INTRODUCTION

The security and safety of our tenants are primary concerns for the management team at

Edgewater Corporate Center. By informing you of our buildings’ emergency procedures, we

hope to reduce the risk of threatening occurrences, and to coordinate quick, effective responses

to emergency situations.

This OCCUPANT LIFE SAFETY EMERGENCY RESPONSE PROCEDURES section

of this handbook provides information to ensure the maximum protection for you and your

employees. It is essential that these procedures are fully understood and that they are followed if

an emergency situation arises.

Please see the following page, which outlines the duties of the Tenant Safety

Coordinators / Fire Wardens. The Tenant Safety Coordinators / Fire Wardens play an important

role in maintaining the safety of the buildings and responding effectively to emergency

situations. Each office should select one primary Tenant Safety Coordinators / Fire Wardens and

one alternate Tenant Safety Coordinator / Fire Warden for every 50 employees. The building

management office should be notified of these coordinators, as they will be contacted regarding

building safety procedures.

We are pleased to have you as a tenant, and hope that you will work with us to enhance

the safety and security of all tenants and employees at Edgewater Corporate Center. If you have

Dear Tenant Safety Coordinator / Fire Warden,

The security and safety of our tenants is a primary concern for the management team at

Edgewater Corporate Center, your assistance with this effort is greatly appreciated. We

respectfully ask each tenant to provide one primary safety coordinator and an alternate for every

50 employee’s occupying your suite.

The Tenant Safety Coordinators / Fire Wardens play an important role in maintaining the

safety of the building and responding effectively to emergency situations.

As a Tenant Safety Coordinator / Fire Warden you are responsible for the development

and implementation of your company’s fire safety program. This program should include

development of evacuation plans, training of employees in emergency response procedures, and

practice of emergency procedures.

The Tenant Safety Coordinator / Fire Warden will also be a key contact for the building

management office in the event of power failures, severe weather, medical emergencies, or other

emergency situations.

We are pleased to have you as a Tenant Safety Coordinator / Fire Warden, and hope that

you will work with us to enhance the safety and the security of all tenants and employees at

Edgewater Corporate Center. You will be notified of any future training sessions or changes in

building safety procedures. In turn, should your contact information or designation as a Tenant

Safety Coordinator / Fire Warden change, please notify the building management office

immediately.

BUILDING/TENANT FIRE SAFETY

In the event of a fire, the safe and rapid evacuation of the affected area is the joint

responsibility of building management and the tenants in that area. It is imperative that each

employee become familiar with the procedures described on the following pages. If there are

any questions, please call the building security desk at (803) 835-6100 before an emergency.

SMOKE/FIRE EMERGENCY PROCEDURES

IF YOU SMELL SMOKE:

1. Call the Building Security Desk (803-835-6100). Report the smoke, giving the

location if possible and other available details.

2. Notify your designated tenant safety coordinator.

3. Wait for a response from building management.

DO NOT USE THE ELEVATOR.

DO NOT EVACUATE UNLESS INSTRUCTED TO DO SO.

IF YOU SEE FIRE:

1. Close all doors leading to the fire.

2. Activate a pull station. This will alarm the building and call the fire department.

3. Call the building security desk (803-835-6100). Report the fire, giving the exact

location and any other available details.

4. Start your evacuation procedure.

DO NOT USE THE ELEVATOR.

DO NOT EVACUATE UNLESS INSTRUCTED TO DO SO.

The building management office will notify you, if evacuation is NOT necessary.

Follow the evacuation instructions precisely.

DO NOT USE THE ELEVATORS. USE THE STAIRWELLS ONLY.

BUILDING FIRE SAFETY FEATURES

1. Edgewater Corporate Center is constructed of poured, post tensioned, reinforced concrete

with a red granite exterior to inhibit the spread and minimize the effects of fire on the

building’s structure.

2. Multi-purpose “ABC” fire extinguishers are wall-mounted just inside the stairwells each

floor. Tenant Safety Coordinator’s should become familiar with the exact location and

the proper use of these devices.

3. When an alarm on a floor is activated, the floor above and the floor below will also go

into alarm. After five (5) minutes the entire building goes into general alarm, unless the

original alarm is proven to be false and is reset.

4. Both buildings have two stairwells identified on evacuation maps with an entrance on

each floor and are recommended for evacuation purposes. Each stairwell has a

pressurization fan that is activated on an alarm and prevents smoke from entering the

stairwells.

Types of Fires

Class A, Fires in such ordinary combustibles as paper, wood, cloth, rubber, textiles and

many plastics.

Class B, Fires in flammable liquids such as grease, oil, paint and gasoline.

Class C, Fires involving energized electrical equipment, where there is a risk of shock.

When electrical equipment is de-energized, Class A fire extinguishers may be

used safely.

Class D, Fires in combustible metals, such as magnesium, titanium, zirconium, etc.

Multi-purpose “ABC” extinguishers can be purchased to handle all classes of office fires.

