Welcome to LifeandHomes™

Well, it’s already September. The mornings are a bit cooler than they have

been and I’m already noticing some color changes on the trees. The change of

season is just around the corner. At our house, we have seen an abundance of

deer this year. It hasn’t been unusual to see a group of three or more coming

out of the woods and across our yard.

This is a great time of year to do a fall version of spring cleaning or work

on an enjoyable outdoor space for the fall. Perhaps you’ve been thinking

about an outdoor barbeque area, a nice outdoor fireplace or pit. Also, take advantage of the nice temperatures

and do something fun before the task of raking leaves overtakes this opportunity.

As we all remember, September 11 marks the 10-year anniversary of the assault on our nation. It was one of

those events that everyone seems to remember where they were when they heard the news. Let it be a reminder

to us all to continue to pray for our nation and for those who defend it.

As you browse through the magazine check out all the great real estate properties and be sure to check on-line

as well at www.lifeandhomes.com. Also, please take advantage of the expertise our advertisers have to offer. I

have gotten to know several of them personally and really appreciate their dedication to their profession.

As always, we wish you all well and thank you for making us a part of your LifeandHomes™.

Homeowners Challenging Property TaxesOne in four homeowners say that at one time or another, they have attempted to reduce their property taxes by challenging the tax-assessed value of their homes.

And the majority who did so say that they were successful in lowering their tax bills, according to a nationwide survey by FindLaw.com.

As home values have declined as a result of the housing crisis, some homeowners feel that the tax-assessed value of their homes -- which is the basis for calculating their property taxes -- may not accurately reflect actual market conditions. Homeowners may file an appeal or challenge with their local tax authority in hopes of reducing their assessments, and in turn, their property tax bills.

According to the FindLaw.com survey, 24 percent of homeowners say they have challenged their assessments at some point during their home ownership. When a challenge was filed, survey respondents said it was successful in lowering their property tax bills in approximately three-quarters of those instances. most often, the net reduction in their annual property tax bills was between 1 and 4 percent.

Free Internet resources, such as FindLaw.com's real estate Center (realestate.findlaw.com/taxes-home-ownership), can provide helpful information on how property taxes are determined and tips on how to challenge property tax valuation.)

newsShortsWhat you Should Know About Strategic DefaultIf you owe more on your home than its current market value, you may feel tempted to walk away from a bad investment, even if you can afford to make the monthly mortgage payment.

But global information services leader experian says when considering strategic default, you should keep several factors in mind:

* Defaulting on your mortgage is the second most damaging thing you can do to your credit, even if you continue to pay your other bills. Only bankruptcy will affect your credit score more adversely than foreclosure.

* Foreclosure remains on your credit report for seven years. During that time, securing other credit at reasonable terms and rates will be very difficult, if not impossible.

* Potential employers are looking at credit reports. In fact, 60 percent now check applicants’ credit reports, according to an article in the Washington Times. By impacting your credit, a strategic default may affect your ability to get a job.

* Last year, Fannie mae, the government-controlled mortgage giant, said it would implement a policy to prohibit strategic defaulters from getting a new Fannie mae backed mortgage for seven years from the date of foreclosure.

* Finally, in some cases, the debt that foreclosure "erases" may be recorded as income, which means you will have to pay taxes on it.

To learn more about credit management, credit reports, credit scores and the factors that affect them, visit www.experian.com. (ArA)

home Repairs For When Kids Head Back to SchoolAs your family heads back to school, take some time to complete a few simple home repairs. Doing your ”home”-work projects now will allow you to spend more time with your family and less time fixing, cleaning and repairing things this fall.

After a summer full of outdoor fun, it’s time to tidy the yard before winter comes. Clean and safely place any outdoor furniture in storage. Once the furniture is put away, give your deck or patio a good power washing.

While you’re outside, check your driveway and patch any cracks or potholes that may have resulted from the summer heat.

Install a remote thermostat. With the kids back in school, your home may now be unoccupied for a large portion of the day. Lowering your thermostat while the family’s away can provide substantial cost savings. A programmable thermostat will allow you to create custom temperature settings for the hours you are home and away. Some models, like the AccuLink(Tm) remote Thermostat from American Standard Heating & Air Conditioning, allow you to set and control your home’s temperature remotely using most Web-enabled cellphones and computers. 4 We bring people and homes together.

