Page 26: NEW FAIRFIELD FREE PUBLIC LIBRARY

26

Interior Architectural Conditions• Inadequate handicapped accessibility and facilities • Limited natural light and ventilation• Need to improve lighting levels• The interior spaces are disconnected• Reconfigure interior space to improve functionality• There is no discernable identity to the internal spaces of library• Appropriate & sufficient staff work space needs to be provided• Incorporate technology in all areas of library.

Page 28: NEW FAIRFIELD FREE PUBLIC LIBRARY

28

Structural Systems

• 1923 one story wood frame church structure with a basement.

• The 1975 addition has a concrete slab on grade at the lower level and an upper level concrete on metal deck floor supported by metal framing, masonry and concrete exterior walls.

The upper floor structure has a glue laminated wood frame and wood deck roof structure. This portion of the building meets the code requirement for library floor loading capacity.

• Cracks in the masonry walls need further monitoring.

Roofing Conditions

Report from 8/22/08Conducted by Watsky Associates

• The roof was replaced in 1998.• All roofs are in general good

condition, both asphalt shingles and built up flat roofs.

• Add attic ventilation to the 1923 building with eave and ridge vents.

• Add attic insulation min R-30.• Re-point all brick chimneys.• Roof ventilation of 1975 needs

Library

• Adopt passive solar design principles• Increase the efficiency of the building envelope• Increase thermal mass and thermal storage• Replace inefficient mechanical systems and

controls• Consider on-site renewable energy and a

geothermal system• Consider adaptability of future systems• Add windows for daylight, views and natural

ventilation• Improve lighting efficiency, include daylight and

occupancy sensor lighting controls

Page 34: NEW FAIRFIELD FREE PUBLIC LIBRARY
