As ‘Anonymous Dead Soldier’, my role in the latest film by localduo Paul White and Russell Dukes was not exactly testing. Butthe afternoon up at Devil’s Dyke gave me a good opportunity toinvestigate the area’s military history – whilst dressed as a World

War II combatant.Travelling to the Dyke for fun is by no means a modern exercise. The

first hotel on the site was built in 1831 after all. A railway line once leftthe main line at Aldrington (which explains the curve of AmherstCrescent) but it was fairly short-lived (1887–1938). A steep funicularrailway ran to the north (1897–1908), and an aerial cableway across theDyke itself (1894–1909). There was also a ‘bicycle railway’ (whatever that is).

The area’s military history may well have begun with an Iron Age fortwhich is evidenced today by a series of bunds around the site. Myinterest though revolved around a small roofless brick structure to thewest of the pub, which I assumed to be some form of bunker. I was luckyenough to speak with Martin Snow at the Sussex industrialArchaeological Society who has researched its history in some depth. Itwas not a bunker.

The Dyke was requisitioned by the War Office during the First WorldWar. Towards the end of the conflict, the structure was built so that

bomb components could betested. It was just one buildingwithin a compound thatincluded many otherstructures. Completed bombswere dropped into the Dykeusing an aerial ropeway withan electromagnetic releasemechanism.

Floor level within issomewhat higher than the surrounding ground which can be explainedby the fact that the Canadians filled it with earth during the SecondWorld War so that they could shoot at it without if falling down.www.buildingopinions.com

ELEANOR HARRISAN EYE ON i360

If you have been on the seafront overthe past couple of weeks, you willhave seen that the i360 constructionis now well underway and has

already reached over 60 metres high. The main question we get asked at themoment is: how are we going to buildthe tower? Most people imagine thatwe’ll be lifting the can, can by can upinto the sky, but actually the method isquite different from that.

For the first six cans we were able tolift the cans into place using our giantyellow crane (nick-named T-rex), but allthe remaining 11 cans will now be builtfrom the top down using our jackingtower. The jacking tower is the large 60metre high square tower and is a cleverpiece of equipment designedspecifically by our engineering teamfrom Hollandia for the i360construction.

The jacking tower is a bit likea vertical factory where a can isrolled into the jacking tower, then all the cans above this newcan are jacked up to make spacefor the new can to be added atthe bottom. The new can isbolted into place both insideand outside, and this process isthen repeated until the i360tower is complete.

The last lift will be the heaviest and will be an incredible 980 tonnes! We are using a total of 1,386 bolts to secure all the cans in place withthe heaviest bolt weighing around 100kg! If you want to learn moreabout the tower erection, please check out our website.

I also often get asked how long the i360 is designed to last. We havesigned a 125-year lease and the i360 is designed to last forever.

We have some moving parts for the vertical cable car, which will bereplaced on a planned maintenance programme. Each January the i360will shut for around a week for our equivalent of an MOT and annualservice to keep it in top condition, and we will be hiring a team of on-site engineers next year who will be responsible for the ongoingmaintenance.www.brightoni360.co.ukTwitter: @TheBrightoni360 @Eleanor_Harris Facebook: Brighton-i360, Pinterest: Brightoni360 Pics: Kevin Meredith

Ian Lawson is a creativesolutions specialist, a mancommitted to helping peopleand businesses find the best

and most effective way forward tosuccess. Kevin Thomas is aproperty man through andthrough with a vast wealth ofexperience, in particular inachieving great results for vendorsand finding the perfect home forbuyers – whether as a place to liveor as an investment. Put themtogether and they make aformidable team, a fact that theyboth realized within minutes ofmeeting each other.

Ian has been so successful thata few years ago, whilst still veryyoung, he was in a position toretire to the Caribbean. Anenviable situation you mightthink, but not if you have the kindof brain that Ian has, and prettysoon he had returned and wasback in business. “As an ex citymanagement consultant my jobwas to help people make themaximum return on their moneyand investments. I was good at it,but for me the satisfaction did notcome from the financial gainalone but more from thesatisfaction of doing the job to the

highest possible standardsachievable, with a vigorousattention to detail, a strongconscience and with earnestness.

“When I returned I quickly builtup a very large £8 million portfolioof property. I needed to find acompany to look after thatportfolio but I was disappointedthat something that matched myhigh standards in all aspects of theservice that I required did notseem to exist. Being a creativeperson I realized that to get what Iwanted I would have to start thatcompany myself, and that washow Indigo was born. The group

now has divisions that cover allaspects of property frommaintenance through to portfoliomanagement.

“In creating this company weare in a position to deal with thekinds of properties that othercompanies might find difficult.Difficult we like and we relishrising to that challenge, findingthat right and often very bespokesolution. I started Indigo Lettingsback in 2006 and it has been ahuge success.”

