PLAIN VANILLA BRIDGING LOANS
Fees: 1% Montello Loan Arrangement Fee, plus the broker’s fee
No exit fees
Loan duration: From 1 month through to 12 month (longer on a case-by-case basis)
Loan amounts: From £100k through to £7m (higher on a case-by-case basis)
Servicing: We usually retain 3 month’s interest from the loan advance, but can be entirely flexible with regards to this
LTV’s: We base our LTV’s on Open Market Value (not forced sale value). 10% min cash contribution on purchase price

Mezzanine / 2nd charge finance: We can provide mezzanine funding up to a maximum loan size of £1m

Interest rates between 15-25% per annum

Development finance: We can provide development funding up to a maximum loan size of £5m
Property needs to be within the M25, London
Interest rates from 1.25% per month
Interest is only charged on the drawn amount

THE SEXY STUFF
Drawdown Facilities: We can provide borrowers with a drawdown facility, which we do by registering security against a borrower’s property/ property portfolio. The funds are then available for drawdown on a flexible basis following registration of the security.
Can be done on a 2nd charge basis, up to 75% LTV
Montello Loan Arrangement fee of 1%, and then interest rates usually around 1.5% per month on the drawn amount
Each drawdown must be for a minimum duration of 3 months
Facility can be for a maximum duration of 12 months (reviewed 6 monthly if not utilised)
Equity / Joint Ventures: We can provide a full range of flexible funding solutions, including equity and joint venture funding. However, we only provide this funding where we have an existing working relationship with the introducer or the borrower.
Medium-Term Loans: We can lend up to 3 years in duration (on a case-by-case basis). Very competitive interest rates compared to market.

Some things that we can do, that many other lenders can’tDue to our extremely flexible funding lines, we are able to lend to borrowers:
| that are old (ie, we have no hard age limits)
| on short leasehold properties
| we can accept re-typed valuations
| pubs, hotels, restaurants, offices and mixed-use properties are all acceptable security
| UK Ltd and offshore companies, trusts and foreign nationals are fine
| land, with or without planning (prefer with planning)
| discharged bankrupts, and borrowers with CCJ’s are acceptable (provided we have a proper explanation and understanding of the circumstances).
