Can you believe we are already halfway through 2015? It’s incredible how time flies when you are busy expanding superb property portfolios, welcoming new staff and thriving as a business in the unique South African economic terrain. This edition, we bring you a wealth of updates on some really special projects, across the board, including the Growthpoint and GBCSA Greenovate Awards. These unique awards are designed to support and encourage South Africa’s property, construction and quantity surveying honours students.

The Industrial sector has been especially busy this quarter and has introduced some wonderful new initiatives and innovations. As usual, we have a few exciting announcements to make. The Office sector offers an in-depth look on current nodal trends and a truly remarkable historic article on Turbine Hall. We hope you enjoy this edition, as much as we enjoyed creating it!

Growthpoint is well-recognised for its growing portfolio of award-winning, green-rated buildings and is always on the cutting edge of environmentally responsible technologies. Most of our new and refurbished buildings are designed to have a 4-Star Green Star rating (minimum) from the Green Building Council of South Africa (GBCSA). Growthpoint has managed to achieve Green Star ratings for 12 of its buildings in several sectors, with a further four in the pipeline.

The Green Star SA Existing Building Performance Tool covers the same environmental categories covered by the Green Star SA Design / As Built tool. However, it also focuses on measurable performance indicators such as energy and water, management policies and plans required to achieve environmental performance. Growthpoint has submitted 10 buildings for the GBCSA Existing Building Performance (EBP) pilot to be rated. The buildings below have already received their ratings.

ENERGY EFFICIENT BASEMENT LIGHTING AT HEAD OFFICE

Our most recent lighting project included replacing the basement lighting at our Head Office with a new Phillips fitting. We also installed new magnet integrated movement sensors that switch lights off when they are not in use.

THIS AMOUNTS TO A 67% SAVING IN ENERGY & A 2½ YEAR PAYBACK ON THE FULL CAPITAL EXPENDITURE OF THE PROJECT.

THE GBCSA GROWTHPOINT GREENOVATE AWARDS

The Greenovate Award competition targets students in their Honours year from the Property, Construction and Quantity Surveying departments and introduces them to green building thinking. It also recognises excellence in application. The awards programme will be set up and piloted at the University of Cape Town, University of the Witwatersrand and University of Pretoria, and the competition will test the interest of both students and faculty. If the pilot is successful, it will be rolled out to all universities in the country with the appropriate built environment faculties.

Round one of the competition will take place internally and each university’s panel will select the top two projects submitted by student groups. Workshops with industry professionals will run from March through to September and the top six projects will be selected by mid-November. The top six groups will then have the opportunity to present their projects to a panel of industry experts selected by the GBCSA and Growthpoint. A gala dinner and prize-giving will be held on November 26 to announce the overall winners.

OUR TO-THE-POINT SESSIONS

Operating parallel to our two year incubation programme, Property Point also hosts regular To-The-Point sessions. These are open to business people across all sectors of our economy.

Our first To-The-Point session this year was held on 31 March 2015. The session focused on non-traditional funding options for small businesses. The panel of experts included Gladwyn Leeuw – Investment Manager at Anglo Zimele’s Sebenza Fund, Heather Lowe – Head of Enterprise Development at FNB’s Vumela Fund, and Xolani Meva – Executive Manager for SME Development at Royal Fields Finance.

Each panellist shared their insights into the various options that are available to SMEs. The SMEs were then split into groups to discuss their individual questions and concerns – areas in which the experts could respond to with specific and targeted guidance. Delegates were then also provided with practical take-outs of the session to further their business efforts.

R33 MILLION REDEVELOPMENT OF THE EXISTING BIC SITE (CROESUS, MARAISBURG)

BIC’s existing facility was in a very poor condition and did not portray their global corporate image. The site also consisted of many different buildings scattered across the site, which meant very little yard space for their distribution facility. We proposed to redevelop the site by demolishing two sheds of about 1,500m² and constructing a new dispatch wing of about 3,350m². We also upgraded the office block. Whilst the building was in progress, we accommodated BIC in alternate distribution warehousing free of charge.

CREATING AN OPPORTUNITY TO BUILD A BETTER FUTURE

As part of our strategic CSI, we offer rental subsidies to NGOs that demonstrate effective community engagement. Field Band Foundation provides disadvantaged youth with an opportunity to build a better future through music and the arts. The aim is to educate young individuals with life skills, teamwork, self-discipline and grant them the opportunity to become a part of something extraordinary.

Field Band Foundation has been a client at the Pavilion Office Park in Rivonia since 2011. This has given the organisation the ability to operate within a productive, structured and creative environment.

Field Band Foundation currently operates within 24 satellite locations across South Africa with over 5000 members. Children from different communities gather for rehearsals twice a week at a localised area. Each child brings passion, commitment and discipline not only for the musical and movement rehearsal practice but also to improve their academic performance in order to participate in the band.

The Field Band Academy gives post-Matric learners an opportunity to apply for a National Qualification within the framework of music and the arts, IT and financial management. Other programmes include social development, educational and employment-orientated programmes such as Pulse; Stronger Together, Putting Down Roots.

MEET ONE OF OUR LONG STANDING CLIENTS

Genasys Technologies is a long-standing client at Constantia Park and has occupied the premises for the last seven years. Their premises has grown substantially during that time - from approximately 300m² to 690m², as it stands today. In addition, their space requirements increased in 2012, along with the rapid growth of their business.