These chemical-based extinguishers can cause damage to electronic equipment. However, water

extinguishers must not be used if an electrical current is present, because of the danger of

electrical shock. A fire in electronic equipment rooms will almost always require the use of an

“ABC” rated fire extinguisher because: (A) there is likely to be paper nearby, (B) there may be

oil or grease involved, and (C) it is electrical equipment.

Arrangements with building management should be made to protect areas such as

computer rooms, mailrooms, and duplicating and storage areas with fire-related enclosures and

fire extinguishers. Depending on the size and value of these areas, smoke detectors or automatic

extinguishing systems (using chemicals such as Halon or FM200) are recommended.

Emergency Fire Extinguisher and Safety Compliance

1. Tenant s are required per NFPA (National Fire Protection Association) and

local authorities having jurisdiction (State Fire Marshal, Local Fire

Marshals) to maintain fire extinguishers within their spaces including

monthly documented inspections, annual documented inspection by a

certified contractor and five year documented inspection, cleaning and

pressure testing of the vessel and components.

2. Tenant s are required per NFPA (National Fire Protection Association) and

local authorities having jurisdiction (State Fire Marshal, Local Fire

Marshals) to maintain clear and unobstructed halls and corridors that are

known as egress routes within the tenant spaces.

3. Tenant s are required per NFPA (National Fire Protection Association) and

local authorities having jurisdiction (State Fire Marshal, Local Fire

Marshals) to eliminate storage of flammables and contaminates such as

paints, varnishes and fuel accelerants without proper NFPA and OSHA

certified storage cabinets and apparatus within tenant spaces.

FIRE EXTINGUISHER OPERATION

TO OPERATE: (Same for all types of fire extinguishers)

1) Pull the retaining pin.

1) Aim nozzle of the extinguisher at the base of the fire, squeeze the handle, and sweep

the nozzle back and forth.

This is most commonly known as the P.A.S.S. method.

P.A.S.S. stands for PULL, AIM, SQUEEZE and SWEEP.

Tenant Fire Emergency Responsibilities

Tenant Safety Coordinators / Fire Wardens Responsibilities:

1. The Tenant Safety Coordinators / Fire Wardens should be responsible for the

development and implementation of the tenant’s fire safety program. This

program should include:

A. Development of evacuation plans:

Familiarize employees with the location of all exit stairwells.

Familiarize employees with the location and proper use of fire

extinguishing equipment within the building.

Inform the building management office of all handicapped people

who might require assistance during evacuation.

B. Assignment of fire-fighting responsibilities:

Designate and train individuals in fire-fighting techniques for small

fires only (areas of less than 10 square feet).

When fire-fighting personnel arrive, give them the information

they need regarding the cause of the fire and the status of fire-

fighting efforts.

C. Train employees in emergency response procedures.

D. Practice emergency procedures to assure familiarity with individual

responsibilities.

The building management office is available to assist you in organizing training sessions

for your designated employees. It is the responsibility of the Tenant Safety Coordinators /

Fire Wardens to train their employees in these emergency procedures.

2. In the event of a fire in the tenant’s space, the Tenant Safety Coordinators / Fire Wardens

are in charge until the building’s Engineer, an appointed alternate, or the fire department

arrives. The Tenant Safety Coordinators / Fire Wardens and the other designated

employees should initiate the following emergency procedures:

A. Close all doors leading to the fire.

B. Call 911.

C. If at all possible call the building security desk (803-835-6100). Report

the fire’s exact location and what material is burning.

D. Activate a pull station and begin your evacuation. Tenants should attempt

to extinguish small fires (areas of less than 10 square feet) unless doing so

would expose them to personal danger and/or cause delay in calling the

building management office, or in evacuating the area. If the fire is in a

wastebasket, move it to a less dangerous location if possible. If machinery

is on fire, shut off power to it. Do not however, risk injury to yourself or

others.

E. A designated employee should wait by the service elevator to direct the

building management office representative to the fire scene.

F. The Tenant Safety Coordinators / Fire Wardens should coordinate their

activities with those of other Tenant Safety Coordinators / Fire Wardens

on the fire floor.

G. When the building management office representative arrives on the fire

floor, he/she is in charge, and all tenants will heed any order issued.

Tenant Evacuation Procedures

In order to ensure a clear, uninhibited entry for the local fire authority into the building

and to the fire area, it is extremely important that ALL tenants evacuate in the precise manner

and to the exact area designated by the building management office representative, Tenant Safety

Coordinators / Fire Wardens or local fire authority.

The following evacuation procedures should be observed:

1. If possible, quickly grab purses, wallets, valuables, etc. as soon as the order to

evacuate is given. You will not be allowed back into the space until the local fire

authority declares it is safe to re-enter.

2. Before opening any door to the corridor, check the door and doorknob for heat. If

it is warm, stay in your office and seal around the door seams using wet towels or

“duct” tape. DO NOT OPEN THE DOOR! Find another exit to the corridor.

