Upper-Level landscape design Generously- sized private patios overlooking the green roof, street and lanes are provided for all upper-level residential units on level 3 hotel podium, level 5 and level 7 residential podium to enhance livability. A mixed of amenities opportunities have been proposed on with play equipment and resilient surface mounds, urban agricultural areas with compost bin and tool storage, and jogging path. On the west tower roof, a large viewing deck with outdoor furniture have been proposed to provide panoramic viewing of the city with north shore mountain in the background, while large planters with residential scale trees and seating walls on the other side of the elevator core will allow more intimate social interaction. Extensive green roof with natural boulders have been proposed on the east tower roof which would help migrate the heat island effect and improve the energy performance of the building, provide natural habitat value. Planting and Irrigation This landscape design will utilize a high-efficiency irrigation system to reduce water usage as well as locally available materials that are durable and easily recyclable. In addition to these sustainable measures, the plant material selection is focused on non-invasive, shade and drought tolerant plants to suit urban conditions. 1-10 Landscape - Rationale The landscape design of the project seeks to celebrate the character of the new contemporary mix-use building while responding to the context of Oakridge Town Centre. Public Realm The landscape public realm design is consistent with the Cambie Corridor Plan and tailored specifically to suit the project site. On 41st Avenue, The public realm has been proposed per City’s requirements. A larger boulevard has been provided to allow space for new street trees. Sidewalk has also been widened to accommodate increased pedestrian traffic along the commercial frontage of the project. On Alberta Street, the existing curb and lawn boulevard are to be retained. Two existing cheery trees, which are currently in poor condition, will be replaced with new street trees. Treed boulevard and concrete sidewalk will be provided along west lane, and back lane sidewalk will be provided along the townhome patios on the north lane to enhance pedestrian experience. Two off- street parking areas with decorated paving have also been located along north lane. Ground Level On-site Landscape Design The on-site landscape design emphases the contemporary aspect of architectural design. Each entry feature leading up to the residential and hotel lobbies are welcoming, unique and distinct, with a combination of seating, planting, and water feature. Decorative paving has been provided along all commercial units for flexible commercial display and gathering purposes. Private patios have been provided for each lane-facing unit. These patios are designed to be approximately 1.0m above the lane. Different species of evergreen shrubs with flowers are provided in stepped layers to create a landscape buffer. Upper-Level landscape design
