Executive Summary

Few landscapes inspire as much awe as wild Wyoming. Even fewer

ranches capture the multitude of the Cowboy State’s characteristics

like the historic MM Ranches. From sweeping sagebrush steppes with rust-

toned cliff bands to emerald ribbons of spring-fed streams, from towering

stones engraved by ancient hands to ridgelines that stand in crisp relief

against passing thunderheads — it’s all here.

MM Ranches, a fully operational and income-generating cattle

ranch located near Thermopolis, WY, offers over 15,000 acres, noteworthy

big game and bird hunting, and endless recreational opportunities. A

spacious, recently-renovated main lodge, ranch manager’s house, and

secluded mountain cabin make this expansive property welcoming year-

round. This distinctive slice of the Bridger Mountain Range and classic

ranch lifestyle is truly unforgettable.

The MM Ranches span 15,076 acres, of which 7,891 are deeded, and encompass the Kirby Creek

Watershed. The property extends 15 miles north to south, and at the scenic VH Draw — the site

of the original Hayes homestead — is four miles wide. The remaining acreage is made up of three State

of Wyoming grazing leases (3,566 total acres) and two BLM grazing leases (3,619 total acres). The three

tracts provide a natural transition for livestock grazing from the lower rolling hills of the Pack Saddle

winter country (4500’) to the uppermost mountain summer pastures at over 6500’ in elevation.

History

The land surrounding the MM Ranches has a rich

and lengthy history. Petroglyphs carved into

canyon walls speak to the area’s earliest Indigenous

inhabitants. The original homestead, founded by

the prominent Hayes family of Thermopolis, is

still discernable on the property — local history

suggests it was abandoned after a less-than-friendly

encounter with Butch Cassidy and his storied gang

of scofflaws.  The ranch still utilizes the original

124-year-old VH Quarter Circle Brand.

Location

Between the soaring Klondike and Guffy

Peaks, 30 miles east of Thermopolis, this

property is approximately equidistant from

both Casper and Cody, Wyoming — all three

towns are home to regional airports.

Strategically located at the heart of MM Ranches, known as the Main Lodge, in a lush 500-acre irrigated

meadow, is the current headquarters. It consists of a spacious, main lodge, a ranch manager’s house, tack sheds

and corrals for horses. The 5-bedroom lodge - a quintessential Wyoming log home with handcrafted stone

fireplaces, adjacent to a picturesque pond shaded by immense cottonwoods — is an ideal, serene mountain

retreat year-round. During the summer months, escape to the MM Ranches’ Mountain Parcel to enjoy seclusion

of a rustic cabin nestled into the uninterrupted solitude of the untamed Rocky Mountains.

Thirteen pastures, watered by over 25 miles of

spring-fed streams, and a separate pasture identified

as Pack Saddle used for wintering livestock, is ideal

for an annual cow/calf operation. The ranch has

an allotment of 503 AUM and two large working

corrals . The MM Ranches are an income-producing

cattle ranch, offering an ideal opportunity for owner

operation or for leasing.

Water & Mineral Rights

The ranches’ water rights were originally established in

1897, by the Hayes family and will be transferred to

Buyer upon sale. All mineral rights owned by Seller, if any,

will transfer to Buyer upon sale.

Conservation Easement

In order to protect the distinctive natural and scenic character of the MM Ranches as well as the

wild, native species that inhabit them, a Conservation Easement was established ten years ago with

the Wyoming Stock Growers Land Trust. The Easement is flexible in nature, empowering the ranch

owners to modify as necessary to continue preserving the natural beauty and resilience of the property.

Blue ribbon trout fishing on the Wind River and Bighorn River is a short drive away, as is exhilarating

whitewater rafting. The celebrated natural hot springs of Hot Springs State Park in Thermopolis offer

swimming and soaking, and the Wyoming Dinosaur Center is a fascinating glimpse into the area’s past.

Miles of gravel roads and trails on the MM Ranches are ideal for riding ATVs or dirtbikes, and

practically endless foot trails beckon for hiking and trail riding. The ranches are thoroughly equipped

as equine property, with tack sheds, corrals, and more. If a leisurely sunset ride across the harmonious

Wyoming countryside is part of the Western dream, it will be a reality at MMR.

Hunting and Wildlife

Spanning a diverse array of ecosystems, the MM Ranches offer superb wildlife habitat and hunting

opportunities. From big game — including Elk, Mule Deer, White Tail Deer and Antelope — to

upland birds such as Sage Grouse, Chukars and Hungarian Partridge, excellent hunting is plentiful

on the ranches and on nearby public lands.
