The Landlady Building Opinions

I t is midwinter and I amback in Katy’s cliff-edgeholiday home in Norfolk

labouring under the vainhope that I can finish writingmy book. In a brief period ofrespite between howlingblizzards, I managed to gethere rather moresuccessfully thananticipated, by means of twotrains and a local bus full ofscreeching school kids. Ieven managed to stop off atLidl – not my usual choice ofgrocer, I can assure you,although I’m rather warmingto it – and buy a week’ssupply of healthy foods. Now,with six feet of snow piled upagainst the door and a blacksea crashing beneath a greysky outside, I am wishingfervently that I’d boughtbiscuits and crisps to snackon, as the unhealthiest itemof food in my fridge is anavocado. The local shop isnot too far away but might aswell be on Mars, soimpenetrable is the weatherat this moment. Dancing OnIce doesn’t even get close. Iam perched in an armchair invery close proximity to theradiator with the boilerturned-up to unheard-of (for me) levels and I’m still freezing.

During a break in the blizzard this morning, I managed – hero fashion – to gorunning and almost disappeared down a completely hidden ice-hole on the clifftop. Bleedin’ rabbits. I went to the local greengrocer on the way home in order tobuy more healthy food – oranges in this case – and was amazed to see thatwhat appeared to be the entire village was there buying their fruit and veg. I amheartened to learn that in some places, people still seem to prefer to shop local,as the way things are going, there will soon be no local shops left. I am surethat the weather has had more than a little influence on where the locals areshopping, which is definitely a good thing.

My initial plan had been to return to Brighton next week half a stone lighterand bearing a completed manuscript on my laptop. However, although I havenow been in situ for almost 24 hours, I have not done a stroke of work. All I havedeveloped is a craving for chocolate digestives and I keep eyeing my recentlypurchased oranges with disdain.

Still, on a brighter note, I remember that last time I was here writing part twoof the book, I never really managed to do any work until after midday, in spite ofgetting up at 7.30am. I am hoping that a similar miracle will take place on thisvisit. As long as I don’t put the TV on or go to the pub, it will all be okay.

The Landlady is damned with good intentions

M y first memory of the archesbeneath King’s Road on theBrighton seafront was as a

student. The principal nightclubs thatwere there back then were The Zap,The Beach and The Honey Club. I wasmore interested though in how thesedifferent subterranean spaces linkedtogether rather than in all that weirddancing stuff.

I’m obviously too old now to goclubbing but I do regularly visitBrighton Fishing Museum. When Iwalk along the promenade, I can’t help butglance at the various entrances – some large,some tiny – that lead to all sorts of weird andwonderful spaces beneath the seafront road. Iwas delighted, therefore, to be offered a tour of183 King’s Road Arches, currently Katz, by Mikeand Diana Palmer who leased it from Brighton &Hove City Council just before Christmas.

I know the interior of the Fishing Museumfairly well as my godfather used to work there.But there is no rule on arch layouts. They arepretty much all different. This is linked to thefact that the arches were actually built to hold theroad up above – and the road was built in several stages.

King’s Road was first laid out in 1822. Arches were added each time that itwas widened until the project was completed in 1886. This is evidenced byfour distinct sections within the Palmers’ arch, and backed up by a carving ofthe number 44 – presumably an old door number – on the wall of the secondsection from the front.

The back of this particularly long arch features a door-sized alcove. I wasso curious about its purpose that I returned with my 30m tape measure tosee exactly where it was in relation to the road above. Diana and I measuredthe arch internally as 26.69m. We went straight up to the road above andwaited for a gap in the traffic to measure the distance from the railings on thepromenade to the buildings opposite. The reading was 26.80m. It isfascinating to think that the building in question, now home to The Ocean, wasonce directly connected to the beach through its basement. I wonder why thehole was filled in.

the back of the car as Idrive to school. I saythey play it. The Boyknows the rules,Youngest™ is simplyenjoying the chanting;I’m not sure he’s evenmaking the proper handmovements. I admirethe game’s circular armsrace; on face value, itturns choosing aweapon into some kindof circle of peace. All canbeat, all can be beaten.

When, last year, The Boy introduced arocket launcher, it felt that the game‘selegant balance had been skewed. In theback of the car today, he‘s introduced‘Wizard’ with additional ‘abracadabra‘flourish. This is at least a little bit moreambiguous than rocket launcher. After all, I’d fancy myself with a well-aimedrock against a wizard. (That is not a sentence I thought I’d ever type.)

Youngest™, who doesn’t always pronounce the first consonants of words,copies The Boy.

“Was that Wizard... or lizard?” says The Boy. “Lizard?” ventures Youngest™. “Well, I don’t know why you’re saying lizard, abracadabra” says The Boy.

“Lizards can’t do magic.” This is typical of The Boy. He is a stickler for factual accuracy. Especially

about something as factual as... er... a Wizard. The argument carries on. It’s a perfect example of the current state of play

between The Boy and Youngest™. A fun game that the Boy initiates with rules notproperly explained. Youngest™ thinking that it’s a wholly different game. Andthen both of them getting annoyed.

When these arguments happen, they’re hard to stop. On the one hand,Youngest™ is the... er... youngest. So I often tell off The Boy, on the basis that he’solder and must know better, although probably, it’s Youngest™ who’s got annoyedfor no particular reason.

