About LoanSafe Fraud Manager

LoanSafe Fraud Manager detects fraud based on historical patterns of fraudulent and legitimate loans, and uses patented pattern-recognition fraud analytics to identify each loan’s potential fraud risk.

LoanSafe Fraud Manager enables you to improve productivity by utilizing the fraud risk score to drive underwriting processes, and to save time and resources by zeroing in on areas of high fraud risk. The fraud risk score predicts the likelihood of misrepresentation in the loan fi le that may lead to fi nancial loss/default. Reason codes are delivered with a high fraud risk score to help you better understand why the score is high. In addition to the fraud risk score, LoanSafe Fraud Manager delivers fraud alerts that highlight specifi c areas of concernrelating to income, employment, occupancy, undisclosed debt, identity and third parties.

Combining the fraud risk score, reason codes and alerts in conjunction with the detailed report provides comprehensive insight for quick and effi cient loan reviews.

LoanSafe Collateral Manager

The proprietary collateral risk assessment engine used by LoanSafe Collateral Manager evaluates numerous elements to deliver a clear picture of risk, including multiple relationships and comparisons between property characteristics, pricing and appraisal attributes, geographic enhancers or detractors, market volatility, levels of distress in the neighborhood, and other key collateral metrics. LoanSafe Collateral Manager reduces uncertainty, fi ghts exposure to delinquency and overvaluation risk and increases organizational effi ciency.

Product Availability

Depending on your organization’s set-up, you have three ways to request the LoanSafe Risk Manager Suite:

► Request LoanSafe Risk Manager, which will automatically deliver both LoanSafe Fraud Manager and LoanSafe Collateral Manager

► Request LoanSafe Fraud Manager only

► Request LoanSafe Collateral Manager only

The name of the product you requested will be displayed at the top of the report. If you requested LoanSafe Fraud Manager, the product name returned at the top of the report will say LoanSafe Fraud Manager.

Requesting the LoanSafe Risk Manager Suite

LoanSafe Risk Manager Input: Listed below are the required and highly recommended fi elds needed to run a LoanSafe Risk Manager report. The more information you are able to enter, the more thorough and complete the fraud analysis will be.

LoanSafe Fraud Manager Input: The same input fi elds listed below are applicable to LoanSafe Fraud Manager.

LoanSafe Collateral Manager Input: If you are only requesting LoanSafe Collateral Manager, only the subject property address and the estimated subject property value are required.

How to Use The LoanSafe Risk Manager Suite User Guide

This guide serves as a single source to describe all report features contained in LoanSafe Risk, Fraud and Collateral Manager. There are icons located to the right of each section header to indicate which report(s) contain each feature.

Report Header

The product output starts with the report header section, which contains the following information:

Report Order No: Unique alphanumeric number generated by CoreLogic for each report generated. Provide this number to CoreLogic for reference and investigation.

Report Date: The date the report was generated.

Reading Your Report

The LoanSafe Risk Manager Suite performs an integrated analysis of the property, identity, income, borrower, broker and market. Regardless of the product you requested, the output will include the following main areas of information:

► Scores: Fraud risk score and reason codes, where applicable, and a collateral risk score.

► Alerts: Fraud and appraisal review alerts that identify areas with potential inconsistencies.

► Search Summary: Summary of searches performed on the borrower and third-party loan actors. Applicable only to LoanSafe Risk Manager and LoanSafe Collateral Manager.

► Data: Grouped into six sections – Property, Market, Identity, Income, Borrower Address History and Third Party – these details can be used for further investigation.

Scores

Fraud Risk Score:

The LoanSafe Fraud Manager overall fraud risk score is an empirically-derived predictive score that rank orders the risk of loanmisrepresentation leading to fi nancial loss. LoanSafe Fraud Manager screens every loan for occupancy, income, employment, identity, property, market and third party fraud risk issues. Represented graphically and numerically, the fraud risk score ranges from 1 to 999, with 1 being the lowest risk and 999 representing the highest risk.

Reason Codes

When the fraud risk score is 700 and above, up to three reason codes are generated to provide additional insight into why the loan received the score that it did. If there are more than three reason codes generated, the top three will be displayed. When the fraud risk score is lower than 700, reason codes are not displayed, as their impact would be minimal for low- and moderate-risk loans.

Collateral Risk Score:

The LoanSafe Collateral Manager collateral risk score is an empirically-derived score that predicts the likelihood of early payment default (90+ in fi rst 12 months) and foreclosure, along with the severity of loss in the event of foreclosure, based solely on the impact of property, neighborhood and value factors. Represented graphically and numerically, the collateral risk score ranges from 1 to 999, with 1 being the lowest risk and 999 representing the highest risk.

Alerts and Recommendations

Alerts are intended to identify areas of inconsistency, allowing you to effi ciently detect fraud and collateral risk, as well as reduce the risk of repurchases.There are two categories of alerts; Fraud and Appraisal Review. Each alert has its own severity level: high, medium, or low. Alerts are explanatory, descriptive or data quality-centric. Click on an alert to be directed to the portion of the report containing the data that generated the alert for further review.

Each actionable alert is generated with a recommendation that provides guidance as to what next steps the reviewer may want to take to address and/or clear the alert. Alerts can be customized to meet your institution's needs; alerts can be turned on and off, and the severity level and recommendation can be changed.