3. If both your door and doorknob are cool, and you leave your office:

a. Check for smoke in the corridor.

b. When smoke is present, stay low by crawling as cool, clean air is closest

to the floor.

c. Everyone should proceed quickly, but calmly, to the nearest stairwell.

DO NOT RUN! All the stairwells are constructed with fire-resistant

materials to provide safe evacuation for building occupants.

d. DO NOT PANIC!! Panic is the most harmful and most difficult element

to control in an emergency. Avoiding panic is accomplished through the

following steps:

Knowledge of procedures which must be followed

Confidence in the responsible person’s ability and guidance.

Calmness and self-confidence of responsible personnel.

e. DO NOT USE THE ELEVATORS!

f. Check stairwells for smoke. If smoke is not present in the stairwell,

proceed down the stairwell and exit the building. When you are

proceeding down the stairwell, always utilize the outside lane of the

stairwells, as emergency personnel will be using the inside lane to move

up to the fire floor.

g. If the corridor and/or stairwells are smoke filled, RETURN TO YOUR

OFFICE.

h. Once you are in the stairwell, should you encounter smoke on your

descent, get out of the stairwell into any smoke and fire free corridor and

proceed to a different stairwell.

i. Evacuate to the exact area designated by the building management office

representative, Tenant Safety Coordinators / Fire Wardens or local fire

authority.

j. The designated evacuation area is located at the flag poles in front of the

open air parking lot. Please congregate there to insure you do not inhibit

fire-fighting activities. The stairwells exit the buildings on the ground

floor into corridors leading directly to outside exits.

4. A person should be designated to walk the floor/suite to assist employees and

make sure everyone is aware of the evacuation order.

5. The last person leaving any enclosed office area should close the office door,

without locking it. The doors in the building are fire rated and this will help to

confine any fire until the arrival of the local fire authority.

6. Form a single-file line at the stairwell exit door and proceed calmly and carefully

down the staircase to the exits.

7. Conversation should be kept to a minimum. Everyone should stay in a single-file

line on the outside of the staircase.

8. Once the evacuation has begun, no one should attempt to re-enter the evacuated

area until it has been declared safe or clear by the local fire authority.

9. During evacuation, handicapped persons should be helped into a fire-

protected stairwell or corridor. Security or fire department personnel will

meet them in this area and assist their evacuation to the exits. The Tenant

Safety Coordinator should notify the building management office as to the

location of handicapped and or disabled employees so that security personnel

may respond to assist their evacuation.

ALWAYS NOTIFY AND UPDATE THE MANAGEMENT OFFICE WITH THE LATEST

INFORMATION ABOUT NEW AND OR TEMPORARY MOBILITY CHALLENGED

PERSONNEL THAT WILL NEED ASSISTANCE IN THE EVACUATION PROCESS.

10. Upon arrival at the designated rendezvous point outside, everyone should remain

in the area. No one should leave unless directed to do so by the local fire

authority or the building management office representative.

11. The Tenant Safety Coordinator or alternate should proceed to take a head count to

determine if every employee and visitor is accounted for. If someone is missing,

this information should be relayed to the security personnel at the rendezvous

point.

If evacuation of an area is not possible because all escape routes are blocked by fire or

thick smoke, the following procedures should be observed:

1. Move as far away from the fire as possible. Close all doors as you go. Every

closed door between you and the fire provides a barrier against smoke.

2. If a phone is accessible, call the local fire authority (911) and then the building

security desk (803-835-6100) with your precise location.

3. Stuff clothing or other materials around cracks in the doors to prevent smoke from

penetrating the area.

4. DO NOT BREAK THE GLASS! Under certain conditions, an open window

may draw smoke, heat and fire into the area. If the glass has been broken, there

will be no way to stop the smoke from entering the room.

Recommended Fire Safety Features for Tenant Spaces

1. Tenants should make arrangements with building management to protect areas

such as computer rooms, mailrooms, duplicating and storage areas with fire-rated

enclosures and fire extinguishers. If the size or value density of these areas is

large, smoke detectors or automatic extinguishing systems (such as Halon or FM

200) should be considered. Call the building management office (803-835-1999),

if you need any assistance in arranging the purchase and installation of any of the

above equipment.

2. Tenants should take steps to safeguard their business from the effects of a fire in

the building by protecting vital documents and company records. Off-site records

storage, or fire-resistant storage areas can do this. The specific method of

protection will depend on the size and nature of the material involved.

Fire Prevention Tips

1. Smoke in designated areas only. Make sure all cigarettes and cigars are

thoroughly extinguished before safely depositing them into the ashtrays. Also, do

not leave lit cigarettes or cigars unattended.

2. Unplug electrical appliances such as coffee pots or water heaters when not in use.

3. Arrange for proper use and storage of adhesives, cleaning fluids, and other

flammable liquids and, where possible, substitute with less flammable products.

Please properly store copier and printer supplies. The building management office

will be happy to assist and advise you in this process.

