2. Introduction

The following D & A is for proposed works at Holly Cottage, The Street, Gosfield, CO9 1TP and will accompany plan No. 1505-12918-1 and this Design and Access Statement relates to a single storey garden room to be attached to a previous single storey rear extension. Holly Cottage is Grade II Listed, details of which you will find within the appendices.

3. Land Use

The property in question is situated in a predominantly residential area, although it does aside a public house and there are shops and the local school close-by. There is no proposed change to the residential use of this site under the proposed application.

4. Development Amount

The proposed extension has been specifically designed to allow adequate seating area as the building has been designed to allow relaxation and views of the existing garden and the clients have been very specific in terms of the size in which they require the additional room/structure.

5. Site Layout

There is, on-site, clear access from front to rear of the site by means of a hardened walkway. The main has access via the front door with rooms and staircase coming off the main section of the house.

6. Development Scale Relationship

The proposed single storey extension has been specifically designed to ensure that it is subordinate in comparison to the existing rear extension. It has been designed with recommendations from listed buildings adviser. The elements in question are vernacularly correct for the area and ensure that the eye is drawn to the higher points of the structure without awkward and heavy visual breaks.

7. Landscaping

The existing landscaping of the site is of a mature nature and any dramatic change in this area would be detrimental to the site.

8. Design Rationale

The clients in question wish to construct an additional room to their property to allow them to formally enjoy the garden throughout all the months of the year. It is

proposed that the structure be timber framed with an upper oak stud timber frame arrangement with rebated fixed double glazed units between the studs. The roof is to have open-ended rafter feet and tiles to match that of the existing main house. The valleys will be constructed from leadwork and ridge tiles to be red in colour to match that of the existing and proposed roof tiles.

9. Professional Involvement

Essex county council listed building department where consulted before this application was submitted.

10. Planning Policies Assessment

Relevant local and national government policies have been reviewed in relation to this application.

11. Site Access

The existing access to the property will not change.

12. Conclusion

The proposed extension is insignificant and subordinate to the remainder of the historic element of the main building and can easily be reversed at any stage. It is in no way detrimental to the existing structure and in some respects the design compliments the overall rear elevation of the structure. Therefore, I propose the application be granted.

13. Heritage Statement

The structure in question is timber framed 17th Century or earlier, with a number of historical alterations over that period to the present day. The structure has a number of interesting historical features within it and which you would expect to see on a dwelling of this type and stature. For further information, please refer to the Listed entry within the appendix. The proposed extension will, in no way interfere with the existing historic fabric and there will not be any detrimental loss of the historic fabric under the proposed application. The extension design has been specific in regards to being very subordinate in nature to the rest of the historic house and the added detail of oak work and open rafter feet to ensure that it is viewed as an extension to the existing structure, but in the same respects is shown as being sympathetic in-keeping and using materials which are vernacularly correct for the age of the building.
