In any market, the conversation oftenrevolves around the likely future ofhouse prices. Will they go up, will theygo down, will they remain stable?

Even the most credible authoritiestend to disagree on the direction ofproperty prices and sales volume, sowhere does that leave the humbleconsumer? Baffled!

The problem is the source of datathat is used to make assumptions aboutthe market is fickle. For example, youcould look at the latest Land Registry

figures. These record the volumes and prices of sales that completed upto about four months after the sale was arranged. But a lot can happenin four months – and 120 days of media influence can make a vastdifference to buyer sentiment.

You could look at the figures supplied by property portals such asRightmove. These can be a more accurate reflection of the currentsituation because they interpret the relationship between the changes inthe number of properties on the market and average asking prices, andthe number of buyers registering within the previous month. Of course,asking prices are no reflection of sale prices! Then there are the figuresprovided by various estate agency chains. However, some of these canbe biased because that agency might only specialise in a specific sector.

As estate agents, we have to be acutely aware of what is happening in the Brighton and Hove market at a given point in time. Ultimately, we find that the most reliable indicators lie in our ability to interpret the needs and comments of our buyers at local level. The value of property owned by buy-to-let landlords willbreak the £1 trillion barrier by the middle of next year.

The prediction has come from lender Kent Reliance.

Its analysis of current market trendssuggests that the value of buy-to-letproperty has grown by £109.5bn in the last year to reach £930.7bn.

Longer term, the value of landlords’ property is now three and a half times its level at the start of

2001, when Kent Reliance put its value at £262.1bn.Most of the current value of buy-to-let residential

property (41%) is in London.Overall, landlords’ earnings are put at

£44.8bn in the year to June, equivalent to nearly half the UK’s total annual householdexpenditure on food.

Landlords have benefited from the recovery in house prices since 2009, which has pushed their wealth to within touchingdistance of £1 trillion.

But as the sector’s value marches upwards, the main impetus has come from the growth in the number of households as demand from tenants continues to climb.

I’ve enjoyed Littlehampton for years and have always felt a little letdown by the rows of Barratt-type developments that line the RiverArun, the town’s centre piece. They are by no means offensive, and no doubt make delightful homes, but simply don’t inspire.

Riverside Wharf raises the bar somewhat.This modern development replaces a small stretch of Victorian

industrial buildings by the town’s footbridge. More accurately, it part-replaces, as some of the best bits of the old buildings’ flint and brick facades have been incorporated into the new glass, zinc and cedar structure.

The scheme consists of five three-storey houses (costing £650-700k)that float above a ground-floor shared car park. They were completedthis year to the designs of Hampshire-based architect John Pardey who, more locally, has designed a number of key elements at theUniversity of Sussex and also houses on Withdean Road

Within Riverside Wharf, there is considerable blurring between interiorand exterior spaces. Glass expanses give views across the ever-changingriver and balconies jut out in all sorts of different places. The cavitiesbeneath the building’s sawtooth roof have been incorporated intoupstairs bedrooms ratherthan turned into lofts.

It would be unfair to say that Brighton andHove has nothing to offerwhen it comes to goodmodern architecture but there are sadly fewexamples. ‘One Hove Park’by Yelo Architects andHyde Housing is at leastlooking promising.

I’m aware that I’m banging onsomewhat about how marvellousTurkey is, but there are many thingsthat are so much better there than

they are here. For a start, the local marketevery Saturday is what one couldgenuinely call a ‘farmers’ market’. Rowsof delicious, yet often oddly-shaped fruitand vegetables at bargain prices, is surelywhat a farmers market is meant to be.All the goods are totally seasonal too, soyou can forget about cooking cauliflowercheese in the middle of summer...

As well as a respectful admiration of mutant root vegetables, I havedeveloped a great fondness for the Turkish public transport system.The Dolmus is the small mini-bus that runs half-hourly between myvillage and the town three miles away. Dolmuses run all over Turkey,efficiently transporting all manner of villagers to the town and back,gnarled mutant carrots safely secured in their shopping trollies. Dueto an initial bewilderment with the timetable, I would often brave thehalf-hour walk into town, which, with hindsight, was a very heroicendeavour indeed.

It is, in fact, optimistic to imagine that on foot, you will reach townat all, given the propensity of the average Turkish motorist to try tomow you down, no matter how far into the hedgerow you try to squashyourself. The man astride a tractor with no lights and a trailer-load ofunwieldy fir tree cuttings is danger enough. However, the maniac inthe lump of rusty metal ill-advisedly overtaking the tractor on a blindbend is an added bonus.

The Dolmus is one of my favourite things about having a home inTurkey. It is uncomplicated, reliable, and certainly reaches parts thatwould become isolated without it. Often, in the summer, I have beenthe only person waiting at the tiny, silent bus stop in my village, tocatch the last midnight Dolmus to a late night party in town. The Dolmusis without prejudice. It keeps the very lifeblood – not to mention uglyroot vegetables – of Turkey circulating. I love the Dolmus so much I canhappily ignore the fact it absolutely never arrives at the bus stop atthe time it says on the timetable, but without exception, arrives preciselyseven minutes late, hence my initial bewilderment with the timetable.

The Dolmus driver is to be equally praised for his devotion topublic service. He will happily stop for a passenger who is not waitingat an official bus stop. This is most fortunate, as most locals seem to be at best reluctant or at worst violently opposed to standing atofficial bus stops. From what I can determine, they seem to prefer to position themselves in the most dangerous roadside position they can find in order to hail the Dolmus.