The only premises suitable for them at that time, was the first floor of Willowbrook House. This proved completely unsuitable as Genasys has a number of disabled clients and were not prepared to jeopardise them.

Fortunately, a space soon opened up at Constantia Park. With a number of two storey buildings and superb landscaped grounds, the only issue was that none of the buildings had lifts. In an effort to retain our client and show them our appreciation of their business with us that has spanned almost a decade, a decision was taken to install an internal paraplegic lift to accommodate their clients. Further excellent news is that Genasys has recently renewed their lease agreement. We look forward to another decade together!

A HISTORY OF TURBINE HALL

Turbine Hall is a fundamental part of Johannesburg’s architectural history. It is located in the heart of the arts and culture precinct of Newtown, Johannesburg.

It was originally a power station for the city in the late 1920’s. Although the power station was officially decommissioned in 1961, it was re-equipped and kept on standby as a back-up power facility from the mid-1960’s through the 1970’s. In the early 1990’s, the property was largely mothballed due to Eskom’s surplus electricity capacity, resulting in the city’s reduced use of its thermal power stations.

Today, Turbine Hall is home to The Forum and is a highly desirable and unique venue for weddings, parties and corporate functions. It boasts high-profile events such as South African Fashion Week, as well as hosting acclaimed international artists. It is also the global headquarters for mining giant AngloGold Ashanti.

THE REDEVELOPMENT OF THE PROPERTY BEGAN IN 2005 AND WAS COMPLETED 2009, IN THREE PHASES. THE SUCCESSFUL RESTORATION AND CONTRIBUTION TO PRESERVING THE HERITAGE OF THE INNER CITY WAS RECOGNISED BY BEING AWARDED THE PRESTIGIOUS COLOSSEUM AWARD.

LOCATION TRENDS

We make it our business to keep an eye on the latest trends on where companies are locating their offices around South Africa and what drives and influences these decisions.

General trends over the past three months indicate that in response to rapidly changing markets, it has become more important than ever for companies to have fantastic access (and possibly avoid traffic dense areas), enjoy offices that are good value for money, as well as be located in safe and secure office parks.

RIVONIA

A steady demand and improved take up and interest in this area due to:

• Access to better highway infrastructure

• Small and medium-sized companies looking for affordable rentals compared to neighbours such as Woodmead/Sandton

• Offices are good value for money

• The Smartmove offering has shown most of its success in this node

WOODMEAD

There is frequent interest in this node, particularly from users looking for between 500 – 3500m²:

• This area has a slow-moving but positive uptake

• Its central location allows all directional access by using its highways

• There is currently a shortage of prime space but the refurbished A-grade properties are experiencing demand (Woodmead Estates building 7 & Country Club building 3)

• The node is receiving benefits from the upcoming Atterbury development that connects Woodmead to Midrand

BRYANSTON This node continues to be the node of choice, boasting many corporate headquarters:

• Clients are moving away from Sandton to Bryanston, in order to avoid traffic congestion

• It is an affluent suburb, appealing both to the residential and commercial market

• Upgrade and widening of the William Nicol has improved traffic flow

• Well established infrastructure (Gautrain bus routes) and close to amenities such as schools, entertainment, restaurants and malls

• Very accessible to Sandton CBD

A GRATEFUL CLIENT

A few weeks ago, on a Friday morning, a gentleman obstructed one of the exits to Contantia Park with his vehicle. He was unresponsive for quite a while and security assumed that he was under the influence.

GROWSMART’S Expansion & Success

We have had 3 Level 1 competition rounds, which was very exciting for all who participated. We still have 125 schools that need to complete these rounds.

We also recently entered Growsmart into the SOLAL Awards. The ICSC Solal Awards choose the very best of retail marketing across Europe and South Africa and showcase the most effective campaigns. The ICSC received 234 entries from 26 countries and the Growsmart entry has made it onto the list of finalists! The awards will be presented in Copenhagen in June.

In other news, our story writing competition has been well received by the schools and we are looking forward to receiving new fantastic stories for this year’s competition.

OUR AUSTRALIAN (GOZ) SHARE PRICE HAS INCREASED THREE-FOLD IN ZAR TERMS IN THE 6 YEARS SINCE WE ACQUIRED A CONTROLLING STAKE IN THE ASX-LISTED COMPANY IN 2009.

Tesla Energy’s Powerwall, is not new, in fact many South Africans have already reduced their reliance on the grid by installing similar solutions, with items like inverters and car batteries.

But Musk’s wall-mounted battery solution for homes and businesses is the first product of its kind that could gain meaningful scale globally. In addition, when tied to solar panels, it could drastically minimise people’s reliance on dirty energy sources.

• The Powerwall is a rechargeable lithium-ion battery designed to store energy at a residential level for load shifting (using battery power when grid prices are higher, for example)

• It can also act as back-up power and self-consumption of solar power generation

• Available in 7kilowatt-hour and 10kWh configurations, it consists of a lithium-ion battery pack, liquid thermal control system and software that receives commands from a solar inverter

• The wall-mounted unit is integrated with the local grid

For many South Africans, the main focus is having a reliable source of power. Helping save the planet will of course be another positive to this fantastic invention.