Kevin Thomas comes from atraditional estate agencybackground and through hiscareer he has had variedexperience that covers both salesand lettings and has worked inboth the independent sector aswell as for large nationalcorporates. His meeting andjoining forces with Ian has createda very special kind of agency andthey are now delighted to belaunching a property salesdivision to the company. But whatis it that makes them different

from any other estate agency?“In my previous roles I was very

much responsible for turninground the fortunes of propertysales offices, trouble shooting, getting to the root of the problemand turning failures intosuccesses. I even took on thetraining role in the South East forthe largest national estate agencyin the UK responsible for thetraining and development ofhundreds of estate agents. Myapproach to property valuationhas always been to find exactlythe right buyer for exactly theright prices, a very proactive wayof selling that will often mean thatwe can achieve the very best pricepossible. Our way of workingdictates that we go to market withan air of confidence, that is a keyfactor in this game. Marketing inthe right way is key to the processtoo and we take full advantage ofall marketing opportunities, fromthe very traditional to the verynew. In that way we are very mucha hybrid of a modern online

agency format and the verytraditional personal approach.Too many businesses havedispensed with the personal touchin favour of online service, weemploy both to the very besteffect. Computers don’t sellproperties, people do.

“The main difference betweenus and other agencies is that wehave not adopted the high streetshopfront approach. Instead wehave invested in a suite ofinformal and comfortable officeswhere we can meet our clientsand help to find the rightsolutions for them. We firmlybelieve that very few people willlook for a home by treading thehigh street and walking into oldschool agencies. That said we dowhole heartedly believe inpersonal face to face contactwherever possible, getting toknow our clients well and buildinga healthy relationship with themthat we believe will lead to strongresults and happy clients.” It isclear that both Ian and Kevinshare a commitment to theseideals and to doing the job to avery high standard. Jokingly theydescribe Indigo as being the Apple(the world’s most valuablecompany) of the property world, and with their smart approachand styling it’s easy to see whatthey mean. “We offer a full servicewith no hidden costs or agenda, aclear commitment to giving ourvery best and offering a bespokemarketing strategy for each clientand each property. It’s a visionaryapproach to property sales thatstarts with careful marketingplans and is followed bycommitment, passion and beliefand then finally to completingthat sale. For Indigo a successfuldeal is one where all parties, buyer and vendor are happy.”

Both Ian and Kevin areimpressive men with animpressive track record and toback them up a strong team ofindustry professionals. TheirBrighton Marina office isrefreshingly relaxed, easy to get toand unlike so many places hasfree parking. The company istaking the very best of the old, embracing the new and movingtheir vision of a property salesservice forward in a way that bothrespects tradition and builds onexperience whilst at the sametime seeking out innovation andnew standards of excellence.

The rates are reviewed annuallyand any increase is applied inOctober.

From June 2015 pension auto-enrolment applies. Employers arerequired from their ‘staging date’ toautomatically enrol certain eligibleworkers, known as ‘jobholders’, intoa pension scheme and to pay aminimum level of contributions tothe scheme. Non-compliance canresult in fines from The PensionsRegulator.

The new leader of Brighton &

Hove City Council, Warren Morgan, discussed the ways in which thecouncil would bring about loweconomic growth, in one of hisfirst public outings since taking onhis new role.

One of the reasons the EcoTechnology Show works so well inBrighton is because of the ecoconscious population and largemajority of green voters.Unsurprisingly therefore, one ofthe most popular talks waschaired by Caroline Lucas MP, theonly Green Party MP in thecountry. Caroline was joined byMatthew Farrow of theEnvironmental IndustriesCommission, Mike Walker of DECC,Christoph Harwood of MarksmanConsulting and Alex Hunt of theGreen Building Partnership. For many years now and probably since the process of sellingproperty by auction began, there has been a misconception that itis only 'problem properties' that are suitable for selling in this wayand that the auction process was often seen as a ‘last resort’! Too

a large degree this used to  be the case however it has not been uncommonto also see both residential and commercial investment/developmentproperties populating an auction room over recent years and being sold'under the hammer'.

There now appears to be a new requirement from buyers, the straightforward non problematical residential flat, house or bungalow! A strangerequest you might think? Well the main reason for this change in trends isactually that buying at auction is fast becoming a far more acceptable andoften preferred way for purchasers to buy their homes because thisparticular system offers speed, clarity, certainty and most of all, NO CHAIN!