4. Eliminate extension cords where possible, by installing additional power outlets

or relocating some electrical equipment. The building management office

recommends 6 foot, UL listed extension cords. NO LAMP EXTENSION

CORDS OR MULTI-JACKS SHOULD BE UTILIZED. Special attention should

be given as to the placement and line size of extension cords. Extension cords

should NEVER be placed in walk paths or hallways as this can cause serious

accidents as the result of tripping.

5. Make sure the power is shut off on all office equipment such as typewriters,

calculators, computers, etc. at the close of the business day.

6. Provide adequate ventilation for office equipment such as copying machines,

printers or computers.

7. Electrical closets within tenant spaces should be kept locked at all times. Nothing

should ever be stored in these closets.

8. Freight elevator lobbies on all floors should be kept clear at all times to provide

access for emergency equipment and personnel. Tenant’s belongings and

deliveries should not be stored in freight lobby areas.

Regulatory Compliance

BOMB THREAT INFORMATION

General Information:

There are two reasons for a caller to report a bomb is to go off at a particular location:

1. The caller knows that an explosive or incendiary device has been or will

be placed in the building and wants to minimize personal injury. The

caller may be the person who planted the device or just someone who is

aware of such information.

2. The caller wants to create an atmosphere that spreads panic and disrupts

normal business activity. This may be the ultimate goal of the caller.

BOMB THREAT RECEIVED BY A TENANT

Should a tenant receive a bomb threat, the following guidelines should be used:

1. Follow the checklist on the first page of this section. Try to obtain as much

information as possible. Be prepared to relate this information to the police when

they arrive.

2. Immediately call the building security desk (803-835-6100). Building

management will call the police. If possible, have a second individual call the

building management office while the bomb threat call is still in progress.

management office representative will give the order to evacuate, and provide

further instructions, if necessary.

BOMB THREAT / TENANT ORDERED TO EVACUATE

The building management office will have the responsibility of deciding whether a tenant

space should be evacuated. If you are ordered to evacuate, all the following steps should be

followed:

1. The Tenant Safety Coordinator will be given the order to evacuate.

2. Everyone should proceed quickly, but calmly, to the nearest stairway exit. DO

NOT RUN!

3. The Tenant Safety Coordinator or alternate should walk the suite to assist

employees and make sure everyone is aware of the evacuation order.

4. Once the evacuation has begun, no one should attempt to re-enter the evacuated

area until it has been declared safe or clear by the police department or building

management.

5. Upon arrival at the designated outside rendezvous point, everyone should remain

in the area. No one should leave the area unless directed to do so by the police or

building management.

6. The Tenant Safety Coordinator should proceed to take a head count to determine

if everyone is accounted for. If someone is missing, this information should be

relayed to the security personnel at the rendezvous floor.

BUILDING SECURITY

General Information

Security plays an extremely important role in the overall smooth operation of the

building. Good security protects the building against carelessness, negligence, malicious

mischief, theft, safety hazards, sabotage and fire.

Edgewater Corporate Center maintains a security desk in the lobby of the building 24hrs.

Per day 365 days Per year. Periodically, guards will patrol the buildings and the tenant floors.

They are easily recognized by their uniforms. Our security personnel act as a deterrent to the

would-be criminal, as well as enforce building regulations, maintain order and are on the alert for

any unusual activities within the building.

As a theft preventive measure, each time you, one of your employees or your vendors or

contractors remove any furniture, material or equipment from the building, you will be required

to notify the building management office. Provide a Property Removal Form or notification

to confirm authorization of property removal.

In ALL cases where you have vendors or contractors (carpet cleaning, installation or

computer equipment, construction contractors, movers, furniture deliveries, etc.) coming in after

hours or on the weekends, you must submit to the building management office a letter stating

who (name of the company and individual, if possible) will be coming, the date, and the

approximate time. Also, give a brief description of what they will be doing. Request that the

individual(s) have some form of identification to present to the guard on duty. Provide and

confirm that a completed property insurance requirement “Certificate of Insurance” is on file

with the building management office for the vendors or contractors. Provide or complete an

Edgewater Corporate Center “After Hours Request Form” for operations after building hours

or a “Property Access Form” for operations during building hours.

As hard as we try, there are still occasions when we may need to escort an unwanted

visitor from the building or to investigate a theft. The inconvenience caused by these situations

can be minimized if the procedures above and on the following pages are observed.

Tenant Security Responsibilities

Remember that the best way to improve security is for each tenant to take an active role

just as you would in the neighborhood where you live.

1. ALWAYS make sure all doors to your offices are locked and secured at the close of

your business day. This is extremely important on the weekends.

2. Do not hesitate to and ALWAYS report any suspicious or disorderly individuals to

the building security office (803-835-6100). Security will escort them from the

building.

3. Solicitation is not permitted in the building, and any individual who enters your office

for this purpose should be reported to the building management office. They will be

escorted from the building.

4. Immediately inform the building management office of any building keys or access

cards, which are lost or missing.

