1. Bidding: The highest bidder shall be the buyer. Bidding shall be regulated by the auctioneer. The

auctioneers reserve the right of rejecting any bid, bidding for, withdrawing, consolidating, dividing or altering the order of lots. A buyer shall not be allowed to retract his bidding. The auctioneers will not recognise the transfer of any lot from one buyer to another nor make any alteration in the sale book in respect thereof.

2. VAT: Charged at the prevailing rate, on those lots marked with an *. The majority of the sale is VAT

exempt.

3. Buyers Premium: 10% +VAT on hammer price (reducing to 5% +VAT on balance over £1,000 per lot)

5. Registration: Anyone wishing to bid online must register with UKAuctioneers.com. Commission bidding is also available for those unable to bid online – contact Robert Bell & Company.

6. Removal: Each lot at the fall of the hammer shall be at the sole risk and expense of the buyer. All items shall be paid for as soon as possible after the conclusion of the Sale and removed not later than 12:00 noon, Saturday 24th October, but may be removed as soon as clearance has been given by the Auctioneers, except for Friday 16th October when there shall be no collection whatsoever. However no lot shall become the property of the buyer, or be removed until paid for and if taken away in contravention of these conditions without an order for removal signed by the Auctioneers, he shall have power to seize the same or recover either the lots sold or the price thereof (at his option) by action at law. The Auctioneers reserve the right to refuse the removal of any lot until such time as full payment has cleared.

7. Parking: Ample parking available on site on viewing days.

8. Collection: No collection on Friday 16th October. Collection by appointment only, with Robert Bell & Company (01507 522222). Appointment times Saturday 17th October will be between 10 am – 4 pm and Sunday 18th 10 am – 3 pm. Items must be collected no later than 12 noon, Saturday 24th October. Please ensure you or your haulier has a copy of your sale invoice to hand – electronic copies will need a scanned receipt included. Please note: loading facilities will be available on Saturday 17th and Sunday 18th; thereafter by arrangement.

9. Directions: To be signed on viewing days from major surrounding roads; site address will be made available at www.robert-bell.org from Monday 12th October.

10. Description: The Auctioneers are acting only as agents, and have no personal knowledge as to the

correctness or otherwise of the description of the property offered for sale. Each lot is sold with all defects and errors of description, if any. The purchaser is deemed to have inspected any lots they buy.

11. Dispute: The Auctioneers shall be the sole arbitrators in all matters of dispute relating to these conditions, and their decision shall be final and binding.

12. This auction is not required to comply with the requirements of the Members Accounts Regulations

1993 of the Royal Institution of Chartered Surveyors. No monies paid to the auction are covered by any scheme for the protection of client’s money operated by the Royal Institution of Chartered Surveyors.

TRACK & TRACE: On entry to the site on viewing days, each person shall EITHER scan the QR code located at the gate, from their mobile phone (download the app) OR complete our form giving their full details (no pens provided, please bring your own). There will be no admittance without completing this procedure. COVID-19 REQUIREMENTS: This is strictly a business event, not a social gathering. Social distancing must be observed.