When buying a home, many homebuyers attempt to skip steps they feel are unimportant, which can lead to long term problems. you owe it to yourself to ask these ten simple questions:

* What are the exact terms of my mortgage? – you will want to have everything spelled out for you before you sign the mortgage payments. Have the officer run through the payment plan month by month, year by year.

* What are the penalties for paying the mortgage off early? – you might find yourself in a better financial position later and want to pay off your mortgage. Find out there are fees for early payoff.

* How much interest will I be paying now and in the future? – It's simple to find what your interest rate will be now and in the future for a fixed rate mortgage. For an adjustable rate mortgage, you will need to find out what the typical range for the interest rate will be.

* How much of each mortgage payment goes toward the principal and how much goes toward interest? – you will want the majority of each payment to go toward the principal because this will help to reduce your overall interest payments.

* What are the closing costs for this process? – Be sure to ask about the closing costs and other fees you might incur along the way.

* Can I qualify for a fixed rate mortgage? – If you would like to know exactly what your mortgage payment for each month is going to be, you'll want a fixed rate mortgage. Payments are higher but will not fluctuate with the future interest rate changes.

* What is the required down payment? – Finding how much your down payment is will help you decide whether or not you qualify for a specific mortgage.

* How long is this going to take? – This information will allow you to determine how quickly you need to sell your home or to submit notice of ending your lease.

* What documents do I need to get this process started? – This is a major financial transaction and the mortgage lender will want to see your financial records. Ask in advance about the papers you will need.

* Is there anything I need to qualify for this loan? – This question should be asked before you even begin the mortgage application process. Find out what qualifications your loan will require in order to accept your application.

One room always topping renovation wish lists: The bathroom - especially master baths and high-traffic powder rooms, as homeowners are interested in introducing the latest design elements into these spaces. Whether you're planning for a few small upgrades or a major overhaul, these tips can help you transform your bathroom into a serene space that's full of style and function.

add style, save water Installing a new faucet is an easy way to add to the space's aesthetic and to conserve water. According to the ePA, faucets account for 15 percent of indoor home water use - that's more than 1 trillion gallons of water in the U.S. each year. Selecting a WaterSense-certified faucet from a reputable faucet manufacturer, such as Kohler, reduces water flow by 30 percent or more without sacrificing performance. Learn more at www.epa.gov/watersense.

increase storage Clutter not only detracts from a bathroom's look, it also hinders functionality during the

morning and evening routines. If your home was built or upgraded 20 or more years ago, chances are it has a medicine cabinet for extra bathroom storage. Homeowners may be inclined to remove the cabinet completely and hang a huge mirror in its place, but the robern r3 Series mirrored Cabinets provide a DIy and budget-friendly upgrade. Installing r3 is fast and easy. A 1-inch flange around the cabinet's perimeter covers the wall's raw edges and imperfections left behind from the previous installation, which eliminates the need for retiling or re-plastering. Available in seven sizes, the r3 series has cantilever shelves for a custom-built appearance, as well as three mirrored surfaces - the outside, inside the door and the interior of the cabinet. A slow-close feature also comes standard, which prevents the door from slamming shut.

Lighten up Lighting makes a huge difference in a room's mood and ambiance. And when it comes to tasks in front of the mirror, such as shaving or makeup application, proper lighting is even

more important. If the space doesn't get much natural sunlight, select natural daylight bulbs to enhance skin tone. Combining the right light sources is equally important. Combat the shadows overhead lighting can cast on the face by installing wall sconces on each side of the mirror to diffuse light evenly and provide better illumination.

install new flooring replacing worn carpet with tile or laminate floors not only provides a new look to complement the rest of the upgrades, but it can also adjust the environment via temperature and texture. Tiles help to make floors cooler in summertime, while wood enhances the visual warmth of the room.

Bathroom upgrades continue to hold their worth in return on investment while also providing a serene relaxation spot for homeowners to enjoy for several years. even small enhancements and smart fixes can make a huge difference - no huge expense or major demolition necessary. (ArA)

Smart Bath Updates on a BudgetThe housing market has many homeowners embracing the "don't move, improve" mentality with small improvements and smart upgrades to increase a home's style, comfort and functionality.