5. Complete Property Access Forms for ALL contractors, vendors and functions and

provide to Management Office in advance of each event for security and management

notification 48 hours prior to activity.

6. Complete After Hours Access Forms for ALL contractors, vendors and functions and

provide to Management Office in advance of each event for security and management

notification 48 hours prior to activity.

7. Do not solicit or authorize unapproved vendors access to the property without

notification to and approval of the management office. (This includes ALL

contractors and vendors such as car wash, detail and window glass vendors.)

Theft

Should you suspect that your offices have been broken into or if items are found to be

missing, contact the building management office immediately. In addition, if the incident occurs

after hours, our security staff submits a written report to the building management office

immediately following investigation of the matter. The police will be notified accordingly.

Lost and Found

Any individual finding lost items should turn them in to the security desk in the lobby.

POWER FAILURE

Edgewater Corporate Center is designed to minimize the risk of a general power failure

resulting from causes within the building. Typically, should a power failure occur, it will affect

either an isolated area of the building or some large portion of the Fort Mill area. In the event of

an electrical failure, the following guidelines should be observed:

1. Contact the building management office (803) 835-1999.

2. Raise blinds to let in outside light. If there is adequate lighting from windows,

continue performing assignment as well as possible.

3. If you are instructed to evacuate, lock all areas.

4. Do not congregate in lobby area.

5. If you are on an elevator during a power failure, the elevator will travel to the first

floor utilizing the building’s emergency power supply and the doors will open.

After all elevators have landed on the first floor, one will continue to operate

normally on emergency power.

6. The building management office will attempt to advise each Tenant Safety

Coordinator regarding the length and cause of the power failure as soon as

possible.

SEVERE WEATHER

In general, there are two (2) types of unusual weather conditions which may occur and

for which extraordinary precaution should be taken:

1. Severe thunderstorm activity

2. Tornado

Severe thunderstorm activity

Local weather service will issue advisories predicting area of probable severe

thunderstorm activity and the estimated duration of such activity.

Tornado Warning

By definition, a tornado warning is an alert by the National Weather Service confirming a

tornado sighting and location. The weather service will announce the approximate time of

detection and direction of movement.

Public warning will come over the radio, TV or five minute steady blasts of sirens by the

Municipal Defense Warning System. Should a severe storm or tornado occur, the following

guidelines should be observed:

1. Move away from the exterior of the building to a corridor or elevator lobby.

2. As you move, try to close the doors of rooms that have windows. Also, be sure

the door to your suite is closed tightly, but not locked.

3. Go to the center corridor and protect yourself by putting your head as close to

your lap as possible, or kneel protecting your head.

4. Stairwells are safe. If not crowded, move down to a lower level for shelter. DO

NOT USE THE ELEVATORS.

5. DO NOT GO TO THE FIRST FLOOR LOBBY OR OUTSIDE OF THE

BUILDING.

6. Keep your radio or television set tuned to a local station for information.

7. DO NOT USE THE TELEPHONE TO GET INFORMATION OR ADVICE.

KEEP CALM. If you are trapped in an outside office, seek protection under a desk.

Once the weather has subsided, report any damage or storm related leaks to the building

management office (803) 835-1999.

EARTHQUAKES

Earthquakes are one of the nation’s most frightening natural phenomena. When an

earthquake occurs, the ground will shake perceptibly for a relatively short time, perhaps only a

few seconds or for as much as a minute in a significant earthquake.

1. Precautions to take during the earthquake:

a. Try to remain calm and to reassure others.

b. If you are indoors, move immediately to a safe place. Get under a desk,

table, or workbench if possible. Stand in an interior doorway or in the

corner of a room. Watch out for falling debris or tall furniture. Stay away

from windows or heavy objects (such as refrigerators or machinery) that

may topple or slide across the floor.

c. Do not dash for exits since stairways may be broken and jammed with

people. Power for elevators may fail and stop operating. Seek safety

where you are at the time of the incident and then leave calmly if

evacuation is necessary.

d. Do not be surprised if the electricity goes out, or if elevator, fire and

burglar alarms start ringing or if sprinkler systems activates. Expect to

hear noise from breaking glass, cracks in walls and falling objects.

e. If you are outdoors, try to get into an open area away from buildings and

power lines.

f. Do not be surprised if you feel more than one shock or vibration. (This

phenomenon is merely the arrival of different seismic waves from the

same earthquake.) Also, after shocks may occur for several minutes,

several hours or even several days afterwards. Sometimes after shocks

will cause damage or collapse of structures that were already weakened by

the main earthquake.

