MAB AND NEWQUAY
For 20 years MAB has been enhancing the
architectural landscape of Melbourne, with
the award-winning projects at NewQuay
being our greatest passion. Escala is the
final stage of development in the eastern
precinct of NewQuay. It is our most diverse
and sophisticated project to date, reflective
of a maturing suburb and the constant
evolution of housing which strives to improve
the standard of living.

Architectural VisionFORM, SPACE AND TEXTURE
MAB and renowned architects Six Degrees
began the design process by asking what
makes the world’s greatest places truly
special. Inspiration came from the bursting
energy and character of vast metropolises
such as New York and Barcelona, which
reward both visitors and locals with rich
variety at every turn.
Escala is the Spanish word for ‘scale’ and
the architecture embraces this concept
by creating a journey of discovery through
grand public spaces, light-filled corridors
and abundant amenity.
Combining global influences with a
uniquely Melbourne flavour, Escala draws
inspiration from the maritime history of
the Docklands. It is brought to life with a
finely detailed palette of brickwork, stone,
stained-glass and lush gardens.

The red-brick façade of Escala on
St Mangos Lane features a series of
commercial spaces with high, arched
windows and 5.5-metre tall ceilings
ready for mezzanine workspaces.
Flanking the central laneway are double-

Approaching Escala from the waterfront
showcases the dramatic curved window
façade. A bold and sweeping form, with
extensive use of height and space, it draws
light into the ground floor retail spaces and
the double-height lofts above.

A NATURAL MEETING POINT
The piazza is central to Escala’s community
life. An oasis bathed in sunshine, this is a
convenient and social place to meet friends at
any time of day for a coffee, or a glass of wine
at night under a glorious Jacaranda tree.
As well as a gathering place, the piazza
is a prominent forecourt providing access
to the residential lobby. The stained-glass
windows in the morning light cast colourful
hues over the lobby lounge area, while
the natural materials convey a sense of
timeless elegance.

Light-filled LoftsUNIQUE LOFT DESIGN CREATED BY MAB
Escala includes a range of split-level lofts in
a unique interlocking design that combines
dramatic scale and efficiency.
With 4.5-metre high ceilings over the
living area and floor-to-ceiling windows,
light pours into the double-height spaces
and delivers views that extend across
Docklands.
The interiors have been cleverly designed
for flexibility to accommodate evolving
lifestyles. The mezzanine can be an
elevated second living space, home
office, guest space, children’s play
area or parents’ retreat.
The interior style of each loft exudes
sophistication, with concrete ceilings and
track lighting balancing the natural warmth
of the engineered timber floorboards, wool
carpets and balcony terracotta tiles.

Escala’s one, two and three bedroom
apartments enjoy luxuriously large living
and dining spaces ready to accommodate
a 6 to 8 person table plus a variety of sofa
configurations.
These apartments enjoy brilliant illumination,
with generous 2.9m high concrete

through the fully glazed façade. Integrated

TIMBER, TILE AND TEXTURE
The open-plan kitchens balance clean and
simple design with richly textured natural
materials, highlighted by pendant lights and
an intricate strip of brass tiles. The large
cupboards keep the space uncluttered, while
the open shelving encourages a personal
touch with display items on show.
Residents can choose from three palettes
to best suit their style: Minimalist, Organic
and Urban, all with optional extras to

Reconstituted stone benchtops and

Luxurious Bathrooms
SHARP, SLEEK AND SPACIOUS
Clean lines and a sense of space are
delivered in the bathrooms through
generous floor-to-ceiling tiling, a floating
vanity, and a single pane glass shower
screen. Echoing the building’s exterior is
a stained-glass lantern that casts a soft
atmospheric glow, while a strip of brass tiles
and the vanity’s materials mirror elements
from the kitchen design.
There are three palettes to choose from:

The grey tiling throughout the Organic
Palette is accentuated by the light wooden
tones in the vanity unit.
A black shelving unit with a backlit leadlight
installation is mounted to a marble backing
featuring striking black tapware and a strip
of rich inset gold tiles.
The dark wood vanity featured in the Urban
Palette is complemented by the dark tiles
and black tapware throughout.
Juxtaposed against an optional marble
splashback provides a touch of luxury
accented with a strip of inset gold tiles.
The white tones of the Minimalist palette
continues into the bathroom which features
light grey tiles highlighted by black tapware
and a smart shelving unit.
Add an optional marble surround behind the
toilet and vanity for an extra pop of luxury.

Experienced Developer
MAB has become synonymous with the
harbourside precinct of NewQuay, with
Escala being its thirteenth apartment
development.
MAB Corporation was founded by fifth
generation Melbourne property developers,
brothers Michael and Andrew Buxton, and
has been developing residential, retail,
industrial and commercial property for
more than 20 years.
In 1997 MAB saw the opportunity to
work with the Victorian Government,
Development Victoria and the City of
Melbourne to bring NewQuay to life with
a vision of creating a 24-hour city for
Melburnians to live, play, work and stay
on the shores of Victoria Harbour.
Twenty years later, MAB is well on the
way to delivering this vision and has
been recognised 34 times in a variety of

Celebrated for its functional aesthetic and
sustainable designs from large-scale public
to intimate private projects.
The team of four directors and more than
20 designers has been recognised with
dozens of design awards and their projects
are regularly featured and celebrated in
Australian media.
Six Degrees brought its depth and range
of experience to Escala, creating the four
buildings that come together to form the
residential, commercial and retail aspects
of the project, each with its own distinctive
character.
One of the firm’s signature styles of stained-
glass windows is also integrated across
Escala’s exterior, as well as being echoed
inside with stained-glass lanterns in the
bathrooms.
The firm’s focus on the experience of those
who inhabit public space was realised
through its detailed design on the lower
levels and streetscapes of Escala, ensuring
that it will be enjoyed most by the people
