With 2016 firmly underway there is still a lot of talk about how the property market place is going to change and how it is going to perform over the next twelve months.

So, how is the property market looking for 2016?

While many will look at the past results as an indication of the future, I believe one of the truest and best indicators of how the property market is actually shaping up will get overlooked. That indicator, that barometer for change, is buyer activity. That is how many buyers are enquiring about properties and then inspecting them. It is also how many buyers are making offers, bidding at auction and, very tellingly, how many buyers are going to contract.

Right now activity is stronger than expected and some agents coming back from their extended holidays have been caught off-guard. The fact that inspection numbers, bidder numbers and the number of offers being made are up increases confidence in the market, and in general there is a sense of optimism. Should this positive sentiment remain throughout 2016 then we would expect it to translate to some price stability for our local residential markets.

Perth rental prices continue to fall but worst may be over, report suggests. By Eliza Laschon

Rental prices have again dropped in Perth but there are signs the worst may be over for the market, the latest quarterly rental report from Domain suggests.

Perth house rents have dropped 8.9 per cent over the past 12 months, with the median weekly price sitting at $410 in the December quarter.

The median unit price has also dropped to $350 per week from $360 over the quarter, taking the fall for the past year to over 10 percent.

The figures are in stark contrast to cities including Melbourne, Adelaide Hobart and Canberra where house rents surged to new record highs. Sydney house rents

also remained at record highs, but unit rents are falling, the report found.

Domain chief economist Andrew Wilson said the continuing slump in Perth was good news for tenants. “Unfortunately for investors and landlords, the Perth rental market remains weak, with low demand continuing to push rents down sharply,” he said.

“There’s strong competition amongst investors for tenants in the market place who have a wide choice of properties.”

“Issues such as rents and the quality of the tenant are confronting investors in the Perth market and that will only act ... to constrain investors moving into the Perth market this year.”