2. Precautions to be taken after the earthquake:

When the shaking stops, there may be considerable damage and people

may be injured. It is especially important that everyone remain calm and begin

the task of taking care of one another. The first concern is for those who are hurt,

and the next concern is to prevent fires. After that, damage can be assessed and

remedial measures begun.

a. Remain calm and take time to assess your situation.

b. Help anyone who is hurt and administer emergency first aid when

necessary. Cover injured persons with blankets to keep them warm. Seek

medical help for those who need it.

c. Check for fires and fire hazards. Put out fires immediately if possible.

d. Check for damage to utilities and appliances. Shut off electricity.

e. Shut off water mains if breakage has occurred. In due time, report utility

damage to the utility companies and follow their instructions.

f. DO NOT LIGHT MATCHES, use any open flames or turn on electrical

switches or appliances until you are certain there are no gas leaks.

g. DO NOT TOUCH POWER LINES, electric wiring, or objects in contact

with them.

h. DO NOT USE TELEPHONES OR CELL PHONES except to call for

help or to report serious emergencies (medical, fire or criminal) or to

perform some essential service. Jammed telephone lines interfere with

emergency services and it is thoughtless to use the phone for personal

reasons or to satisfy curiosity. When the emergency is clearly over,

contact relatives and friends so they will know you are safe and where you

are.

i. Be certain that sewer lines are not broken before resuming regular use of

toilets.

j. Clean up and warn others of any spilled materials that are dangerous such

as chemicals, gasoline, etc.

k. Listen to the radio for information about the earthquake and disaster

procedures.

l. Be prepared to experience after shocks. They often do additional damage

to buildings weakened by the main shock.

m. Use great caution when entering or moving about in a damaged building.

Collapses can occur without much warning, and there may be dangers

from gas leaks, electric wiring, broken glass, etc.

There are no rules that can eliminate all earthquake danger. However, following

these procedures can reduce damage and injury.

FLOODING

FLOODING (Internal)

When flooding occurs within the building contact the building management office

immediately and report the source of the water leak or flood.

When flooding occurs within the building evacuate the area of all personnel to eliminate any

danger of electrocution or electrical injury.

If there is no danger to you and you have access to cut off the water source, please shut off the

water source at the water stop valve. Turn off and unplug all electrical equipment such as

computers, printers, network servers, break room appliances and space heaters that are safe to do

so.

When flooding occurs within the building, stay away from electrical receptacles, equipment,

wiring and walls that may contain electrical conduit and currents. Be sure to stay out of the areas

that are wet and contain standing water.

FLOODING (External)

When flooding occurs outside the building due to severe weather follow the preceding

instructions and stay within the upper levels of the building or structure. In the event the flooding

occurs at the property, building or structure, do not attempt to exit the building or structure so

that you do not encounter a significant water flow that many impact or eliminate your mobility

and egress.

Remember even though there is flooding outside the building there are still electrical hazards to

avoid from utility power and communication power sources. There is also a danger even if you

encounter shallow water flows of debris and hazardous materials that may endanger you.

MEDIA INQUIRIES

MEDIA INQUIRIES

When a major crisis occurs that is likely to draw media and public attention to the

property, the building management office must be prepared to provide honest, accurate

information to the media in a timely manner. The building management office will also be

prepared to assist the media in every way possible, but not to the extent that such assistance

infringes on a tenant’s rights or hinders the building management office’s ability to handle the

crisis at hand.

Building management will have primary responsibility for dealing with the media. The

General Manager will deliver all public statements and conduct all interviews once they have

final approval from management’s corporate communications individuals and building

ownership. Tenant’s should refer all inquires to the General Manager. If the media inquiries

pertain specifically to a tenant and their operations, then the tenant should follow their internal

policies and procedures. The tenant should notify the building management office immediately

regarding procedures for responding to the media inquiries.

As soon as possible after a crisis occurs, the General Manager will gather the necessary

facts concerning the incident and draft a statement of facts. This statement will then be submitted

to regional management, corporate communications and legal counsel. While this process is

occurring, the General Manager will assist and monitor the media at the incident site.

Once a statement is approved, the General Manager will release it to the media only if

they specifically request the information. As new or updated information is received, the General

Manager should review it with corporate legal counsel and the regional manager and, if

appropriate, release it to the media. In the days and weeks following a crisis, the

General Manager will consult with the legal counsel and corporate communications regarding

the subsequent release of information to the media.

All-risk, replacement cost property insurance to protect against loss of owned or rented equipment

and tools brought onto and/or used on any Property by the Construction Contractor.

II. Policies described in Sections I.A. and I.D. above shall include the following as additional insured,

including their officers, directors and employees. A GL-2010 Endorsement shall be utilized for the

policy(ies) described in Section I.A. above. Please note that the spelling of these parties must be

exactly correct or the Contract Duties will not be allowed to commence.

III. Construction Contractor waives any and all rights of subrogation against the parties identified above in

V. Construction Contractor shall furnish to the Owner Certificate(s) of Insurance evidencing the above coverage.

Original Certificate(s) of Insurance must be provided before Construction Contractor commences Contract

Duties or Contract Duties will not be allowed to commence.

VI. Certificate(s) of Insurance relating to policies required under this Agreement shall contain the

following words verbatim:

"It is agreed that this insurance will not be canceled, not renewed or the limits of

coverage in any way reduced without at least thirty (30) day's advance written

notice [ten (10) days for non-payment of premium] sent by certified mail, return

receipt requested to: 3023 HSBC Way, Fort Mill, SC 29707, Attn: General

Manager -- Insurance."