For many, getting through the process of buying a home can be daunting, if not downright frightening. Talk to anyone considering buying a home for the first time, and many will say the same thing: "There's so much information - I don't know where to start or where to turn for answers. It's overwhelming."

With all the potential pitfalls out there, it's key to arm yourself with the right tools to help you navigate the intricacies of the home buying process. Getting the right information and help along the way will make this milestone purchase easier and hassle-free.

Knowledge is Power

While partnering with a real estate agent and knowledgeable mortgage lender will go a long way towards home buying success, empowering yourself is also important. you are not alone, but you're also your own best advocate.

Learn about the neighborhoods where you might want to live, and think about your day-to-day lifestyle when deciding what area - and type of home - is right for you. Take a home buyer education course - they're often free and will help prepare you for the home buying process. The U.S. Department of Housing (www.hud.gov), neighborWorks America (www.nw.org), and the national Foundation for Credit Counseling (www.nfcc.org) are all great resources for further

education on buying a home. Or you can check with your bank - some, like TD Bank, offer sites that provide one-stop shop info on buying your first home.

Real-ing and dealing

Partnering with a real estate agent can help make the process of buying your first home more efficient and hassle-free. A real estate professional will help you assess your needs and wants in a home, and then utilize that information to narrow the field of available homes in your price range to a manageable pool. Well-versed in the local area, a real estate professional can help ensure you're getting a better price, will negotiate on your behalf, and can protect your rights as a homebuyer. your agent also may be able to make mortgage lender recommendations.

Find a Financial Partner, not Just Mortgage Rates

Like buying a home, choosing a mortgage provider is about more than terms and rates - it's about finding a company that has the knowledge to help you succeed.

"Find a lender who is also your financial partner," says mike Copley, executive vice president, retail lending at TD Bank. "your mortgage advisor should work with you to find the borrowing

solution that's right for you, and make the experience as straightforward and hassle-free as possible. your lender's commitment to you shouldn't end with the closing of your loan."

Some things to consider when selecting a mortgage lender: Will I be supported from application to closing - and beyond? Are there application fees? How quickly will I have a decision on my application? What type of mortgage should I choose? Does my mortgage provider service their own loans, or can they be sold to another institution later? Does my mortgage provider have a strong customer service focus, so I can ensure my needs are being met? The answers to these questions will help you forge the right partnership with the right mortgage lender.

There's nothing to fear about buying your first home if you're an educated consumer who finds the right real estate and mortgage team to help you make your dreams come true. So get out there and find your dream home! (ArA)

Buying a home is more than numbers, dollars and cents. The pride of owning your own home is an incredible feeling, providing a place for you and your family to come together and build memories.

Home improvement expert Gordon Blickle notes that painting is a growing trend in decorating. "In today's market, homeowners are staying in their homes longer and redecorating more," he says. When decorating, homeowners want simple, low cost, but dramatic home improvements to renew and personalize their space. As a result, Blickle notes, "changing and upgrading room colors has become one of the hottest decor trends."

But with all this decorating, exposure to chemical fumes has opened the door for a new wave of smart paints, caulks and spackling that please the nose as well as the eye.

decorating with a clean conscience Traditional paints create chemical fumes that can harmfully affect people - and the environment. Chemical fumes can affect the earth's ozone layer and increase hazards to those with breathing problems. eliminating these fumes to protect air quality is a hot-button issue for lawmakers. Local, state and federal laws now limit chemicals that affect air quality, and legislators have helped reduce volatile chemicals in paints and coatings dramatically in the past decade.

Choose healthier, zero-VoC products In most paints, caulks and spackling, the drying process means chemicals like ammonia and mineral spirits evaporate into the air. They can irritate many people and even prove dangerous for small children and people with asthma and chronic respiratory conditions.

many popular water-based paints and caulks emit these odors, produced by volatile organic compounds (vOCs), chemicals that are now limited and in some areas, virtually eliminated. While not completely odorless, new zero-vOC water-based latex paints have extremely low odor. Coupled with Smart zero-vOC primers, caulks and spackling, painters and homeowners now have the ability to create a complete zero-vOC painting project.

air it out and start early When beginning a painting project, open windows and doors for proper air flow. Create cross-ventilation by opening doors and windows outside the room. While that may mean spreading the fumes throughout the home, good ventilation means that odors will be gone faster. Add fans

and a dehumidifier for even faster drying and reduced fumes. Keep doors and windows open during the entire drying process.

