Significant changes afoot

• 1% rent reduction for 4 years• charging market rent to those earning more

than £30K (£40K in London) • Universal Credit introduced by 2017• benefit cap reduction to £20K (£23K in

London)• tax credit and UC restricted to 2 children

affecting those born after April 2017• working age benefits frozen for 4 years• 18 to 21 years not automatically entitled to

HB

• how can the CCH support co-ops consider the effect on co-op business plans/policies?

Right to Buy

• Government intention to extend Right to Buy to tenants of housing associations

• housing association sector concerns about charitable and private status

• lender concern about Right to Buy, 1% rent reduction and welfare reform

• possible increasing costs to build new homes• amendment in the Lords …• … but the Government still is saying they are

going ahead with it• as many tenants support it as are against it

The Right to Buy and Co-ops?

said they are concerned!

• do nothing because it may have been introduced as part of Right to Acquire which does not apply to most co-ops