VII. In addition, the language set forth in this Paragraph VI shall also be added to each policy in the form

of an endorsement.

VIII. The certificate of insurance shall provide for a 30-day notice of any reductions, cancellation or non-renewal

of coverage (except that (10) days’ notice shall be sufficient in the case of cancellation for non-payment of

premium) and shall provide that the insurance coverage afforded to the additional insured parties

thereunder shall be primary to any insurance carried independently by said additional insured parties.

IX. All policies shall contain an express waiver of subrogation by the insurer against the Landlord, its agents,

employees and affiliates.

X. Insurance shall remain in place during the warranty period.

policy(ies) described in Section I.A. above. Please note that the spelling of these parties must be

exactly correct or the Contract Duties will not be allowed to commence.

have a rating by Best's Key Rating Guide not less than “A-/XII”.

V. Service Contractor shall furnish to the Owner Certificate(s) of Insurance evidencing the above coverage.

Original Certificate(s) of Insurance must be provided before Service Contractor commences Contract Duties

or Contract Duties will not be allowed to commence.

VI. Certificate(s) of Insurance relating to policies required under this Agreement shall contain the

following words verbatim:

"It is agreed that this insurance will not be canceled, not renewed or the limits of

coverage in any way reduced without at least thirty (30) day's advance written

notice [ten (10) days for non-payment of premium] sent by certified mail, return

receipt requested to: 3023 HSBC Way, Fort Mill, SC 29707, Attn: General

Manager -- Insurance."

XII. In addition, the language set forth in this Paragraph VI shall also be added to each policy in the form

of an endorsement.

XIII. The certificate of insurance shall provide for a 30-day notice of cancellation.

XIV. All policies shall contain an express waiver of subrogation by the insurer against the Landlord, its agents,

employees and affiliates.

XV. Insurance shall remain in place during the warranty period.

EDGEWATER CORPORATE CENTER FITNESS CENTER

MEMBERSHIP AGREEMENT AND RULES AND REGULATIONS

THE PARTIES: This is an agreement between Edgewater Corporate Center as “Owner” and Jones Lang LaSalle

Americas, Inc. as “Manager” and __________________________ "Member”, an employee of

___________________________________, Suite __________, of the ___________ Building.

DESCRIPTION OF MEMBERSHIP: By signing this Agreement, you are entitled to use the facilities of the

EDGEWATER CORPORATE CENTER FITNESS CENTER (“Center”), located at 3023 HSBC Way, Fort Mill,

SC 29707.

LENGTH OF MEMBERSHIP: You must be an employee of a company having a valid lease in the Edgewater

Corporate Center.

CONDITIONS OF MEMBERSHIP:

1. Upon the execution of this Agreement, Member shall be entitled to all the rights and privileges of a

Member of the Center.

2. This membership is not transferable in any manner whatsoever, and is for your individual use only.

3. Member understands and agrees that Manager and Owner are not in the business of and have no experience

in operating exercise and fitness facilities; that the Center will not be actively supervised by Manager but is simply

made available to Member for his/her individual recreation; and Member does not look to Manager for assistance or

expertise in developing an exercise, health or fitness program; and that Member is solely and completely responsible

for his/her own fitness program. Owner and Manager may from time to time allow a licensed third party to offer

fitness or other health related classes (aerobics, yoga, stretching, dieting, etc.) but in no way is Owner of Manger

liable for the instructor of these classes, their actions, or any damages arising from personal injuries or loss, damage

or theft of property as a result of the third parties actions.

4. Member expressly agrees that the Owner and Manager shall not be liable for any damages arising from

personal injuries or loss, damage or theft of property sustained by the Member in, on or about the premises of the

Center or as a result of using the facilities and the equipment therein. Member hereby waives any and all claims he

or she may have against Owner, Manager and their employees and agents and hereby assumes full responsibility for

any damages or losses which may occur to Member in, on or about the premises of the Center and does hereby fully

and forever release and discharge the Owner and Manager of Edgewater Corporate Center, and their said employees

and agents, from any causes of action, present or future, whether the same be known arising out of the Member’s use

or intended use of the Center and equipment therein.

5. Member warrants, represents and agrees that he/she is in good physical condition and has no disability,

impairment or ailment preventing him/her from engaging in active or passive exercise or that will be detrimental or

inimical to his/her health, safety, comfort or physical condition if he/she does so engage or participate. If Member

has a history of heart disease or any other potential problem with respect to health or physical condition, Member

shall consult a physician before using the Center and follow the physician’s advice with respect to his/her exercise

program. Member represents that he/she will not use the Center or the facilities in the Center with any open cuts,

abrasions, open sores, infections or the like, in accordance with local public health requirements. Manager shall

have the final determination in this regard; and its decision is final.

6. Each Member is responsible for his/her own personal property. The Owner and Manager, and their

respective officers, employees and agents, shall not be responsible for damaged, lost or stolen articles of clothing or

any other property of any Member.