Time of day can make a difference too. "Since most of us want to close up our homes at night," Blickle adds, "painting in the morning will give you the longest time for drying paint to air out."

Clean up right away ... with water A final way to lower fumes and odor is to seal containers immediately and clean up painting tools right away. most brushes, roller covers and other painting tools are reusable, saving you money and keeping them out of landfills. The longer they air-dry, the more paint fumes escape into the air your family breathes. If you clean them immediately, you can use water; waiting means either using smelly mineral spirits, or throwing them away.

The removal of vOCs and odors from paints, caulks and other painting necessities creates a healthier and more pleasant way to decorate. Painting projects have never smelled so sweet. (ArA)

Taking Odor Out of Painting ProjectsHomeowners can scratch off one more concern from their list when tackling a painting project: Nearly every paint manufacturer now offers no-odor or low-odor alternatives.

Combined with sensible steps to reduce odors and speed drying, painting today doesn't have to be the stinky business your parents experienced.

When was the last time you had an eye exam? most eye care experts recommend that you have a complete eye exam every one to three years, depending on your age, risk factors and whether you currently wear corrective lenses. We all know the perfect eye sight is 20/20 vision. most of us are far sighted or near sighted.

As an expert in Leadership Development, I have come to realize that there is something better than 20/20 vision. This type of vision as I call it is: "Possible vision". you see 20/20 vision only allows you to see what is, but Possible vision, Pv, allows you to see what can be possible.

Let me illustrate to clarify my point. Imagine that I have an apple seed in my hand and I ask

you to tell me what you see. your response would be that you see an apple seed. now, if I ask you to see the seed with "Possible vision", you may tell me that you see an apple orchard, apple sauce, or baskets of apples, etc. I think you get the point. So, what is the difference? 20/20 vision can only see what is present, but “Possible vision” gives you the opportunity to see what is possible or what the present can be-come.

How does one develop Possible vision? Here are three principles:

1. Insight-discern the power of the “seed”2. Imagination-dare to dream and create3. Intentional-believe until you see

It is very important to protect your sight by get-ting an eye exam. I believe it is even more im-portant to protect your vision by utilizing the power within you to see what can become.

Dr. Banks has been married for 20 years. He and his wife Sylvia have three children.

more Than 20/20 Vision

I have always been fascinated with the bald eagles. Their behavioral characteristics mirror human development. One of the behaviors that I appreciate is how the mother eagle cares for her young babies and prepares them for their future.

Some of nature's most nutritious greens and veggies thrive in cooler temperatures. Planting them now, at summer's end, can ensure a bountiful fall harvest. Plus you'll save a bundle by avoiding the produce aisle in your grocery store for a few more months.

The sunny, cooler weather of autumn is perfect for many vegetables. With increased rainfall and temperatures ranging between 60 and 80 degrees in the day and higher than 40 at night, your plants suffer less, increasing your likelihood of good harvest. you can even cope with frost; some hardy vegetables can thrive without frost protection, and covering less resistant plants when frost threatens can keep them thriving.

The secrets of successful fall planting don't differ much from the techniques you've used during high season. Cool crops will need at least six hours of sun daily, ample water and a steady supply of much-needed nutrients. you can get a jump-start by planting transplants. Seed germination of cool crops during late summer requires much attention to detail. Transplants are a quicker, easier route to ensure success.

Bonnie Plants, the largest producer of vegetables and herbs in north America, offers some quick tips for picking the right plants for your fall garden:

* Choose fast-growing, leafy cool crops like broccoli, Swiss chard, lettuce, kale, spinach, collards and arugula. Leafy vegetables are actually

harder to grow in the summer, when the heat can cause them to "bolt," forming flowers and seeds. Bolting leaves edible portions tasting bitter. you could choose to plant two rounds of these vegetables, in spring and again in late summer.

