and fixtures, and overall design complexity of the home which will play an important role in final construction costs. The exercises below are a useful starting point in determining a realistic budget range to plan for, or conversely what size home is within your desired budget. From here, a clear path can be set to achieve a comprehensive design and detailed construction budget.

Realtors and appraisers typically speak in terms of heated square footage. A home with 4000sf total area under roof, as in our example here, may include 2800 sf heated and 1200 sf unheated. 2800 sf x $325-$500 = $910,000-$1,400,000. Another way to arrive at a very similar range.