7. Member agrees to conduct himself/herself in a quiet and well-mannered fashion when in or about the

Center so as not to cause any disturbance which would interfere with the enjoyment and effective use of the Center

by other Members. Under no circumstances will Member use foul, loud, abusive or slanderous language, or harass,

molest, badger or solicit other Members. Member agrees to abide by all rules and regulations promulgated by

Owner and Manager and all of the terms and conditions contained herein. Manager reserves the right to terminate

this contract and cancel any and all rights to use the Center should Member fail to abide by such rules or the terms

and conditions contained herein.

8. Member agrees to utilize the equipment properly and avoid careless use of equipment. Members are

encouraged to either place a towel on the part of the equipment which may come in contact with the skin or, after

using, wipe dry the equipment which may become wet from perspiration. Under no circumstance shall Member

move exercise equipment in any manner not authorized in writing by Manager. Movable equipment, such as free

weights, should be returned to their designated location.

9. Member agrees to report immediately any malfunction, problem or damage to the equipment which is out

of order. Manager shall have the exclusive right to arrange for repair of equipment that is out of order.

10. NO GUESTS WILL BE PERMITTED IN THE CENTER. Personal fitness trainers or instructors are not

permitted in the Center(s) without prior written consent of the Manager. Each member must be an employee of a

company that has a valid lease in the Edgewater Corporate Center Office Development. MEMBERSHIP DOES

NOT INCLUDE FAMILY MEMBERS. ANY VIOLATION OF THIS RULE IS CAUSE FOR MEMBERSHIP

TERMINATION.

11. The Center will be available for use between the hours of 5:00 a.m. and 9:00 p.m. Monday through Friday

and between 8:00 a.m. and 2:00 p.m. Saturday. Access to the Center will be available at such times by use of a Key

Card. An Access Key Card is required for entrance into the Center.

12. Leotards and leg tights, sweat suits, or gym shorts and suitable tops are required for women. Men are

required to wear sweat suits or gym shorts with T-Shirt. Men and women are further required to wear sweat socks

and soft-soled gym shoes at all times in the exercise area. Towels and soap are to be furnished by each Member for

his/her own use.

13. THERE SHALL BE NO SMOKING OR ALCOHOLIC BEVERAGES ALLOWED IN ANY PART OF

THE CENTER BY ANY PERSON.

14. No food or drinks (except for enclosed plastic water sip-bottles) are allowed in the Center.

15. Member shall not loiter or use the other common areas of the Edgewater Corporate Center building while

in gym or running clothes.

16. Manager reserves the right to amend or add to these rules and conditions as it may deem necessary for the

proper management of the Center.

17. Membership includes use of all Center’s facilities. Manager shall have the right to add to, change, remove,

move, eliminate or modify the equipment, facilities or services in the Center in any manner deemed necessary.

18. Request for Replacement of an Access Key Card must be typed on company letterhead and signed by an

officer of Member’s employer. The payment of $15.00 for Access Key Card must accompany written request in

order to issue a new Access Key Card.

19. Owner and Manager reserves the right at any time in their sole discretion to (i) condition use of the Center

upon payment of a membership fee, or (ii) to close the Center, temporarily or permanently.

On all questions concerning the interpretation of this Agreement, the decision of Manager shall be final.

RULES AND REGULATIONS

fitness center and does hereby fully and forever release and discharge the Owner and Manager of Edgewater Corporate

company that has a valid lease in PARKWAY FITNESS CENTER. MEMBERSHIP DOES NOT INCLUDE FAMILY

MEMBERS. ANY VIOLATION OF THIS RULE IS CAUSE FOR MEMBERSHIP TERMINATION.

11. The fitness center will be available for use 24 hours a day. It is preferred that the fitness center be utilized

between the hours of 5:30 a.m. and 10:00 p.m. daily to allow the cleaning crew to provide cleaning services to the

Fitness center. Access to the fitness center will be available at such times by use of the building card access. Your

personal card is required for entrance into the fitness center, in which is available through the Management Office. For

security purposes, please do not pass out or lend out to any individuals. Please direct individuals to the

Management Office to obtain a card for access. (See line #18)

12. Appropriate gym attire to include shirts, shorts, pants, socks and sneakers is required and will be enforced at the

discretion of the management office. Towels and soap are to be furnished by each Member for his/her own use.

13. THERE SHALL BE NO SMOKING OR ALCOHOLIC BEVERAGES ALLOWED IN ANY PART OF THE

FITNESS CENTER BY ANY PERSON.

20. Owner and Manager reserve the right at any time in their sole discretion to close the fitness center, temporarily

or permanently.

On all questions concerning the interpretation of this Agreement, the decision of Manager shall be final.

I have read and agree to abide by the rules and regulations of the fitness center and to be bound by the waiver of liability

provisions contained in the EDGEWATER CORPORATE CENTER FITNESS CENTER AGREEMENT.