Here in the UK, home of ‘Stepford’ vegetables and over cautious‘health and safety’ measures, the average person would not darestand anywhere other than the official bus stop. You consider yourselflucky to be allowed on to the bus even at an official stop and woe-betide should you arrive at the stop half a second after they’veclosed the doors. Especially if you resemble a root vegetable …

Andrew: Every week, whilst prepping the nextepisode of Latest Homes Live, Simone, AndyGarth and I sift through the tabloids andextract some interesting topics from the press to chit chat about in the studio, with our guests. This section of the show is easy toproduce – simply because there's a never-ending string of stories out there discussingthe world of property. We are never short of topics!

This is another reason why the Latest Homesbrand, which is now very much a multi-mediaplatform (online, on TV, in print and via socialmedia), continues to flourish. The world of realestate is a constant one. As long as humansinhabit the earth, we will need a place to hang

our hats. Unless, of course, the planet is over-taken by outdoor dwelling prehistoric beastswho destroy all of our houses and force us tolive in caves again. Even then, there will be aneed, surely, for Latest Caves Live!

I digress – rather strangely. I'm basicallysaying that the world of property is a universalone, and it is written about constantly. Itchanges, varies and grows daily. There isalways something to talk about. It has its ownsub-genre of news.

We've covered some interesting items on theshow, in terms of what's in the headlines rightnow. Are houses harder to sell if they comewith a dark story? Are sky-scraper penthouses

built in the shape of a sausage ugly orinspired? What did the neighbours tell thepress when Hugh Grant moved out of theirneighbourhood? Would you live in an ecohome built in the middle of the ocean? Who does the most housework – husbands or wives?

This is the fun side of the news. There is, ofcourse, a more serious angle. We've looked atstories such as the one about a mother andson who fell out over the deeds to theirdeceased relative's home, left to both of themin a will without specifying percentages. Itdestroyed their relationship. It's sad. A coupleof weeks ago was the story of the counciltenant who illegallysublet his council home,only for him to faceprosecution due to thehindrance he causedothers in need for statehousing. This week welooked at the couplewhose house sale fell atthe last hurdle due tomoney launderersfinding a loophole inEuropean property law,consequently shatteringtheir dreams of a quietretirement.

Then there's the very quaint, very Britishstories we read about. Like the piece in theIndependant about rural living in the UK. Orthe article in this week's Express about howhaving an orchard on your land can crank upthe price of your home, make you a profitand engage you in the local communityaround harvest time. There are countlesspieces written about the plethora of historichomes in this country, and how its possiblethese days to move into an actual castle, ifyou so desire. The cottages and regencyhouses in Brighton alone come with tales ofpast inhabitants, from politicians to poets.

Simone: The news is part of the show thatnot only informs us, but informs our viewersas well. We do it to keep you guys at homeup to date with this ever-altering area of life.Sometimes, something in the property worldin Brighton alone will shift whilst we aretaping a new episode of Latest Homes Live.It's really fascinating actually. I enjoy thestories of the people who take on excitingdesign projects and realise a vision that theyhave always dreamt of. It's very inspirationalto see how these people make propertyhistory in a particular area of the country.

On this week's show, we dissected a storyabout the pressure to buy before you hit 30.The statistics showed an almost frighteningpercentage of people who categorise home-owning as just as important as a fruitfulcareer or getting married and havingchildren. This, I suppose, can be seen as bothambitious and admirable, but also a littleunfair. It's unfair on YOU to put yourselfunder that much pressure, if it’s not arealistic goal to have in the foreseeablefuture. Why do it to yourself if you're notquite there yet?

Investing in property should be an excitingmoment in your life, that you can enjoycomfortably. Choosing a home that you canwholeheartedly make your own is somethingI look forward to – especially after all I havelearned making Latest Homes Live. But I lookforward to doing it when I'm ready. There'sno self-pressure imparted by me. Yet this is atopic we read about in the news on the showweek in week out.

“It’s well reported within Brighton that thestudents have changed the demographicirrevocably, destroying the fragile balancethat once existed between tenants and

residential property owners; that they are theroot of all anti-social behaviour and the solereason we need street cleaners. However, I think that this is a subject that needs a littlemore investigation.

At present, Brighton and Hove has apopulation of around 275,000, and a studentpopulation of around 40,000. This equates toaround 14.5% of the city’s population. They alsohave the bulk of the city’s disposable income, asthey have the least amount of responsibilitiesand financial commitments.

Can you imagine Brighton and Hove withoutthis free spending populace? In a period of hardbusiness and recession, can you imagine howmany more pubs and clubs, shops and caféswould be shutting down – small businesses thatrely whole heartedly on the micro economiesthat prop up Hanover, Coldean, Lewes Road andthe London Road areas? The taxi drivers andbus drivers who rely on ferrying them around,and the suppliers to the various shops and pubsthat they frequent? The clothes shops, themusic shops, the off licences?

Let’s also now include all the maintenanceteams and contractors that work in the studenthousing sector, and you can see it really is quiteimportant that Brighton and Hove not onlykeeps the students coming in, but keeps themwell housed and entertained as well. In myhumble view, Brighton and Hove without

students would be, with the greatest of respect,Hastings; lacking the culture and diversity thestudents bring to any city.

They are high maintenance, opinionated,sometimes a bit precious and forthright – as I’msure I was at one point as well – but they arealso vibrant, interesting, ambitious and excitingyoung people, people we should be proud havechosen our city over others, people who wehope will go on to do great things.

It’s quite a thing at the moment to look atthe negative side of everything, fromimmigration to the economy, and disregard thepositives – the genuine colour and positivitythat they bring. The local council havemanaged to embrace the money makingpotential of the students by taxing thelandlords with various licence schemes whilstsimultaneously running down their reputationwithin the city. Oh, and the parking ... and sowe should thank our lucky stars for, at the veryleast, the economic benefits we all get.
