Central Station by public transport. And by car you are just a short

drive from the Amsterdam Ring Road, which takes you to Schiphol

Airport and the rest of the Netherlands. Cyclists can cycle to the

Museum district, Dam Square, Albert Cuyp market or De Pijp in no

time. Once the new cycle route to Dijksgracht is finished in 2020, you

will be able to cycle to Amsterdam CS from Oostenburg Island in 10

Oostenburg Island is turning into an exciting, water-rich

neighbourhood. With a rich palette of buildings and

functions. It is already very popular thanks to bar-

restaurants Roest and Rosa & Rita. For years, eye-

catching initiatives and exciting concepts have attracted

visitors to the historic Van Gendthallen Buildings. And the

editorial offices of the Volkskrant, Trouw and Het Parool

newspapers were also located here in the shared INIT

commercial building.

The construction of the four-star hotel Inntel Hotels

Landmark Amsterdam is really speeding up the pace of

development. This part of the city centre is transforming

The De Hout canal house – recognisable by its lovely wooden facade

The De Hout building is planned for Oostenburg

Island, in the centre of Amsterdam. An elegant canal

house in a quintessentially Dutch style, designed by

the prestigious designers at Workshop Architects.

This unique building has three exclusive apartments

– from 47 m2 to 132m2 – and a magnificent

family home of 230 m2. Perfectly finished, on the

waterfront and with rooftop terraces. And all of this

in a creative and dynamic urban living environment.

The buildings on VOC-kade are inspired by the canal

houses in Amsterdam and important features of the

buildings there. De Hout is a reference to Houtgracht

as well as the building’s wooden facade and floor

structure.

Besides the high standard of finishing, De Hout also

achieves a very high score in terms of energy

efficiency. De Hout requires a very low amount of

energy to function. The building is environmentally-

friendly and a pleasant place to live.

Energy performance coefficient [EPC] 0.2

A newly-built house generally has a very low energy

performance coefficient (EPC) of 0.4. The EPC is a

measure of the energy efficiency: the lower the

EPC, the better. In De Hout, we go much further

than in regular new buildings. The EPC in De Hout is

0.2.

Sustainable energy system

De Hout is supported by a sustainable energy

system. In this way, the soil is used as a source of

heat, cooling and energy. The heating and cooling

come from a soil depth of around 140 metres. It is a

very sustainable and gas-free system that emits no

CO2 while producing this heat. Heat is also

recovered from ventilation air and warm

wastewater from the shower. Very high-quality

insulation minimises the temperature differences

between the various spaces in your home. All of

these amenities lead to the lowest possible energy

demand in your home.

De Hout’s canal house and maisonette have solar

panels on the rooftop terraces. So some of the

electricity you consume is generated in an

environmentally-friendly way. The reduced energy

demand and the use of solar panels mean that De

Hout is sustainable and future-proof.

‘At Workshop, we build for people,’ says the architect of

De Hout. ‘We don’t make sculptures and statements but

rather buildings in which people can feel comfortable and

at home. We design with the attributes of the materials in

mind. Added to that, we build for the future, which means

that our buildings are sustainable but also have the

capacity to adapt to new developments. It goes without

saying that a building must blend in with its surroundings

and should also add something.’

The neighbours’ walls

De Hout’s design is based on the timber frame method. ‘We

were able to do that because we use the bearing strength

of the neighbours’ walls. That results in a light building

with many visual relationships with the surroundings. By

using this wooden design, we’re actually continuing an old

tradition. Once upon a time, all the houses in Amsterdam

were made of wood.’

Contemporary look

‘It’s interesting to design a building so that it has a

relationship with its surroundings. We also like the

fact that the residents are constantly discovering

new elements. If you look carefully, you will discover

details in De Hout that refer back to the 17th century.

For example, the building has a beam ceiling, just like

the canal houses in the Golden Age. But it’s not meant

to be nostalgic. In fact, we believe it’s essential that the

end result is contemporary. So when we do innovate, we

always do so in the context of the old traditions. Because

a building will look much more natural when you draw on

a bygone or existing context. And that’s precisely how you

can realise future-proof buildings.’

Quality is the main focus

Workshop believes that beauty is important, but it is not

the starting point for a design, says Van der Zwan. ‘We

don’t design according to a particular style. Quality is

more important than the fact that people can see that

another Workshop building has been built. If you were

to judge our buildings in terms of style, you’d probably

say that they’re not flashy. They’re quite reserved and

understated. Because that’s the style we like.’

You are sitting comfortably in the courtyard

garden. The warm sun is shining on your face. The

spring breeze is gently blowing through the leaves,

the trees and the flowers. A bumblebee buzzes in

the hollyhocks. The sliding doors of your apartment

are open wide, and it seems as if your home and

the garden have blended into each other. As if the

section of garden in front of the sliding doors is

yours. Such a lovely back garden. De Hout is

located in a very vibrant area on Oostenburg

Island. With a wonderful view of the water at the

front and a lush courtyard garden at the rear. All of

Parking is available in the nearby Q-Park parking garage,

soon to be completed. Here you can take out an exclusive

residential subscription and rent a flexible parking

space.  For visitors, there are a limited number of paid

public parking spaces on the street that are intended for

short-term parking and visitors.

Visitors can also use the  parking garage. The  parking

garage has a total of around 700 parking spaces, of which

around 150 are intended as exchangeable spaces for

owner-occupier homes. The parking garage will have been

completed by the time your home is transferred to you.

Oostenburg Island has all the space required for unique shops,

cosy coffee bars, inspirational flexible workplaces, original bars

and restaurants and motivational sports facilities. Moreover, the

green roofs on the various buildings are a conscious choice. The

roof functions on the nearby buildings range from urban farming

and an ecological play-landscape to a rooftop bar with terraces.

Every roof has its own unique function.

The focus on Oostenburg Island is on encounters. Encounters in

neighbourhood squares, courtyard gardens and eco-friendly roof

gardens. The immense Werkspoorhal Building, where machines and

ship diesel engines were once built, will soon be the beating heart of

Oostenburg Island. Restored to its former grandeur, with a wonderful

view of the quay and the neighbourhood streets. A square with the

dimensions of a cathedral, close to the De Vijzel canal house. As soon as

the summer comes, the sliding doors are opened. And then you can visit

a variety of events, including food truck festivals or colourful markets.

Or in the winter, an art exhibition or maybe an ice rink. In short, the ideal

meeting place for residents, neighbours and visitors. The developer is

currently busy with this concept.