About Reason Codes And Alerts

Reason codes drive the risk score while alerts are completely independent from and do not impact the score. Several of the reason codes are the same or similar to the alerts generated within LoanSafe Risk Manager, but the logic in the generation of each may be different. Reason codes are model-based, using multiple attributes with a statistical correlation to fraud while alerts are mostly data-dependent, relying on the intuitive connection to fraud.

LoanSafe Connect™

Located just below the fraud risk score is a hyperlink to LoanSafe Connect, a web based tool that allows you to interact directly with LoanSafe Risk Manager reports, including evaluating and clearing alerts, making notations and capturing an audit trail of all actions taken in real-time, online. LoanSafe Connect allows you to work individually or collaboratively throughout the origination process while “working the fi le.”

The Confi rmation of Searches Performed provides a quick snapshot of the searches conducted, along with the results for each search. Borrower searches include an SSN validation, a check against various government watch lists, as well as, a search against the Mortgage Electronic Registration System (MERS) for additional loan applications. Third-party loan actor searches include a check against various government watch lists and licensing agencies, where applicable.

Hyphen or Dash – indicates that a search was not conducted. Letter I – indicates that a search is not conducted due to insuffi cient input information. Reasons include 1.) missing input, such as no SSN provided for the borrower; 2.) not enough input, such as only one letter provided for a fi rst name or only a one-word fi rst name or last name is provided. This reduces false positives and encourages cleaner input data to be provided.

► Name/ID: Name or license identifi cation number provided in the request for LoanSafe Risk Manager.

► Type/Onfi le Name: Role of the name provided in the request for LoanSafe Risk Manager. For license identifi cation numbers, the Onfi le Name as listed in the database checked against will also be displayed.

► OFAC: Checks against the Offi ce of Foreign Assets Control (OFAC) lists, including SDN (Specially Designated Nationals), and Consolidated Sanctions.

► ASC & NMLS: Checks appraisers against the Appraisal Subcommittee’s (ASC) National Appraisal Registry and mortgage loan originators against the Nationwide Mortgage Licensing System (NMLS).

► GSA EPLS: Checks against the General Services Administration’s (GSA) Excluded Parties List System (EPLS) now known as SAM Exclusions.

► Other Gov’t: Includes checks against the Housing of Urban Development’s (HUD) Limited Denial of Participation (LDP) and the Federal Housing Finance Agency’s (FHFA) Suspended Counterparty Program (SCP) lists. To verify which watch list names were screened against, review the information displayed on the lower left corner immediately below the table.

Review Process

Various sections within the report can be used to facilitate review of many aspects of the loan. The collateral and risk scores, along with the alerts and reason codes, can be used to move a loan through your selected review process. The desired review rate (percentage of loans sent to fraud or collateral review) will determine your risk score cut-off or threshold. In addition, the alerts and severities available within LoanSafe Risk Manager can help identify high severity concerns within your operation. These alerts can be used to help guide a holistic fraud and collateral review. Below are general review guidelines based on LoanSafe Risk Manager scores:

► If score is ≥ review rate score → escalate for fraud or collateral review

► If score is < review rate score, but high severity alert(s) display → proceed to internal policy for reviewing/clearing those alerts

► If score is < review rate score and no ‘pain point’ alert(s) display → proceed through normal underwriting procedure

Potential Mismatch: A RED dash, which equates to a potential mismatch in data, will display if the input and standardized input address diff er from the address found onfi le. Example – onfi le address contains Unit # and the input does not.

Property Detail

In addition to an analysis of the history of the subject property, the Property Detail section provides an analysis of the immediate market surrounding the subject property. Nearby sales are used as a market sample to identify trends within the area.

Market Analysis

The Market Analysis section uses nearby sales transactions within the last 12 months as a market sample to identify trends such as foreclosure rate, “fl ipped” property rate, appreciation/depreciation, market range, etc.

The Address Summary section provides the addresses that the borrower has used to apply for credit, allowing users to look for unusual activity, such as transient behavior patterns, fl ipping, foreclosures, etc.

Property information, such as whether or not the borrower currently- or previously-owned the property, the current owner names, land use code and the sales history is displayed with each address.

► Section Functionality: Mouse over the land use code to view what the acronym stands for; click on it to get the full description. To view the details to all of the addresses listed, click on the Expand All Records link; to view details for only one of the addresses, click on the address.

The Third-Party Detail section provides information on any loan participant aside from the borrower. In addition to the information returned by the WatchList Screening feature, the section displays the broker’s book of business across the industry, as well as his or her business specifi c to a lender. This helps you measure the mortgage broker’s past origination risk.

Nationwide Mortgage Licensing System & Registry

LoanSafe Risk Manager can provide a mortgage broker and loan offi cer search against the National Mortgage Licensing System (NMLS) database. The search is conducted using the NMLS ID. However, if the NMLS ID is not available the search can also be conducted using the broker’s code, broker’s name and location and the loan offi cer fi rst and last name. The section will include which search method was used in the fi rst column.

This section summarizes the broker’s book of business in relationship to what has been submitted to a lender’s organization vs. the rest of the industry.

► Collateral Risk Measure (CRM) uses a collateral risk analytic to measure the typical loans the broker submits

♦ Determine the difference between the riskiness of business that is submitted to your organization vs. the industry

♦ Use the risk bars to interpret the data.

► Loan Count

♦ All Lender is the number of loans the broker has submitted to the lender’s organization in the last 12 months

♦ Broker’s Loan Across Industry measures the reliability of the industry level score provided based on the quantity and quality of the data sample. Possible ratings include Fair, Good and Excellent.
