This document is meant to be read in conjunction with the comprehensive Site Feasibility Analysis that was done for this and the two adjacent properties. The FAR used in this analysis is 3.70. While the current FAR at this site is 3.25, it is anticipate that the FAR will soon be increased to 3.70, and as such, the Client has requested this analysis to be done in light of the potential new zoning. The same is true for the Building Height, which is currently 40 feet maximum, but it is expected to increase to 50 feet in the coming months. Under this conditions, the likely best use of the project, using a 250 SF unit as the general building block, is 4 stories of hotel or micro-apartment units on top of Ground Level Retail. Although parking is not required for this site, a basement with parking has been included for analysis. The basement level will include 23 parking spaces, or up to 41 parking spaces using an automated lift-and-slide parking system. At the base there are 6,222 SF of retail area available, and a separate building lobby that will provide access to the units. In order to achieve the 7' bonus height the minimum retail area has to be 12,000 SF, the actual scheme provides 6,222 SF with a 4' bonus height. Levels 2 through 5 has units arranged a central courtyard, with views to Elliot Bay to the SW and to Kinnear Park to the North East. There are 18 units on each of these stories for a total of 72 units. The maximum allowable building area is 9,216 SF of Site Area x 3.7 FAR = 34,099 SF above ground. The built-to-far area ratio in this scheme has an efficiency of 99%.