“Stop winding me up” is a phrase that Youngest™ now says, because we say itto his brother. Youngest™ likes things in a specific way and sometimes The Boyjust doesn’t want to play that game. Normally, he’s quite accommodating; therewas a time when The Boy would ask: “Can I go to the loo?“ or “Is it okay if I moveto that seat?“ and either me or my wife would say “Of course you can” before werealised The Boy is not actually asking our permission, but Youngest™’s.

So we all know, when The Boy introduces a Wizard to the game of Rock, Paper,Scissors, that it’s a controversial moment. A potential source of conflict. Theuneasy truce is about to be broken.

My New Year’s resolution is to see more of my friends. As a mum it canbe hard to see friends regularly, I have a lot of my daughters’ friendsround for dinner, but they are six... Catching up with people (and not

on Facebook) went on the back burner for the last few years, especially withme often working weekends. So far this year I have met ten friends for tea andchewed the fat! Quite literally, as it turns out seeing friends is a cake-basedactivity. January’s shifting half a stone will be a year round affair, but hey – Iknow how my friends are and I found out without pressing ‘send’. I have alsoattended a baby shower (why didn't they have these when I was pregnant?),a 40th birthday party (okay, yes my own) and a funeral. I wouldn’t normallyrefer to a funeral as a social event, but I go out to so little events where I haveto talk to adults one to one, I’m including it. I tend to only go out if I’m DJ’ing.

Last year I realised this was a problem when I found myself at my daughter’sschool fete standing in a corner with headphones and mumbling to myself: “No, no requests!”. I need to reacquaint myself withadult conversation again.

At the funeral I shoved sausage rollsinto my mouth to stop myselfwailing endlessly. The funeral wasfor a friend who died on NewYear’s Eve, unexpectedly. Iawoke hungover on New Year’sDay to ‘happy 2013’ texts andone text letting me know shehad died (from a heart thing).Shocking, as she was only inher fifties, and she wasn’tsuffering an illness. When myfather died from cancer, it was agrief that starts from the day ofthe diagnosis. You have time towrestle with your grief and when thedeath occurs it feels different to this.This sudden death thing is hard,you still think of them as alive. Myfriend would often pop in on herway home from work for ‘a quickcatch up’. She would apologise shehadn’t been in touch for weekswhen actually she was better atkeeping in contact than manyfriends my own age. We’d swapstories and swap manicures forbabysitting! She was a kool lady (taken to the crematorium in a VW vaninstead of a hearse), she had lived an interesting life travelling and raisedfour children and I will miss her older wiser woman’s perspective on things.

When I last spoke to her, I turned her down for a cuppa as I was tired andsniffly... oh, it would have been the last time I saw her! My New Year’sresolution was already to make time for more of the people I care about, butthis has cemented it. Life is hectic but should include more time for humaninteractions. Not just declining Rihanna requests.

W hen Brand Vaughan launched its businessit created quite a buzz. In part due to theexperience of co-founders Jason Brand

and David Vaughan, but also for their boldbranding and striking Kemp Town Village office.Brand Vaughan went on to become a marketleader, particularly in Kemp Town, but also acrossthe rest of the city. Their confident approach toestate agency and their stylish branding certainlygathered attention, and in a very short time theybecame one of the most recognised agencies inthe property industry.

It was clear from the start that what reallymarked them out was a fresh approach to propertysales, they knew that if they were to make a markthey would have to offer something above andbeyond the competition – and this they did – allfrom their stylish but increasingly small office.Funnily enough, the restraints of that officeincreased their ambitions and in turn their success.So much so that in 2012 they won the PrestigiousSunday Times Gold Award for the Best Single OfficeEstate Agency in the South East, a much covetedaccolade and one they are duly proud of.

was one they were confident they couldoperate in with great success.

Their new Preston Park office isalready doing great business, andalthough it means they will not beeligible in the future for a Gold Award forBest Single Office there are plenty of

other categories that the team alreadyhave their sights set on.

Making a markSo what is it that marks out Brand Vaughan as abrand leader? From the start they knew the worthof traditional values, the qualities that mark outgood agents from those who are less good. Thingslike staying in touch, keeping clients fully in thepicture at all times. But any agency worth its salt would do this. Brand Vaughan wanted to andmanaged to bring added value to the service theyoffer to clients.

A year ago they underwent a re-launch with a bold new look but also with an exciting newpackage. They added to their existing services alist of new concepts that lifted their game more

than a notch or two. Firstly the new design, abright look that turned heads. They thenannounced that they would be using professionalwriters to create their details and brochures forthe properties that they would be representing.Not just those at the top end of the market butfrom the lower end up. It certainly made a hugedifference, gone was the tired agency jargon, nomore “benefitting from” and “in the much soughtafter...”. It was a new approach and a veryexciting one for vendors and buyers alike. Theyalso added a professional photographer to theteam, ensuring all of their properties were goingto look as good as possible. New for 2013 will bethe offer of professionally made and scripted,free video tours with great eye-catching graphicsand voice-over scripts, in addition to whichvendors will be asked to contribute the secretthat made them love their home.

Gone are the days of giving buyers a bland list ofingredients for a property, the Brand Vaughan wayis far more influenced by life-styleideals and a very personalisedapproach. It’s a concept that theyhave proved to work and one whichthey are continuing to develop nowthat they are dividing their servicesacross the two offices.