* Don't delay. Ideally, you should plant your fall crops before the end of August, although if you miss that window, it doesn't mean you can't still have a successful fall harvest. It just might take more time and ingenuity.

* Pick a place. your existing garden is the perfect place to plant cool weather crops. remember, frost flows downhill like water, so spots at the top of a slope or in south-facing locations will remain warmest.

* you can also plant your fall crops in raised beds, which are easy to cover when frost threatens, or in pots that can be brought inside when temperatures dip too low.

* Know how they grow. Pay close attention to "days to maturity" information listed on plant tags. you'll want to give plants enough time to produce before killing frost arrives.

* Good gardening practices will get your fall garden growing. Loosen soil before you plant and mix in some all-natural fertilizer, like Bonnie Plants Herb and vegetable Plant Food. made from soybean oilseed extract, this food contains 150,000 nutritional and vital organic compounds

including vitamins, minerals, amino acids, proteins, enzymes, plant hormones and carbohydrates, it's an excellent source of nutrition in home gardens.

Consider these popular plants from Bonnie:Packman Broccoli - This hardy vegetable develops best during the cool season. It matures in 45 to 55 days and has large, bright green, mildly flavored domed heads. Plant transplants 18 inches apart in rows 30 inches apart.

Top Bunch Collards - This hybrid is heavy yielding, early maturing, and more uniform than traditional varieties. The leaves are upright, broad, and a beautiful, waxy, deep green. These collards grow best in full sun, but will tolerate partial shade. Like all collards, they are rich in vitamins and sweetened by frost. Space transplants 36 inches apart in rows 36 inches apart.

Spinach - A cool-weather vegetable related to beets and Swiss chard, Bonnie's Spinach is a fast-growing plant. It yields many leaves in a short time in fall. Although it prefers full sun, spinach is one of the few vegetables that produce a respectable harvest in partial shade.

With some advanced planning, active attention, and the right choice of plants, you can continue to enjoy your garden and fresh, flavorful produce, long after the dog days of summer are done. To learn more about cool season varieties and helpful hints on getting your garden growing, visit www.bonnieplants.com. (ArA)

Play It Cool In your Fall gardenIf you think the end of summer means your vegetable gardening days are done, you'll need to reconsider. The weeks when summer fades into fall are actually an opportune time to plant cool-weather crops. Fall is a great time of year for planting vegetables.

Such homes can experience interior moisture buildup, resulting in uncomfortable living conditions, homeowner health issues and, in extreme cases, significant structural damage.

Industry experts say the result is a need to consider home moisture control. According to Building Science Corporation, a leading expert on high-performance home building techniques, “most air-conditioning equipment will not have the capability of removing the moisture load without overcooling the space—a condition likely to result in other problems. Supplemental dehumidification can complement the capability of the air-conditioning system to remove moisture from air within the conditioned space.”

many people think that high moisture occurs only during warm weather, but the most critical

times of the year to address humidity issues are spring and fall, when temperatures are moderate and outdoor humidity levels are high.

High humidity levels can affect your comfort by causing you to feel either hot and sticky or cold and clammy, while also contributing to bad odors in the house. They can also be bad for wood floors, furniture, artwork, electronics and even the overall structure of the home.

maintaining proper humidity levels and providing controlled fresh air are also important steps in protecting your health. Poor indoor air quality can cause eye irritation, allergies, headaches and respiratory problems such as asthma.

To help, a leading brand of whole-house ventilating dehumidifiers offers a solution that is both effective

and energy efficient. The company’s full line of ventilating dehumidifiers addresses interior moisture issues as well as fresh air ventilation needs in a single, high-efficiency system.

Installed by HvAC professionals to work in conjunction with the air-conditioning system, the units can provide comfort and good indoor air quality. The units are designed to provide effective moisture control, fresh air ventilation and high-efficiency air filtration to the entire home. every Ultra-Aire whole-house ventilating dehumidifier meets or exceeds the enerGy STAr program efficiency standards and high-efficiency merv-11 filters are standard on every unit to remove most airborne allergens.

For more information on protecting your comfort, health and home, visit www.UltraAireDehumidifiers.com or call (800) 533-7533. (nAPSI)