So what are the benefits to you, the seller?• As mentioned, chain free buyers • Mainly cash purchasers• Immediate exchange of contracts on the fall of the hammer• Pre agreed completion dates• Competitive fees• Access to our exclusive database of local, national and international

purchasers• 4 weeks of intense pre auction marketing

• A stress free way of selling compared to the current private treaty system• Maximum market prices achieved

It seems clear to me that thisnew breed of 'auction buyer' is notout there just to pick up a bargainbut to simply take advantage of analternative and efficient way ofbuying their home and by doingso, eliminating many of thestresses, strains and uncertaintyassociated with 'the othersystem'!

It would seem that no longer is the auction process being deemed a ‘lastresort’ to sell property, in fact it is instead fast becoming many people’s firstand preferred option!

Our next auction is on 9th September and entries are still very much welcomeand therefore, if you would like a free, without obligation market appraisalthen please contact the auctions team. Simon Caplin 01273 [email protected] Kelly Landers 01273 [email protected]

NEW HOME

Atruly stunning, brand new, detached family home, beautifully presented andappointed, with an

emphasis on contemporary stylingand enjoying fabulous far reachingviews across open countryside tothe sea, within a small residentialcul-de-sac. One of the firstimpressions you have as youapproach this property, is the factthat you would not know it wasthere unless you were specificallylooking for it!

Pleasantly tucked away offLonghill Road, in a smallresidential cul-de-sac, constitutingjust a few properties, there is a realsense of privacy. The house itself, has an impressive looking, modern, contemporary styledbrick facade, with wide, glass andsteel balconies at ground and firstfloor levels and a sun terrace onthe ground floor, all enjoying afabulous, sunny south westerlyaspect.

On entering the property, theimpression of light and space, combined with the quality andluxury of the fittings is allencompassing. The lovely livingroom, opens out onto one of thewide balconies and takes in a fineview across rolling open

countryside at the front and inturn is flooded with light, throughthe large sliding doors andwindows. The kitchen isbeautifully and luxuriously fitted

with stylish high gloss units withblack granite work surfaces andnumerous quality integratedappliances.

The space and flexibility offeredby the layout of theaccommodation cannot beoverstated, providing a versatilitythat few conventional homes cancompete with. A wide internalstaircase leads to a "garden level"floor, where the accommodationfollows the same light and airytheme, yet offers additional livingaccommodation, including twobedrooms, a comfortable modernbathroom and a utility roomwhich could deputise as a small

kitchen if need be. The floor can beaccessed independently of themain front door. It is difficult toimagine a teenager who would notbe thrilled at having this sort ofspace to live in, with theopportunity to come and go,without disturbing the rest of thehouse! Equally, this floor wouldwork just as well, for those familieswith elderly live-in parents and thephrase "multi generational living"seems particularly apt whendescribing the house.

On the first floor, there is asuperb master suite, whichincludes a large bedroom, withhuge folding doors opening on tothe second balcony, with trulybreathtaking views towards thesea, and a sumptuous, luxury en-suite bath/shower room.

Externally, there is an easilymanaged lawned rear garden anda driveway leading to a good sizedgarage with electrically operateddoors.

Ovingdean Village is all about abit of peace and tranquility, awayfrom the hustle and bustle of citylife, with extensive rural walks onthe doorsteps and the coast withinwalking distance. However, thevillage is very accessible toBrighton & Hove City centre and

the Brighton Marina, by road orbus, for those that need a dose ofthe city "buzz" from time to time!

All in all, this is a fabulous familyhome, delightfully located, andoffering a smart, luxuriouslyappointed contemporary property, with considerable flexibility andoffers ease of maintenance for thebusy professional. An appointmentto view is very stronglyrecommended to appreciate whatis on offer.

The idea of a second incomefrom property investment is onethat many find attractive.

PROPERTY NEWSPROPERTY NEWS

LEADERS LATEST RECRUIT MAX SHAVEREPORTS HIS CAREER PROGRESSION

Like so many people, Ifinished university with noclear idea about what Iwanted to do next. But I

was lucky enough to be given anopportunity to join a small, independent letting agents inArundel, and it wasn’t long beforeI was sure that working in theproperty sector was definitely forme.

In time, that agent was acquiredby a larger company that alsooperated branches in Hove andWorthing, where I met the sales, lettings and property managementteams before taking up a full-timerole in Hove. This was a goldenopportunity and after achievingsome excellent results, I waspromoted to the role of seniornegotiator soon after.

Three years passed, duringwhich time I studied for andsecured by ARLA qualifications, but then it was time for a newchallenge. I had noticed Leadersexpanding and gaining an even

stronger reputation in theindustry and I was keen to be apart of it.

When I met branch managerAndy Hovey my mind was madeup, and I was ecstatic when heoffered me a chance to join theLeaders team in Brighton. I amnow looking forward to helpingthe branch grow in line with thecompany’s ambitious strategy andbroadening my own propertyindustry knowledge.”www.leaders.co.uk
