Module 6: Auto­qualify Your Leads

Welcome to Guerrilla Property Marketing section 6, this is auto­qualify your leads. So this is a short section but in it we are going to look at some powerful techniques that you can use to streamline your business and save time and stress. We’ll look at how systemization can be the key to scaling your business, how to use your ads to pre­qualify and using your phone to pre­qualify as well.

So we have looked at window signs a bit already and this is a rental strategy, but it can be used for rent to own as well. Now in this case, I have put the rent in the window here, so anyone looking at it will be aware of what the rent requirement is, so they are not going to phone up if they can’t afford it. I have also put “text this mobile number to view”, now in this day and age people are becoming far more amenable to texting especially the younger generations; they don’t even like to talk on the phone that much. They much prefer to text so that’s why I have done that there and at the bottom here I have put pictures at that web address there (this is simply a link to my ad on Gumtree, where I have uploaded some photos of the property. Now that is a web address shortening service and we’ll look at that more in the next slide.

So web address shorteners or URL shorteners. That long web address there, another name for that is just a URL and these long addresses can be shortened, so using a service like bit.ly or tinyurl.com; if you’re on twitter you’ve probably seen the bit.ly address come up before, so what you do is you go to one of these (free) services, type in or paste in your long URL and you will be given a short URL like this, which is far easier to fit on a poster or a flier or whatever it is that you want to put it on.

So next, looking at the voicemail filtering strategy. Now to begin with, maybe you’ll want to talk to all your leads because you’ll just want to get practice in interacting with your prospects and once you have that down maybe you’ll want to filter out the time wasters, the tyre­kickers and the DSS tenants that are maybe not appropriate for your rent to own property. So what you do is you set up a voicemail message with your criteria stated in the message and this will be done perhaps on the pay as you go phone that you bought earlier on and then give your main phone number, your home phone number or your main mobile at the end of the message, once you have qualified them and there is a script below this video that you can use for your voicemail message. It’s best for continuity, if the voice matches the name in the ad, so if it’s a female name in the ad, then having a female voice on the voicemail message is going to make more sense.
